SCAMMERS!!!! ALERT do not rent from them!!
They didn't give back the full deposit even if I left the studio in PERFECT conditions! (See photos)
Really bad experience, when you need something they are not there!!!

Leaving the property: Our landlord has chosen Rotsvast as the agency to rent out the apartment when we leave, but the agent isn't trustworthy. He refuses to compromise viewing times and insists that I stop working and cancel my summer vacation to fall in with his plans. He constantly lies to us as well. When he came to take the measurements of the apartment, he told me that there will be a separated checkout process where they inspect the property, so I left him to go about his business. Later, I hear from the landlord that there was an inspection of the property done by him containing wrong information (we have construction across from us, and we are busy packing). The property they have listed also has pictures of 6 years ago (3 tenants ago), the wrong energy rating, and the wrong description of type of appliances.

Do not trust or believe what the Rotsvast agent tells you. They don't care, and they are not in the business to be cooperative. Avoid them as far as possible.

First interaction with them in 2022: Our first place to rent, being new to the Netherlands, the agent from Rotsvast refused to speak English with us. She skimmed over a lot of the details such as the damaged walls, the damaged floors and the stove & oven not working. She also said that everything will be repaired and fixed before we move in and then told us to use a utility company for our power and gas as it was the only one in Hilversum. Not knowing better, we did as she said just to realise later on that it was one of the most expensive utility companies, and that there were multiple other companies providing power and gas to Hilversum. The repairs never took place, and we had to get another oven, get an electrician to do the electrical work, and get other handyman services to assist us in making this place liveable.

The service was friendly (in Dutch) and convincing. But take what they tell you with a pinch of salt.

They have shown great support when you need to request change on some non-working items that needs to be replaced. Professional enough to inform of any visits and made the key turnover fast and easy.
Recommended for first time tenants like us who came all the way from Asia.

All apartments I went to view were clean and proper, reaching very high standards when it comes to student housing, for an appropriate price. The employee I was in contact with was incredibly sweet, helpful and quick with her responses to my questions and needs. Without her help I wouldn't have been able to find my current apartment which I love. I highly recommend the services of Rotsvast!

Nadat wij hadden reageert op een woning werden wij snel uitgenodigd voor een bezichtiging, heel handig met een datumprikker. Toen wij langskwamen hadden zij alle tijd voor ons en mochten wij vragen wat we wilden. Eenmaal in de procedure om het huis te krijgen waren wij wat laat met het insturen van documenten ivm vakantie. Wij zijn toen persoonlijk door de makelaar benaderd of we dit nog even wilde gaan doen. Hij heeft ons gebeld en ons door het proces heen geholpen. Dit was heel fijn, want wij werden die middag nog aangewezen voor het huis. Toen wij waren geaccepteerd voor de woning kregen wij ook inzage in de inspectierapporten en werden wij wij voor de eindinspectie nog een keer uitgenodigd. Het contract was overzichtelijk en snel getekend. Wij zijn erg enthousiast over de service die wij hebben ontvangen.

Zeer snelle en serieuze reactie ontvangen van deze makelaar op mijn interesse voor een woning in Hilversum. Enthousiaste rondleiding en een prettig contact.

In 2023, I rented a house from this company. Since I had just moved to the Netherlands and urgently needed a place to stay, I rented a house in Tilburg without much research. They took a full €2500 deposit from me on the first day. I never delayed my rent payments, always kept the house tidy, never received any complaints from any neighbours, treated the house as my own, and never delayed the rent payment even for a single day.

During my one year stay in this house, I had no contact with the company except for transferring the rent to their account. At the end of the year, I informed them that I wanted to move in with my girlfriend. Since I didn't want her to stay with me illegally, I sent a polite and understanding email explaining the situation to the company.

However, they responded to my English email in Dutch with a single sentence, saying that if more than one person was registered in the house, I would be evicted. They rejected me very rudely, showing no signs of politeness. When I asked why, they again responded with the same rude tone, simply saying no.

Frustrated by this situation, I decided to move out of the house. I informed them about my decision and handed over the house, in a cleaner condition than I had received it, 15 days prior to my move-out date. They took the rent for the 15 days I left early, and despite expecting the deposit back on the day I moved out, they kept me waiting for a month. They never responded to my emails for a whole month.

Only when I stated that they were withholding my €2500 and that I would take them to court did they finally reply. Their response, once again extremely rude, stated that the deposit would be returned within a month and that there would be deductions because I had left the house dirty and kept pets. It was a lie because I have 30 pages signed by me and the landlady document showing house is super clean. Naturally, I was furious. I had already waited for a month, and they asked me to wait another month, stating that there would be deductions from my €2500.

Imagine a company taking a €2500 deposit from you before you even move in, but then making you wait for two months to return it. They don't care about the inconvenience caused when you have to find and rent a new place.

I eventually got my money back, but they deducted €500 without providing any explanation, invoice, or justification. When I asked them what was dirty about the house, they didn't respond. I asked for an invoice, they didn't respond. This company is a complete scam. Definitely and absolutely do not do business with them or rent their property. If you do, be prepared to jump through hoops to get your deposit back.

Onlangs hebben we onze nieuwe woning gevonden via Rotsvast, we zijn tevreden met het verloop van het proces. De afspraken werden correct nagekomen en we zijn blij met onze keuze.

Recent een woning gekocht die Rotsvast verkocht. In principe is alles goed verlopen en kwam de partij zijn afspraken na. We zijn erg blij met onze woning!

I suspect that the reviews here are not entirely honest. In communication with Rotsvast Utrecht there is constant noise, emails are not answered, agreements not honored, information is withheld & when calling it is simply said that the person does not feel like answering phone calls at the moment.

I can't make much more of it, unfortunately we have no choice to continue doing business with Rotvast since they are responsible for the communication between tenant/owner.

horrible experience if you have a choice dont choose them. didnt have a working shower for a month, didnt have a wahing machine or matress for a while didnt have hot water for a month and they just told me i need to fix that. They NEVER anser emails

Rotsvast was incredibly helpful and made my process of finding an apartment in the Netherlands extremely painless. Everything was handled efficiently and remotely, before I moved into the country. I contacted Rosvast to rent an apartment. The communication was efficient and all necessary details was sorted out without any hassles.

Ik ben als verhuurder heel tevreden met Rotsvast Gouda als beheerder. Communicatie en informatievoorziening is zeer correct.

The worst experience I have ever had with a letting agency. Communication was abysmal, with replies taking weeks. They replaced a semi-broken fridge after 2 months. Despite leaving the house clean, they withheld 145 euros from my deposit for cleaning, without prior mention. Furthermore, they rented me a property under the pretense of imminent renovations, which never occurred. Instead, they scheduled viewings without notifying me of the abandoned renovations. Utterly disappointed with their lack of professionalism and integrity.

Ik ben erg tevreden met Rotsvast! Het contact verloopt altijd soepel en snel. Je kan er altijd terecht voor vragen. Ze geven goed advies en handelen snel

Een nieuwe rechtszaak tegen Rotsvast is in de maak.

Rotsvast houdt een inspectierapport achter, waardoor we de schade die bewoners aan onze woning hebben veroorzaakt niet op hen kunnen verhalen. Dit rapport is contractueel overeengekomen.

Eerder moesten we al een rechtszaak tegen Rotsvast aanspannen. Rotsvast heeft zonder ons medeweten de huurovereenkomst op naam van een familielid van de bewoners gezet. De bewoner kwam niet door Rotsvast's eigen screening omdat hij uit detentie kwam. (verklaart in de rechtbank!)

Tijdens dat proces beweerde Rotsvast het inspectierapport uit het dossier te zijn verloren....

De schade aan onze woning is groot. Ontbrekende inrichting en apparatuur waaronder meubilair, lampen, een wasmachine, een wasdroger, glazen binnendeuren, vloeren en raamdecoratie. Ook zijn er structurele beschadigingen aan gevels en dak door installatie van inferieure airconditioningsystemen.

We hebben Rotsvast herhaaldelijk om de opnamestaat gevraagd, maar geen reactie gekregen. Ook hebben we een schikkingsvoorstel gedaan om een rechtszaak te vermijden, maar Rotsvast heeft hier niet op gereageerd.

De brief van onze advocaat is nu in de maak.

Nalatig
Zeer nalatig bedrijf. Ruim een half jaar moeten wachten op openstaande vergoedingen.

Men reageert totaal niet of verlaat op gestelde vragen per email, waarmee zij wel degelijk nalatig zijn als het gaat om het afhandelen van vragen of klachten van huurders.

Betreft de TTB (energie)vergoeding, daar is erg onzorgvuldig mee omgegaan. Na het versturen van mijn vraag rondom deze kwestie, met het aanleveren van stukken waarin duidelijk stond dat wij als huurders hier recht op hadden, werd mij door de eigenaar van de vestiging in Gouda verteld dat de huurders hier geen recht op hadden waarop ik nogmaals per email vertelde dat wij hier juist wel recht op hadden. Als reactie op deze email kreeg ik van de eigenaar van Rotsvast:''Lees vooral zelf het artikel dat je hebt doorgestuurd even door en trek je conclusies''.

De TTB vergoeding ging om een ruime €1500,- waar ik continu achteraan moest gaan en als het aan de eigenaar van Rotsvast Gouda lag, wij als huurder hier niet eens recht op hadden. De betalingen werden niet volledig uitbetaald constateerde ik, en ik vraag mij dan ook af of deze firma mij dit zelf kenbaar zou maken.

Tevens werd mij tijdens de eindafrekening €425,- in rekening gebracht onder de noemer extra voorzieningen, zonder toelichtingen. Bij navraag (wederom na meermaals aandringen tot reactie per email) scheen dit te gaan om een berekening van het jaar daarvoor wat uitermate slordig is. Administratie totaal NIET op orde dus!

En zo zijn er nog genoeg voorbeelden die ik kan aanleveren die niet zuiver zijn aan deze vestiging.

Voorkom gedoe en blijf uit de buurt van deze partij.
