I am one of the directors of the residents association on Burket Close the estate that is managed by Pearl.
Since being appointed Pearl has been responsive to our needs, and available at our beck and call.
They respond very promptly and will arrange immediately for external engineers and what such to take care of our needs.
And all the while keeping our charges constant from the previous company that managed our estate before.
I have found them to be very good.
However there are a small handful of persons\properties on the estate who are very unhappy due to the below.

Cockroach infestation - Pearl has arranged for cleaning and disinfestation of the common areas. If people have dirty flats the infestation will simply come back. Pearl cannot go inside individual flats and clean them all. People need to understand this simple fact.

Parking Management - the majority of the estate has voted not to have parking enforcement. This has not pleased certain persons and they continue to blame Pearl.

CCTV - the freeholder does not give permission for an installation. At extra cost and costs for the running of the system are also to be considered estate wide if we do get permission. A small amount of persons think this is a magic bullet. Again Pearly Property are not responsible for the decision.

Rubbish dumping - certain individuals think nothing of dumping large item such as fridges in the common area, and expect them to be taken away. We live with people who are inconsiderate to our neighbours. Again Pearl Property cannot be blamed.

Gardening - the gardeners do a very good job. To say otherwise is a direct insult to them. If you visit our property, you can see they have done a good job. A handful of person are still not pleased and they may want the gardening team there 24/7 without paying for them. And they blame Pearl.

There are 167 properties on our estate. A handful appear to be unhappy no matter what.

Their contractor came and took over sons cycle without even giving me any prior notice. Bicycle was gifted to my son by his grandmother on his 6th birthday on Sunday 30th August,2026. The price of the bicycle was £96.55 and when I called pearl proprty partner where a disgusting unprofessional person answered the phone asked me for £100 + vat to get the bike back. I also called my estate agent. This is not a place to live luckily we are moving out on 22nd from this hell

This company is ruling Burket close horribly without leaseholders consent. 3 directors including the one who posted his review on Trustpilot consistently avoiding AGM for past 17 months, 3 written timelines were provided Via E-mail but still nothing happened. In start this company approached leaseholders individually to support them (Video Saved for safety).We are now finally united to take a legal action against them as 57 leaseholders do not want this company at Burket Close. I called the main director to handover the leseholders signed documentation and as expected he is now in Holland for 3 weeks.This is an absolute Joke a person who doesn’t even available at the site is not stepping down as Volunteer director for past 10 years and there was no one to ask him any questions? Furthermore Pearl property partner is managed mainly by 3 people Juber,Mostafa and Naqeeb who were working as employees with Crabtree a company whicb managed the site for several years. These 3 resigned form Crabtree set up their own company within a month and took over Burket close with the help of 3 volunteers directors.

Pearl took over our site in January and we have seen a drastic improvement in communication and customer service.

I called them today to fix lock and door bell intercom and they asked me for money.Digusting company I asked directors to call AGM and they said no more AGMs and we are not stepping down as volunteer directors.i am living here for 6 years I am 66 years physically disabled.my care worker and social worker have lodged an official complaint about cleaning standards last week too

The team have always been very professional and easy to get hold of which is refreshing change to what we were used to. Highly recommended !

I am a resident on an estate managed by Pearl Property Partners, and unfortunately I am not satisfied with the service provided. We currently have a serious infestation of cockroaches and mice, which has been affecting the outside communal areas of the flats. Despite reporting this, the issue has not been resolved, and it continues to spread. This is a health and safety concern for all residents.

There is also a complete lack of proper parking control. Untaxed vehicles are left on pavements, blocking access for prams and wheelchairs, and cars belonging to people who do not live here are allowed to park on the estate. This makes the area feel unmanaged and unsafe.

For the amount we pay in service charges, the level of service does not match. We do not have CCTV, proper gardening, or effective estate rules being enforced, yet the charges remain high. As a resident, I expect basic maintenance, communication, and action — none of which are being delivered.

I hope the company takes these issues seriously and finally provides the level of management we are paying for.

I write this reveiw as one of the directors of a delevopment the Pearl Manages .
I have been the Director of this Devolepment for more than 10 years . In the past the worse thing for developments for our size 169 units , is the constant changing of Property manargers within a management company .
Pearl has brought stabilty and much better service for most residents . unfortunately it is impossible to keep everyone happy on a development of this size.
Pearl does whats asked from the directors to the letter no issues , they are the best management company I have worked with ever !
Pearl is very reponsive and addreses all issues with a quick reponse although a minor few never stop complaining to pearls replys

Have two properties managed by Pearl. Have never experienced any problems with them and all problems are rectified immediately.

Pearl have been appointed with us for a year now. And we found the lads there to be extremely responsive to our needs, and almost at our beck and call. Their proactive management is also very good and best in class. I thoroughly recommend them.

Excellent customer services provided and any issues in the state are resolved immediately.

Absolutely disappointed at reaction to the problem of the infestation of cockroaches after reporting this over 6 weeks ago were it had spread to our dustbin area .
An email was then sent to all the owners and leaseholders about how to behave in your property how to keep your place clean and what action to take, if action was taken sooner by the property management and emailing in the 1st week this may of prevented the spread.
The problems don't stop there we have untaxed vehicle's on on road parked up on pavements blocking prams and wheelchairs which is illegal they also allow vehicle's park here on a private estate who don't live here .

They won't let us have CCTV or have a gated estate while allowing people to dump rubbish in bins we pay to empty of all over the floor, living here gas become a nightmare, when you pay over 2.500 in service charges with no lift no CCTV no proper gardening and it being gated you wonder why its so high.

Leaseholders raised concerns about the ongoing cockroach infestation in the site managed by Pearl Property Partners. It is extremely worrying that, despite repeated reports — including the first incident flagged by the gardeners and follow‑up emails — no meaningful action has been taken by Pearl Property Partners.

It appears that the only response so far has been to obtain quotes, including one reportedly around £1,200 to be charged to flat owners. At no point, were residents/leaseholders/freeholders notified or warned about the infestation, which is unacceptable given the health risks involved.

The lack of urgency and communication by Pearl Property Partners has left me stressed and deeply concerned. Cockroaches spread quickly, and simply “sitting on” a Rentokil quote will not resolve the problem. If this situation continues and the health of residents are affected as a result of their inaction, then some may choose to pursue legal action.

Residents deserve transparency, prompt intervention, and basic safeguarding of our living environment — none of which have been provided by Pearl Property Partners yet they justify their claims to the high service charges.

This company works really hard to ensure that property is managed with high standards.

Pearl Property Partners has been an unsupportive management company for Burket Close. The site is frequently left in an unacceptable condition, with litter and poor overall upkeep. Despite increasing service charges in the budget, management standards have not improved and fall well below residents' reasonable expectations. Furthermore, it is concerning that there appears to be little independent oversight or accountability, making it difficult for residents to raise complaints and have them addressed effectively. They are just as bad as the previous management company Crabtree.

Pearl Property Partners have made a positive change to our site. The site has been neglected with poor management previously however Pearl Property Partners really turned around our site and I can finally say it is a pleasant place to live. Highly recommend using them as an management agent
