I only have one thing to say to Land Bay...

Charlotte Higgs from the intermediary team deserves not only a pay rise, a promotion, and commendation, she also deserves the utmost recognition from her higher ups.

I've been a commercial broker for several years now and it's rare that I'll leave a review of a lenders services. However, it would be a grave injustice if I were not to leave a review of the ABSOLUTELY lovely experience that I've had from Charlotte today.

After being let down by another lender who sung their own praises about being "able to do the case" and "Yeah, sure no problems". Charlotte took the time to assess the case, speak with underwriting, explain what would be asked for and her product knowledge on the rates/requirements was bang on, she even informed me of the potential valuation data being slightly skewed due to recent refurbishment work on the property that I was discussing with her.

From initial guidance by Rahead Hussein BDM to tell us we could do this, through to the clear and efficient underwriting by David Francis (kudos David, you were a pleasure to work with), ending up with a really happy portfolio landlord client; I have to say this organisation is great to work with!

Placed a deal with them (Ltd Co HMO BTL) for my clients which all went very smoothly. Was able to communicate directly with the underwriter, which speeds things up no end. Instructions from my broker contact re how to submit the case were all very clear. Very good and on the ball throughout.

It was an easy process and Landbay are a lender I would use again.

Absolutely the worst lender I have ever dealt with. My experience with Landbay Mortgages has been nothing short of a nightmare. Initially, I was on a fixed-rate mortgage, which suddenly switched to a floating rate without proper notice, effectively doubling my mortgage payments. The new rate was so exorbitant that I had to negotiate a payment plan just to manage the skyrocketing costs.

The ordeal didn't stop there. After enduring months of delays because they kept requesting additional documents, the head underwriter finally approved my new mortgage. However, just when I thought the nightmare was over, they pulled the new mortgage offer without any valid reason. This happened after they had dragged the process out long enough to push me into arrears and force me into a payment plan under the oppressive floating rate.

Landbay Mortgages' incompetence and unscrupulous practices are appalling. They have no regard for their clients' financial stability and seem to thrive on creating distress. Their constant delays, changing terms, and ultimate withdrawal of the approved mortgage demonstrate a complete lack of professionalism and reliability. I urge anyone considering Landbay Mortgages to steer clear and find a more trustworthy lender. This company is an absolute disaster and will only lead you into financial ruin. Avoid at all costs.
