I had one case in particular recently in which he was able to understand my point of view on a requirement and was able to get this sorted same day. Quick and easy to work alongside as well as a few laughs had too, what more can you ask for in a BDM!!

Went above and beyond and made exceptions outside their normal criteria, to get the deal done. Exactly how it should be with a bridging transaction..... "Why can't we?" and not "Why we cant!" Thank you West One. Your flexibility and common sense approach not only made it possible for the client to receive the full net loan needed to complete the renovation project, but also saved them from needlesly incurring fees. What a service!

I was strung along for 3 months jumping through hoop after hoop, eventually to be told I needed a architects certificate before funds were released. This was after requiring a completion certificate from building control to release the funds.
After arranging for an architect certificate these time wasters could not make a definite decision to release the funds after this was provided.
Different underwriters on different days overturning each others decisions.
Do not use this company.

I have never experienced such sloppy service, no sense of urgency and repeated staffing issues as an excuse. Keen to refinance some bridging back in November 2023 and they still hadn’t completed on the case by Feb 2024.

Being an experienced developer and large portfolio landlord I required a quick turnaround, West One failed beyond belief , complete waste of my brokers time and my own time. My broker had a plan B and it worked a dream.

Step One Finance stepped in and turned the case round in under 4 weeks, so impressive . West one wanted yet more information !!.

West One, hang your head in shame, sloppy service , staffing issues and no speed or efficiency, how does you business survive ?, you don’t deserve any business .

I did read the bad reviews before proceeding with West One and presumed it was sour grapes 🍇, so not the case , AVOID, AVOID, AVOID.

Would be great to get a response from the CEO and not the PR dept , your business requires strong leadership and you ain’t providing it.

My loan process was painful but got there in the end. They were crafty as we were just about complete the rates changed. They also copied my signature from the original loan agreement my solicitor say I agreed for this to be done verbally. I actually don’t remember doing this.

Avoid this company like the plague. Absolute time wasters, invasive and indecisive company. Applied for second charge with the support of a broker, some of the questions were repetition and at one point I thought I would need to dig up dead ancestors for the answers to their questions. The application process is antiquated and drawn out ( who uses paper applications form anymore??). Then one underwriter said yes to the second charge and another underwriter in the same company refused the loan and such an idiotic rationale, despite all of the evidence and affordability met. From reading the reviews about this company the only people happy with the service from this company are brokers. If I could give no stars that would be a true reflection of what I think of this company and would not want company this narrow minded attached to my property in any shape or form. Please read and avoid, this company need learn that disgruntled service users have reach , thanks to Google and Trustpilot.

Purchased a property via West One loans in 2020. 4 years later we are still trying to get them to come good on the contract that the management company and shared access way was to be transferred to the new property residents. They failed to complete this and now shared land has defaulted to The Crown. They fail to accept any responsibility for this failing, leaving the new residents to reinstate the management company and purchase land from The Crown which we rightfully owned as part of our property purchase. Awful correspondence, horrid to deal with, AVOID, AVOID AVOID!! :( :(

As per the other reviews, West One are a nightmare to deal with. We were at the advanced stages of a mortgage application but pulled out anyway.

1) Their application form is outdated and requires far too many signatures.
2) They use an ID verification company called Onfido (See Onfido Trustpilot rating) which doesn't work and WO blame the applicant(s) if the verification fails demanding they use original IDs and live selfies. We did all that! That's on you for using such a poor supplier WO. If it doesn't work, have a contingency plan. If Onfido fails too many ID checks for prospective customers, find a new supplier.
3) I understand a lender has to ask questions for compliance & legal reasons. However, WO ask such invasive & unreasonable questions, it becomes very distressing and the applicant(s) lose any trust. An approval process is not a one-way street.

I would not wish to have our lovely home secured by such an incompetent and invasive company. Who do they think they are?

Crocked, not much else I can say. Fail at every hurdle. Not even slightly helpful. Can't even stick to a contract. Lend money only to facilitate crocked property developers. They NEED TO BE INVESTIGATED. #SEND IN THE AUDITORS

Update: now hiding behind a solicitors even though their claims are false, and are simple manufacted nonsense made up so they feel they are not liable to clean up the mess they have caused by not executing the contract they were paid to uphold.
The road outside our properties is now not in our possession and needs to be purchased from the crown due to there incompetence! West one sort this out now. I will be contacting the auditors and the FO this week.
