The residence complain constantly…

This service is not a service the residents cannot get anything for our money the put up the charges but nothing for it we have had parking issues for months but instead of them doing something about it nothing is done the only time you hear anything is when they want their money and to list the things you should not be doing every email you send with an issue is ignored the management team need replacing as owners well some of us have just had enough now to you at pinnacle listen to your tenants we have had enough.

Thieves

Thieves, because you cannot avoid signing into a contract with them if you want a newbuild home, they constantly raise the price. Rude, threatening junior management. You ask to speak to senior management and get no reply. You tell them you are not happy and they just say well we think everything is fine. If you could get a zero I would give a zero. Our site are looking to get them removed through a majority vote, I urge you all to do the same.

(46%) 16% annual service charge increases…

3x 16% annual service charge increases over the last 3 years. Convoluted and unclear advice as to why there are these huge charge increases each year. Have resorted to 'The Property Ombundsman' who shares my concern and are looking into the matter. Please avoid at all costs and questions all 'price' increases. Do use the Ombundsman this company is well known to them and they will help.

extremely poor service avoid at all costs

Where do I start ....if I could have given a minus star rating I would have. Pinnacle were managing my flats and the estate car park for many years. When I say manage, that is a contradiction of terms. They failed to comply with Fire Safety Legislation, they failed to keep proper records, they failed to adhere to service charge accounts rules.... the list goes on. All of the above failures they acknowledged and in fact refunded three years worth of management fees. They no linger manage the development thank goodness and I will NEVER recommend this company. However, if you have an issue with them first of all take some advice from the Leasehold Advisory Service, then speak to the Independent Peoperty Ombudsman. Do not waste your time speaking with ARMA who are one of their governing bodies as they push you back to the Ombudsman....My advise is all go to the top, its easy to find the top people by searching Companies House...its free and then you can work out how to email the CEO.... I think this company gives other Property Management Companies a bad name. There are good management companies out there....but Pinnacle Property Management are not one of those good companies......

Terrible Service all around

Terrible Service all round

Money grabbing, unprofessional and incompetent staff.

I would however like to mention that Karen from the Credit Control team was extremely helpful.

The property management company…

The property management company handling our ongoing cladding issues, Pinnacle have blocked progress and continue to send out indecipherable and incomplete communications. It's increasingly apparent that they are using this awful circumstance to squeeze as much money out of leaseholders as possible. Awful customer service and terrible lack of organisation, on top of that.

Cash Only at Walmart
Despite the lease they had us sign our (explicitly listing online payments as an acceptable form of rent pay) leasing office has stopped accepting any payments online/in person/in any form other than through Walmart WIPS Kiosks with an added "convenience" fee or by paying for a money order through a third party. None of this was mentioned in the lease or when told to us when we went in person to sign it.

Absolute daylight robbery

Absolute daylight robbery! Scandalous what they and Notting Hill Genesis are getting away with. Avoid at all costs. Service charge of £2000 a year for no concierge, no facilities yet this is apparently normal.

Do have to rate them

Do have to rate them, my actual preference would be 0...

I'm forced to pay a service charge for communal & garden maintenance, what a joke between pinnacle and my landlord midland heart(less), I have complained to my landlord 10 times in the past 10 weeks in regards to no maintenance since May 2020, where they only cut the grass. The garden is now very overgrown and now overrun by cats, I spoke with midland heart(less) today to be told, my garden was attended to yesterday 12th August 2020, and because someone called Paul told them this they took it as gospel, even after I repeated myself 3 times letting her know that maybe Paul was lying 🤥... I just said "I must be looking at the wrong garden" cause the one I'm looking at still looks the same a It did 2 days ago.... Please midland heart(less) bring back OAKLEAF..... please...

Criminal

Awful. Overpriced, evasive, lazy and dishonest.

It has been 2 years since our last AGM and despite several requests it has been denied again.

I pay almost £200 a month for a 1 bed flat. We have no facilities which you would expect to require any specialist or excessively expensive care. Just a small block of flats with simple communal garden. Outrageous and it is a major factor which has prompted me to move home.

I have been prised out of my home.

I wish I had known when I purchased my…

I wish I had known when I purchased my house that Pinnacle would be taking over the maintenance of the estate. The process has been awful, the staff are rude and unhelpful and they should not be trusted. This industry should be regulated.

Michael Stuart Moore the owner is a racist thug

On the fourth day of the let nr Maidenhead Berks, Mr Moore the Pinnacle CEO arrived at the property at 10.45h at night, walked into the property without invitation and racially abused my friend saying (inter alia) that my friend was not the type they wanted to live in the village. My friend's parents are high risk Covid (in their 80s) and I had to give my friend shelter. Under Moore's hand also, £260 was deducted from his deposit money for "cleaning" plus £75 for damage to a table. My friend had stayed in the flat for only 2 hours or so over 4 days. He never got an inventory pre or post the 4 day tenancy. Moore's wife run's Premier Ground Rents, a company responsible for inventories and another company in a property empire run by her millionaire husband and thug of which he is also a Companies Act director. Do not touch this thug check any tenancy thay you many be considering in the Berkshire area for sure

Don't Rent here, its terrible

Terrible, I live in Las Cruces, New Mexico and they are about the worst people to deal with. The apartments I live in are off Majestic Ridge and it has Rats, ants and roaches, they fix things only if they have too. The carpets are old and they will show you a newly remodeled apartment and what you get a dirty one with lots of defects. The noise is awful since they rent to students and most of them have cats and dogs, even thou the lease says no pets. Even if you report it they still do nothing about it. So, your paying the same amount of rent as the cheaters. In addition, And, since a lot of the people here smoke Pot and cigarettes if your a non smoker your apartment smells like hell! I am sorry that I rented here. I asked them to replace the floor title and they said they are going up the rent if they replace the ugly title that is over used and damaged. Really a bunch of money hungry people wanting to take advantage of the poor.

This is the worst property management

This is the worst property management, their customer service is non-existent their property maintenance is non-existent some of Pinnacle managers are extremely rude and unprofessional. They're only interested in making as much money as they can, regardless of residence health and safety, they're an absolute disgrace.

Worst Management Company Ever

This has to be the worst property management company I’ve ever dealt with. Pinnacle is the management company for the building I currently live in, The Walkway. Not only did they promise us happy hours and hosted breakfast weekly. We have also had our hot tub under construction all summer. They have changed our buildings office staff about 10 times in a year. They over promised the amenities of the building to get us to sign a lease. We have had 3 happy hours and two pool parties that we’re open to the public, several security issues with people coming in off of the streets and vandalizing our property. Then to top it off they towed my scooter out of the garage when I was out of town. They claimed they didn’t know it was mine. They said it was illegally parked. It was parked on the 1st level of the garage that is contracted out to Denison Parking INC. It was parked off to the side not in a parking spot or in the way of anyone coming and going. Picture below. Denison reached out to the management of my building to see if the scooter belonged to anyone in the building. They replied that they were unsure. They constantly send out emails to us regarding other issues in the building but for some reason decided not to send an email out to the residents that live in building asking if any of the vehicles they were trying to tow belonged to any of the residents. For three weeks I asked them to help find my scooter and we got nowhere. Once I actually got involved I figured out that my scooter had been towed and impounded by Bobby and Steve’s. Now they’re asking me to purchase my scooter back from them and are not taking any responsibility for the matter. I pay monthly for a parking spot for my scooter and have a fob designated to it for access to the garage. On several different occasions multiple residents have had issues with their fobs not working to let them in to the lower level residents garage. In this case generally they park on the first floor. To wrap this review up I did reach out to the people who own our building and they assured me that things would be taken care of. Rebecca Riddering is our regional property manager and she is extremely rude. I asked them to take care of this and return the scooter. They are leaving it up to me to purchase it back and pick it up. I will be suing them and all involved.

A bullying, threatening company

A bad company. I am the unfortunate victim of their 'management' services, and they give very little for their high charges. Much of the charges goes on "management costs".

They sent me a nasty letter threatening me with extra administration charges for being late to pay, when I had paid them by the required date. They didn't even bother to check for my payment before sending the letter with threats ON THAT SAME DAY THEY HAD REQUESTED PAYMENT BY, AND RECEIVED MY MONEY! The cheek of it.

They are very foolish to threaten and harass and bully good payerswhen there are so many bad and non-payers they could usefully be chasing instead.

A nasty, bullying, threatening company you'd be wise to avoid at all costs if you have the chance to.

AVOID!
