STR insurance that's actually there when you need them most!

As a short-term rental owner, I initially hesitated to pay a much higher premium for Proper Insurance compared to other quotes I received. But after experiencing a guest-related property incident, I can confidently say—it’s worth every single penny.

When a group of guests accidentally burned down our sauna, we were overwhelmed and unsure how we would recover from the loss, both financially and operationally. Enter Proper Insurance. Their claims process was incredibly efficient, compassionate, and stress-free. From the moment we filed the claim, our dedicated claim manager Matthew made everything smooth—communicating clearly, checking in regularly, and guiding us through the process with empathy and professionalism.

Within two weeks, our claim was resolved, and we received reimbursement to purchase a brand new sauna. On top of that, Proper is covering the loss of rental income during the downtime before our sauna is back up and running.

The biggest blessing of this entire incident? That we invested in Proper Insurance. I can’t imagine another company stepping up like they did. Proper has earned a #1 fan in me, and I’ll be recommending them to every fellow STR owner I know.

If you truly want to protect your short-term rental business, don’t cut corners when it comes to insurance. Get Proper. They are actually there when you need them most.

I was in a bind as a lesser insurance…

I was in a bind as a lesser insurance company told me that I had an active policy and then cancelled the night before my first guest arrives. Proper came to the rescue with a fair policy and great customer service, something that is is in short supply these days. Highly recommend.

amazing service

You always get home insurance hoping you'll never have to use it. In our first year of owning a STR, we experienced moisture damage in our historic home. I want to thank Zach at Proper for being beyond helpful with our claim. Every time we asked for support, he provided above and beyond what we expected. Before we finished our first claim, another issue popped up and we were so much less stressed knowing we had Proper on our team. Both issues resolved and in the end our property is fixed up better than it was before, leaving our home worth more than when we started. I'll always recommend Proper.

I can’t say enough good things about my experience working with Elizabeth Young at Proper Insurance. She was responsive, professional, and incredibly helpful throughout the entire claims process.

What stood out most was how easy she made what could’ve been a stressful situation. She explained everything clearly, followed up promptly, and treated my concerns like they actually mattered. It’s rare to find that level of care and attention—especially in insurance.

Stay away from this company

Stay away from this company. A total scam. They will collect high insurance premiums and when something unexpected and terrible happens and you file a claim they will give you all sorts of reasons how the policy doesn't cover anything, even though there is clear storm damage. They will pull some obscure passage from the policy on why it's not covered.

Chad martin and Proper Insurance Rock!

I want to take this opportunity to thank Chad Martin and the team at Proper Insurance for doing a super job to help rebuild hurricane damaged property in North Carolina. Mr. Martin, who is a Senior Claims Specialist, was particularly knowledgeable and helpful with all aspects of the claim. He quickly learned about the condition of the property and what was needed to rebuild and stood by us the entire time to make sure the job was done right.
Chad Martin was also available whenever I had a question and very easy and pleasant to speak with. Although many insurance companies have a bad reputation, our experience with Proper and Mr. Martin has been just the opposite – thanks so much for everything Chad and team!

Proper insurance has recently gone…

Proper insurance has recently gone downhill in my opinion. They seem to be majorly price gauging, for one, get a second opinion! Ask AI to list all of the other STR insurance providers in your area. You’ll save thousands! Just know that if you sign up with Proper and decide to switch companies later it’s nearly impossible due to inefficiency or flat out ill-intentions, I don’t know. We went through all of the steps to terminate our policy - ad nauseam - and communicated with multiple employees who verified our request was received and the policy would not renew. Yet no one did their job right to officially stop the renewal payment from automatically coming out of the mortgage escrow account. It’s so infuriating to now have to spend God only knows how many hours of my life getting an obscene amount of money back from their underwriter Lloyd’s of London. I have hard evidence of my request to terminate the policy, well in advance of the billing and expiration date. So, I’ll update the results here when swimming through the red tape and then waiting on the refund check is finally over. Fun times. Choose wisely.

Horrible claims experience

Horrible claims experience. They take forever to settle claims. Their settlement offers are always drastically low. They profit from delay, deny, and defame tactics. Their in house claims supervisor just tries to intimidate you to deny your claim or make you settle for less!

Extremely pleased

I have been extremely pleased with my home insurance through Proper. When a burst pipe ruined my basement and forced me to shut down my airbnb, the team at Proper was ready to help at every turn. The coverage is excellent and the customer service top notch. Highly recommend.

Short Term Rental Insurance experience was great!

I received outstanding service when purchasing short term rental insurance from Proper. I want to acknowledge and thank Cade Bachman for his outstanding service! I deal with a lot of insurance agents, brokers, and account managers and most do not provide the level of service that I received from him. I appreciate his knowledge, attention to detail and thoroughness!
This is one of the few times, I have received insurance declarations and certificates that were 100% correct!

I couldn’t get swimming pool insurance…

I couldn’t get swimming pool insurance from any traditional insurance companies. I found this company and submitted a quote, the next day I received a call from a wonderful woman named Sydney Daub. She was so kind, helpful and she knew her stuff! She answered all my questions and made me feel comfortable and confident in doing business with Proper Insurance.

Denied my claim

I was a Proper Insurance customer for over 12 months paying $100/month for my airbnb business. The website and sales rep stated that they cover revenue loss if something in your property gets damaged. My AC unit broke and was out of business for a few weeks since it was record high heat in california during the time. They denied my claim over a technicality of how the ac unit broke. Scam artists, just like the rest of the insurance industry. Stay away at all cost

While we are not sure the extent of the details on the claim as we are not able to locate an account in our system under this name, it is a common misconception that insurance policies will pay for wear/tear and mechanical failure. In some cases, clients opt to purchase equipment breakdown coverage which still has exclusions through the carrier. Dependent on the findings of an independent technician, we can only figure that the reason for the failure for A/C unit was not a covered loss. One commonly reported item is loss of refrigerant or pin hole leaks in the compressor coils. This is wear and tear which is not covered by any insurance. Please also note Proper Insurance is not the carrier that’s makes a coverage decision, we are an agency selling a policy. Proper Insurance: the best for STR

Proper Insurance has been super easy to deal with in the aftermath of hurricane helene that caused serious damage to my property in hendersonville, north carolina. I want in particular give recognition to my claims specialist Chad Martin - he was professional, setting expectations, walked me through clearly how to go about my claim, and moved quickly (which is something we all don't expect going through this process!).

If you have a STR and want commercial insurance look no further than Proper.
