As a landlord I have been with Leaders for almost 18 years. I’ve worked with a few Property Managers. I must say that they all do very professional jobs in giving personalised attention to each property, keeping good communication with tenants and looking after the property in top condition. I would specifically thank Michael who is providing me the wonderful advice and service throughout those years. I would highly recommend Leader's.

I honestly cannot praise Victoria enough for the way she has handled everything from start to finish. From the very first conversation, she made me feel completely at ease and confident that I was in good hands. Buying, selling or renting a property can be such a stressful and overwhelming process, but Victoria took all of that pressure away with her professionalism, patience and genuine care.

What really stood out to me was her communication – she always kept me updated, no matter how big or small the detail. Every question I had was answered quickly and thoroughly, and she never once made me feel like I was asking too much. She has this rare ability to combine warmth and friendliness with absolute professionalism, which made the whole experience not only smooth but also really reassuring.

It’s clear that Victoria genuinely cares about her clients and isn’t just going through the motions. She goes above and beyond in every aspect, and you can tell she takes great pride in her work. Thanks to her, the entire process felt straightforward and stress-free, which I never thought I’d be able to say when dealing with property!

Leaders Sutton put tenants in my property on 26 August 2025 and I haven't received any rent to date, 02 Sept. They received money from the tenants on 23 August but there is no sign of Leaders paying me despite repeatedly asking.

Leaders organised an Inventory for Thurs before the tenants move in the next week, Tuesday. Leaders knew work was planned on the property but still carried out the inventory without any communicating with me. The Inventory is therefore very inaccurate. The tenants raised issues after the decorators had been but the inventory does not show these because it was done too early. The inventory doesn't show any of the new work done to the property. When asked why the inventory wasn't done on the day the tenants moved in, like it is supposed to be done, they said they don't do inventory on the day of the move. Quite wrong for both tenants and landlord.

LANDLORDS BEWARE!
Please avoid Leaders if you want to make any income from your property. They seem to have a knack of finding the most expensive workmen who unfortunately do not seem to be good at their job! Out of hours system open for abuse by tenants resulting in doubling of costs all to be borne by the landlord!

At last we are free of Bleeders - not a spelling mistake just a reference of what we see as their recent, past few years business practice, which from our experience is based on bleeding every last penny from the landlords to make as much money as possible. We have been with them for 22 years. Good service for most of that time but recently it has all been about "how much can we take from the landlord this month. It started with a change of the management charge from 10% to 11.5% - ok the government changed the law to better protect tenants so Leaders needed to make their money else where. Then you resign and more recently after an annual renewal they decide to put heir fees up mid-contract. That is immoral. Then they add the "monthly compliance" charge!. What is that we ask - "oh that removes your liability" if you have failed to meet some legal obligation - but if you read their 17 pages of Terms and conditions there are so many clauses in there it looks to me that it doesn't give you anything. Then there is the "back-hander" oh sorry the contractors commission clause. This means every time they send a contractor to your property they get a commission (up to 24% depending which part of the T&Cs apply). This is a conflict of interest. The Landlord is supposed to be their customer but now every time they send out a contractor the landlord gets charged extra fees and Bleeders make money!! And of cause the old "call out charge" which they insist is an industry standard but our new property management company does not charge! We needed a ~£400 storage radiator replaced in the flat we rent and it ended up costing £2,200 ! - Dreadful. Why you may ask is this, well we looked up Leaders apparently they are now owned my a company registered in the Cayman islands - Not wishing to judge but I wonder how their priorities are ranked for the landlords and tenants. Just finished the accounts for the year for the tax return, Leaders cost us 23% of the income. Landlords beware - Find a local owned, locally run company who are actually focussed on good service, the landlords and the tenants.

Very professional team, they are replying quickly to all questions and provide advices to make the move easier.

Seriously, I don't recommend this letting company. My experience renting through them in April was very disappointing and bad. I didn't receive the professional assistance I needed, and it seems they may hide things from tenants. They rushed the payment and signing of the tenant agreement. During the viewing, they assured me everything would be clean, but it wasn't when I moved in. Additionally, they claimed there was a garage but couldn't show it to me because they didn't have the key. When I requested the garage number be added and amend the move in date (move it date was past) to the agreement, they said it couldn't be changed. I don't understand why they couldn't accommodate such a simple request in an unsigned agreement. They explained it was a general tenancy agreement, not personalized for me. There are many more issues I could mention, but in short, I do not recommend using their services. A reminder from my experience: don't trust any agent blindly and read the inventory list and tenant agreement carefully.

I have been dealing with Jackie Parsons for my lettings at Leaders of Sutton for the past nine years. Jackie is always very professional, cheerful and always gives honest advice. Jackie has excellent knowledge of the requirements landlords and tenants must adhere to, and knows the letting business inside out. Nothing is too much trouble and Jackie has excellent communication skills. I also deal with Ruth who is just as professional. Well done team.

I was a prospective tenant who had been sofa surfing for nearly a month. I let the agent know I was in a vulnerable position. The agent told me they had
two other offers from tenants lined up willing to pay 12 months rent up front at the same rate as my offer or the asking price with 6 months up front and would not take my offer to the landlord unless full asking price. She agreed to hold off sending out the holding deposit to all the offerors until after some other viewings I had later on the same day. After the viewing the agent was extremely pushy to get my holding deposit within the hour after I left the viewing.

Inside of 2.5 business days I withdrew from the tenancy citing I was not able to afford the price. The company kept the deposit under the Tenant Fee Acts. I asked if they would consider returning some given my situation and that it had only been only 2.5 business days. Leaders would not return any of it.

Under the circumstances you should tread with caution with these agents and the agent in question. The property is now back on the market reduced to the monthly rent that they would not put to the landlord.

Potentially there were no other tenants and I feel this agent took advantage of someone in a vulnerable position and a pushy techniques.

Whereas I would have been happy to take a hit on some of the holding fee. The purpose of the Tenant Fees Act was designed to stop people messing around landlords and I feel this agency is using this to profit from situations like this.

I thought was okay for my family. The agent was nice, communication was good and we didn't have any problems whatsoever

I used Leaders to find my rented property 5 years ago. Jackie took the time to understand my requirements and treated me like a human being instead of a "quick commision" which was the experience I had with other agents. Having ended my tenancy in December 2023 Jackie dealt with this again and remembered me from previously. Very professional and friendly and helped the whole process run smoothly.

Jackie at Leaders (Sutton) and the rest of her Team have been extremely helpful as always in providing last minute help and communications in order for the tenancy to commence smoothly on 15th Jan 2024.

Ended my tenancy a month ago and my deposit was still not returned. Only when I urged them did they told us the landlord claimed us a fee because we changed their locks.
This was obviously falsified. And I remember the day when I returned the keys I asked if both of us need to sign on something and they said no. This was suspicious and now proved my suspicion was right! Obviously they planned for it. It was their common practice and they worked with some of their landlords for falsify condemnation because they know rules and how to play with the TDS game!
This is a dishonest agent and never should you work with them!

Might be one of the rare agencies which take you directly to the bests of the market. Many thanks dear Jacqueline.
