I rarely leave reviews, but this one is fully deserved.

I recently placed a particularly challenging first-time buyer case at 95% LTV with Vida Homeloans, and their approach was nothing short of exceptional. The case involved multiple adverse credit issues on both applicants, including CCJs, defaults, missed payments, and very recent status issues. On top of that, the main applicant was self-employed with just 1 year’s history, and the latest tax return only reflected around 6 months of income due to the timing of the business start. Affordability worked, but it was undeniably tight.

Where many lenders would have declined this outright, Vida’s underwriters took a true common-sense and case-by-case approach. They looked beyond the surface numbers, understood that the income trajectory was stronger than the accounts initially suggested, and took the time to properly assess the context behind the adverse credit, recognising it as a one-off situation rather than ongoing behaviour.

The outcome? A successful offer on a case that genuinely meant everything to the clients. They were overwhelmed, I had them on the phone shouting and in tears, thanking me for making it happen. That doesn’t happen without a lender willing to look at the full picture.

What stands out about Vida is that they are fair and consistent. They don’t say yes to everything, I’ve had declines from them before, but when a case makes sense, no matter how complex, they will give it proper consideration and support it where they can.

They’ve helped me deliver for clients more than once, and they are without doubt one of my go-to lenders for complex cases.

The team at Vida have been absolutely exceptional. I have been an IFA for nearly 30 years and the service we received from Vida on an application that we recently submitted and that has Offered has been nothing short of excellent. The case was not the most straight forward with some complications around the property valuation but Bethan Phillips was a super star on the case from start to finish.
