First time letter and literally had no idea of the processes or even where to start. Rich has been unbelievably helpful getting the journey started and Annabelle has been very kind answering my very incessant emails since the flat has been rented.

If I could give them 0 stars I would
If I could give them less I would!
Moving into a flat with no hot water -it has taken 5 months and still not fixed. I have to boil my kettle to have a bath or wash up which is costing us loads of money in electric.
Staff do not communicate with each other there turnover rate is awful for new property managers every month ... i wonder why.
Forget to do things all the time like email you back or read email chains before reaching out!
And they bribe new tenets to make a good review for an Amazon voucher you do not receive!
If you see any 5-star review they have been paid for its just a front !

Fantastic service, would thoroughly recommend.
Once we had noted our interest in the rental property we were quickly given a viewing slot. Annabelle arrived promptly and answered every question we had about the property and details of the tenancy. Once approved, the referencing process overseen by Leena has been efficient and stress free. I would recommend The Letting Game (Henleaze) to anyone looking for properties in Bristol, Thanks again.

TERRIBLE COMPANY DON'T EVEN WASTE YOUR TIME, MONEY OR SANITY AND WELLBEING ON THEM!
I don't even know where to begin with this review and this terrible company - they really live up to their name by calling themselves 'letting game' because all they do is play games with tenants.
Firstly, the house was a complete health hazard - mould EVERYWHERE resulting in tenants constantly being ill, a football sized hole IN THE KITCHEN which we repeatedly had to avoid to prevent us from breaking if not spraining an ankle, which the letting game never even bothered to repair despite us practically begging them to repair it for 12 months.
The landlord and letting game were honestly incapable of sorting out the simplest of things wrong with this house such as replacing a light fitting due to the inside being exposed (again a hazard), putting door handles of door because for some reason some doors didn't even have door handles, putting up curtain as numerous rooms didn't even have curtain, waste was left in the garden from previous tenants 3 years ago which they refused to remove and then later charged us for this when we moved out.
Kieran was meant to be the first port of call but he was never reachable for some reason or his phone was always off, meaning we would have to leave constant messages for him which they never even replied to, along with the copious amounts of emails that he would just ignore regarding requesting repairs to be done in the property.
Even after reporting the landlord to the council, the letting game were still refusing to carry out essential repairs to make the property inhabitable.
For the whole year they didn't bother to carry out repairs, refused to reply to any of the tenants and now we are paying the price in deductions for their inability to do their jobs properly, i've honestly never experienced anything like it.
Me along with my other 5 housemates definitely wont be going with letting game again, and i'll inform people to avoid the letting game unless they want to live in a health hazard of a property and have property managers who are incapable of doing their job properly.

Thanks for taking the time to write us a review. We’re sorry your experience hasn’t been a good one. When instructing repairs and maintenance we must get landlord approval to go ahead. For this property they wanted to undertake the work themselves therefore we did not have the permission to use our own contractors. To touch on the mentioned hole, a temporary fix was made to make it safer, however the landlord wanted to do the full repair when the property was vacant. The deductions are also agreed with the landlord before being put forward, there is a process which we will happily help you with if you wish to dispute. We apologise if the communication could have been better and will provide that feedback to our Head of Property Management.

Exploitive, extortionist and useless
Absolutely do not rent from the letting game. We arrived to move in and the third party inventory man told us the house was not in a habitable state and that the landlord or agency hadn’t completed any of the necessary works between tenants.
We arrived to a house with no functioning oven (glass on the oven door was shattered), all the appliances (fridges, freezers, washing machines etc) not installed and just sat in one of the bedrooms as well as mouldy walls and curtains and paint peeling off the walls.
One month on and our showers still leak into the kitchen (rendering them unusable as it is causing structural damage to the house), our back door is still a security risk, curtains are still mouldy with over half the rooms not even having curtain rails installed (I could go on but I’d be typing for hours).
We are paying £3,750 a month for a house that isn’t in a fit state to live in with no promising signs of speedy repairs.
(Edit RE the letting game’s response: The oven was not replaced the day we moved in, it took 3 days for us to get a functional oven. To claim otherwise is a bold faced lie. The agency was made aware of the majority of the issues 2 weeks before we moved in, however the inventory man said nothing but the kitchen floor had been repaired, they broke our tenancy contract the second they handed us the keys to the house. I think a month and 2 weeks for a “professional” agency to restore the house to a habitable state is perfectly reasonable. Utterly incompetent and frankly disrespectful to publicly lie in an attempt to save face.)

Hi Jack - Thanks for taking the time to write this review. We’re sorry that the property was not in the condition you were expecting and can understand your frustrations. All maintenance requirements post the previous tenant were being reviewed by the landlord and undertaken by his own contractors. Clearly, there were a number of issues raised on day 1, including cooking and washing facilities - we were able to get the landlord’s contractor to ensure those in particular were usable that day. The plumbing-related issues were not known by ourselves until you raised them, as soon as you raised the issues we provided quotes to the landlord, who then wanted his own plumber to quote. This additional quote has been provided to the landlord and we’re awaiting approval (which we’re chasing.) All work has to be approved by the landlord before it can commence, and Kieran is seeking their support to resolve any remaining issues.
Once again we apologise and will continue to work with yourself and the landlord to resolve these issues.
