Tried using many mortgage brokers when looking for my home but my mortgage finder were easily the most supportive. Can’t wait to use them again and I would recommend them to others.

I have recently completed on my purchase, I would like to thank everyone who got me to this stage especially Ellie and Phillipa who talked me through every step of the process and made things simple and easy to follow. The process was super quick and I couldn’t recommend enough!!

My Mortgage Finder specialises in helping people with bad credit. However, our experience has been quite the opposite. We paid £2,000 to legally bind ourselves in £30,000 of debt.

Our mortgage advisor, put in writing that we would have around £30,000 left over in home equity, which she proposed we could use to repay credit commitments. This was applied as a special condition in our mortgage.

However, weeks before completion, our solicitor revealed that the actual remaining balance was only a little over £2,000. This shocking miscalculation put our new home at serious risk of repossession unless we could find an additional £30,000 in just a few weeks.

This situation has thrown us into a whirlwind of high emotional and financial stress and anxiety. We also have two small children who have just started new schools in the area, so the thought of having to move them to a third school if we lose this house has been equally gut-wrenching. They too are experiencing valid high emotions that could lead to childhood traumas.

We filed a formal complaint in writing but have only received two informal phone calls in response. Despite our requests for a written response, it seems that is reluctant to provide one, perhaps to avoid taking responsibility for the errors made.

To make matters worse, the customer service we have received has been disappointing. They appear to focus on protecting the company rather than helping us, which is deeply frustrating. Over the phone, she admits faults have been made and expresses sympathy for our situation, yet concludes with, "we’ve done nothing wrong." This is an extremely biased decision. If this is how your company follows protocol, then you shouldn’t be in business, as the position you’ve left us in should not be so proudly dismissed. We understand that no one would want to claim this; it’s a natural response to want to avoid a chaotic situation. However, the only way through it is to apologize and help others in need, especially when you are the cause.

Unfortunately, to add to pressure you have already put us in, we are now forced to involve an independent expert body to assess this case and resolve disputes. There has been a clear breach of duty and professional negligence that has caused us quantifiable financial loss and stress, which is not fair at all, especially when we’ve paid and relied on your profession.

This experience has been heartbreaking, and we are sharing our story in hopes of raising awareness about the importance of accountability and compassion in customer service.

Below is a brief summary of the Miscalculations:

Stamp Duty: This was overlooked. My Mortgage Finder claims it’s unnecessary, yet everyone else we know who used mortgage advisors had it factored into their budgets. It’s one of the UK’s largest taxes for homebuyers. Unless you're a first time buyer, which we are not since we sold our home.

Mortgage Redemption: Also ignored. They assert this calculation wasn’t needed, but it’s a significant and inevitable cost that should have been included.

Equity Miscalculations: These were spread over fees. While external fees can be tricky, we did have exact figures at the time.

We approached you in a vulnerable state, expecting guidance. Instead, we leave wiser but emotionally and financially scarred. The excitement of moving into our new home has been replaced by frustration and anxiety. This is a position you have put us in, and it’s unacceptable.

Edit; My Mortgage Finders response is a clear example of them only wanting to cover their own backs and no care to their customers who have solely relied on their advice.

The firms final response denies liability and they’re trying to blame a third party - our solicitor. Our solicitor came into our mortgage at a later date and was not there when My Mortgage Finder gave us her figures. The evidence is very factual and clear. They gave incorrect figures made a big mistake and trying to avoid liability pushing even more stress and pressure back onto us.

Just be very careful and thorough with your information.

We have had an amazing experiance with my mortgage finder. It's been quick and easy, had a few meetings with Josh, which was really informative. Got our mortgage in princiable. My partner spoke with George and Katy which kept us informed about what we needed to provide and to do next etc. Very lucky got an offer accepted on a house so quickly, Laila submited the mortgage and approved in 3 working days, she kept us updated which was great. Lucky for us whole process has been done within 2 months, hopefully be moved in by end of November. Very greatful and myself and my partner are first time buyers and have no clue about mortgages or what to do. Thank you guys again!

I would like to add, one week before completion of our house move in November the top of the chain fell through, once my mortgage finder found out, Katy emailed to send her apologise and advised if we needed anything to let her know. We luckily bought / moved into same house, but the mortgage we had sorted for November got flagged up for audit checks, this really stressed myself and partner out as we had everything sorted and was ready to go but we were advised by Geroge not to worry. George, Laila and Katy actually helped us get a second mortgage approved before Christmas as our seller managed to buy a new house! Everything was back on track and ready for before Christmas to move in the New Year! On completion day Katy called to congratulate us, everyone has been so helpful and lovely. From having no mortgage to having two approved and getting support through whole process has made us less stressed. Happliy moved into my first home with my partner and dog. Thank you again Josh, George, Katy and Laila.
