I wouldn't trust my vacation rental to…

I wouldn't trust my vacation rental to anyone but Proper Insurance. They specialize in this type of insurance and make sure that we have the proper coverage. And over the years our Agent, Cade Bachman, has continue to serve us personally. I absolutely feel we are in good hands!

Proper Insurance is the way to go for short term rentals coverage

If you are in the short term rental business then Proper Insurance is the way to go. Most personal property as well as commercial carriers are clueless of the nuances when it comes to short term rentals that are often a hybrid of personal and commercial The standard coverage offered by either sector is likely to come up short should you ever need to make a claim. The staff at Proper not only know the ropes but are very proactive in guiding short term rental operators around the risks that are unique to this business. If that were not enough, should you need to make a claim, expect a very proactive and helpful response. Taylor M Stult with their account management team and Matthew Stewart with their claims management have been amazing.

Useless insurance for Airbnb business with a condo

If you have a condo unit in the southern coastal line area with hurricanes, doesn't use this insurance company. We can't fire a claim for lose of rental income due to hurricane Debby that hit our area and the guests cancelled the booking, even though there is a clause for that. They showed us another clause that nullifies it due a condition we condo owners have it covered with our master insurance. Just get a regular condo insurance.

Update after the company reply, 9/28/2024

You should explain this to me when you sold the policy to me. The agent made a convincing argument with this. In any case your policy is useless to us.

We're sorry to hear that you're disappointed with the outcome of your claim. We understand how frustrating it can be when an incident falls under an exclusion in your policy. We take negative reviews seriously and as such always want to provide context to the situation. Business Revenue is a key component of our policy and is built to respond in the event of a ‘covered cause of loss’. Considering this was due to Hurricane Debby, and you elected to purchase the policy excluding wind/hurricane, there is no applicable coverage. To further add context, standard insurance form language also includes exclusions around “Loss of Market”. If there is no property damage due to a covered cause of loss, and guest cancels their trip due to weather conditions, there is no coverage for Loss of Income/Rents as this falls under the Loss of Market exclusion. Similar case examples would also be red tide, forest fire smoke, cancellation due to illness, etc. This would fall on travel insurance to repay the traveler for their canceled trip allowing the host of the short-term rental to retain money from the reservation.

Don’t trust them!

They didn’t send the proper documentation to my mortgage lender for proof of insurance. The mortgage lender contacted me and said that they had called multiple times and reached out via other communication methods and did not receive a response back. I called and also could not reach someone at the company that could help, just an answering service…during their business hours.

I reached out via email and they were very confused by this and defensive about having shared proof of insurance. The mortgage lender contacted me and sent written letters in the mail alerting me that the proof of insurance wasn’t provided. So, if the mortgage lender is saying that they need the proof of insurance, why did Proper just want to argue with me and not just send the proof of insurance again? It was pretty easy to solve once I did the work. I sent the documents myself and the mortgage lender replied with a confirmation of receipt. I asked for their confirmation of receipt and they just sent a fax report showing that they sent something to someone in July, which isn’t at all a confirmation of receipt from the mortgage lender. I have this document when I sent it but Proper just wanted to argue and act confused without taking any action…such as resending it.

Update: An employee that I’m not usually working with emailed me that they are cancelling my policy after this review published, backdating to when my review was published, when I’ve clearly communicated that I am still working on the new policies with another provider.

I had called the lender at the end of July and they confirmed that they still did not have proof of insurance from Proper. I sent proof of insurance on 8/1 and the lender processed it, sent me confirmation and paid Proper. Proper says they sent proof of insurance. Something went wrong and they didn’t make sure it processed successfully. It was pretty easy but the issue became more clear when speaking with them. Very argumentative and defensive without just contacting the lender and resolving the issue. Makes me really wonder how ethical and competent the claims department is.

Steven we are saddened to see a negative review from a multiyear client like yourself. The confusion on our end comes from the claim that we did not provide appropiate documentation to your lender on the insurance policy renewal. On 07/02/2024 we sent proof of insurance and the invoice for the renewal premium to your lender. On 08/02/2024 the lender provided payment for the renewal premium via escrow. Since they paid the premium based on the provided invoice in July, it means they received the proof of coverage.

Additionally, this invoice was not sent until you had wrapped up the pre-renewal items and adjustments to your limits of insurance.

Again we are saddened by the negative review here however we must defend our position in that all items required by the Department of Insurance and your lender were handled in a timely manner.

By far the easiest and most…

By far the easiest and most straight-forward claims process I've ever experienced. We had to file a claim when a guest brought bed bugs into our Airbnb rental (ugh), and Proper was SO easy to deal with. You always talk to actual humans, the process is super straightforward, and the whole thing was just very quick and painless. I especially appreciated our adjuster Harold; he was a pleasure to work with and got things done professionally and quickly, and with a delightful attitude. Highly recommend!

Excellent customer service and policy

Harold Helt of Proper Insurance was my adjuster for a property and loss of business income claim. He contacted me within 24 hours of my initial report of the loss, provided clear information on how to proceed, and processed my report and receipts without delay. All while maintaining regular communication with me about the status of the claim.

Excellent service, excellent communication. I'm very happy with my Proper Insurance policy, and have been a client for years. Thanks again.
