Terrible management company
I don’t know where to begin with my frustration with Pinnacle. Just trying to contact them is hard work, they never answer their phone. Eventually when they reply back to an email they are extremely rude. They never resolve issues, instead they make excuses to delay resolving. The service charge keeps increasing yet barely any maintenance is carried out. The grass is overgrown, the plants are dead and look terrible, the fence in the back garden is broken and our security gate is always faulty. The frustration is that when we politely email them for help they are so aggressive but i am so once they read this review they will instantly reply. Terrible company! I would not recommend them.
Useless management company
How is this company even operating, useless staff never reply to emails and just increasing prices. Property management companies need to be governed and have a policy on they treat leaseholders

This company insists on trying to bill every house in a 400 house estate over £120 each, a year! to cut a piece of grass that is less than half the size of a football pitchand!

Avoid, avoid, avoid
I have to agree with the negative reviews. I am currently waiting to view invoices and receipts for the previous year. The request was submitted to my housing association on 6 March 2023. Despite there being a legal requirement for this information to be made available within 1 month my HA is still chasing Pinnacle for the information. We have had work done that is substandard and been overcharged for it. We have just been charged £254 (exc VAT) for someone to attach a door handle that does not work properly. Not even an emergency locksmith charges that much. We have been charged at least £100 over the going rate. There is no incentive for Pinnacle to keep charges reasonable as their fees are based on a percentage of overall spend. So cowboy contractors overcharging and Pinnacle profiteering. No wonder they are stalling in providing evidence of the costs they have passed on to residents.
Scam artists
This “property management” company is a scam, a way of collecting money from residents and not providing good service. Constantly met with excuses and delays. Service charges going up for what?! Completely unacceptable
UNACCEPTABLE
Having been asked via text message phone call and email there MUST be an adult to remain at my property for an overdue Gas safety inspection between the hours of 8am and 8pm YES A 12 HOUR WINDOW I waited in for that duration on the date they asked for nobody to show up and no communication from any engineer to make me aware needless to say I wasn't happy and I will not be waiting again all day for them to potentially be a no show again UNACCEPTABLE 😡

This is 2 time I write review Annette Richter is refusing to answer any e mails she said last Friday that she was gooing to bring the broken solar lights personally and she had them eakhurst broke them with there lawnmowers but she never showed up or communicated when she was gooing to come well this is not the first time I had issues with her she has excuses for everything we are sick of Annette richner or the HOA we pay good money every month a little service would be app but none from here
Fraudsters and cowboys
This is not a property management company. They are a group of people collecting cash from residents operating under the guise of a property management company.
They seldom respond to emails other than to say: “We will respond to your emails in 3 days”. Staff are trained to provide excuses for delays and work on site is never completed.
Until the directors are imprisoned or investigated the company will continue to operate and scam members of the public.
If these people are in charge of your property, please seek legal consultation to get them removed as soon as possible.
Very bad company
Very bad communication, useless company, bad maintenance service for Army houses.. Pinnacle has no interest, so many canceled appointments (2-3 times is normal for them).. This company should stop doing this silly job for Army families.
Pinnacle is a disgrace
Pinnacle is the worst company that you can have as a management company, do not be fooled by their initial niceness. The service charge has doubled for us in a year and they charge excessively for their so called services. They charged the residents for £10,000 for just cleaning windows. The worst thing is they work with Bellway to con people, Bellway sells properties saying that the service charge is roughly a set amount then, we get issued an excessive service charge bill almost a year later from when it was due. They want us to pay the amount in a short period of time, the service charge bill that was due in August 2022 was billed to us in April 2023. The bill contains ridiculous charges that makes no sense at all. The estate manager bill is 67,811 which we were not told about. The concierge bill is 79,286, we did not even ask for a concierge but they set one up anyway. They are ruthless with what they charge people and it is completely unacceptable with todays economic climate. Just disgraceful!!!!!
Pinnacle Property Management are the Worst
Pinnacle Property Management are the worst management agents.
We have had a full blown active brothel in operation for 3 years. We have a madam that greets clients at the door in broad day light and men lining up outside of the building waiting to gain entrance to the young girls who have been installed in the apartment. Pinnacle Property Management were not aware of this.
When the police were then involved and asked for CCTV cameras footage we were all informed that the CCTV was not working.
With theft of people mail and parcles also reported to Pinnacle Property Management again when the residents reported the matter to the police we were again informed that the CCTV cameras were not working.
During COVID we had no cleaners for nearly 3 months there are 61 apartments in the block. People were getting ill.
The main entrance of the building is like an scuffy un kepted, unclean building. The front entrance has not been cleaned for over 5 years or more.
Do not be fooled by Pinnacle slick website and promises they will take your building and run it down to the ground and then charge the leaseholders to fix.
The list goes on and on they are asset strippers and will run down your property to the ground.
Pinnacle of incompetence
In just three years Pinnacle managed to increase our service charge by over 60% due to a combination of poor management, wrong decisions and downright ineptitude.
This would be hard to swallow even if the company was providing a decent service but it’s made even worst by awful customer service

I would give 0 stars if I could. I call, no one follow up, I email, no one replies. I ask for a reply on the email, I don't get a solution. They just drag their feet in particular a woman called Hellen.
Excellent, Efficient and Kind
Our building was taken over by Pinnacle in the last few months and i think they have done a very very good job at managing the building . it is a large 120 flat building in Surrey and the customer service is impeccable. I personally want to thank Rula Konda for her efficiency and professionalism.
Avoid or sack them if you can!
It's a disaster and they do not care about it! As long as they are making a profit all is good! They are responding in a very rude way to every request or complaint! They printed everywhere warnings that those who make noise after 11 pm are going to get a fine and even hired some yard guards to watch on people simply having dinner and release warnings of noise 2 years ago. Yet do nothing when there is a real complaint about noise past midnight, being suggested to call the police. It is a joke of a company ignoring and postponing dealing with major structural issues in the building and treating residents badly, demoralising!
Horrific company
Pinnacle Property Management look after the estate I live in, they also own the building that my flat is located in. I pay them a lot of money for the service charge and estate charge.
Myself and numerous neighbors have contacted them regarding issues such as no light in our bin shed, rubbish littering the streets, and old fencing that has been up for 3+ years that is blocking a footpath. Initially the fencing was there because building work was being carried out on the estate so completely fair enough. However, the building work was completed a long time ago, and the fence still remains. A lot of people have complained about it, Pinnacle either won't respond or say it isn't their problem (it is).
Honestly, this is one of the worse companies I have dealt with. They are just money grabbers and don't care about the residents.

A rubbish company that has ripped us off for 6 years now. Provide no evidence of spend.
Residents have taken over the Management of our estate now and we're saving nearly 50%.
Pinnacle now sulking and won't pay us the money back they have skimmed off.
Terrible service. Incompetent and deserve to lose all their business to Resident Associations.

Worst management company I have dealt with ever. John Gill so called Property Manager should not even be in his position, he doesn’t reply to emails and never delivers on anything he says he will do. Apart from a few team members who try to help the rest are useless.
As leaseholders you have the right to change your management company and I am going to speak to the leaseholders in my building to do exactly this.
Why should we pay for a service we don’t receive.
