Leigh was our contact person at Worthing branch commercial property. He was brilliant - good knowledge in the industry and informed us updates regularly. With his great support, our contract has completed within just over 2 months (including Christmas time!).

From the outset, Jacob Steel have been professional and a pleasure to deal with. They gave a realistic evaluation and we trusted their integrity throughout the process. They listened to us, took time to get to know us, and have provided good advice at every stage of the process. We recommend them to anyone wanting to sell their house without reservation.

Not professional. They put my property up as sold the first day some customer made an offer.took it off the market for more than 2 months in the spring .the best time to sell a house l when on the inter net and found out they were not in a position to buy my house .hence l have had a bill from my solicitor.l have been in touch with fine & country who were selling my buyers property .and the have put in writing this property has never been sold .contrary to jacobsteel who said they are telling lies . The stress has been terrible . I do not recommend Jacob steel

I can completely recommend Jacobs Steel for their professional service. I have used them multiple times since moving to Worthing and they continue to provide an excellent service with high levels of communication, expertise and local knowledge. All the staff I have been in contact with have provided high levels of customer care. I have bought and rented properties with Jacob Steel and both have been handled perfectly. I recently sold a property with them and again, excellent service throughout.

The team at Jacobs Steel (West Worthing) have been fair, friendly and helpful throughout the process of selling our house. The commission for this work was fair and acceptable and a good number of potential purchasers were introduced to us. Some agents overdo the sales particulars but this agent was accurate and the details were of a high quality. Overall, we were very pleased with the service provided and we were not pressurised unduly at any stage of the process. They have very good knowledge of the local housing market and we have no hesitation in recommending them.

The whole team have been incredible at selling my house, they are proactive and completely on the ball, they communicate everything that’s going on and their feedback sellers forum is amazing. I would not hesitate in recommending Jacobs Steele.

Jacobs Steel sold my flat for me and what an amazing service they provide right from the start. Luke the manager came out to see me and really sold the service they provide, it wasn't like other agents, he was really approachable, wanting to give as much info about what they provide and why the price for the flat was with in reason with the current market, excellent manager with excellent knowledge! With viewings I then had Sienna and Amelia mainly supporting with these, they were amazing in keeping me informed of viewings and any potential buyers. They were also really approachable and wanting to help as much as possible get buyers. Once I had a buyer, Jacobs Steel has staff who support with liaising between buyer's/sellers/solicitors, I had Richard supporting me and he was absolutely amazing, really pushing for things to get moved on when things got slow and his knowledge was brilliant!
Overall I would 100% recommend Jacobs Steel, for their excellent staff, excellent communication and excellent service! Thank you again!

I couldn’t be more impressed with the service I received from the team at Jacobs Steel in Shoreham. I interviewed 3 prominent agents local to Southwick and I immediately felt comfortable with Jacobs Steel. Jake was friendly, professional and very well prepared for our appointment. It was a prolonged and difficult transaction. Jacobs Steel helped move things along at a couple of key moments by making calls and offering suggestions above and beyond the call of duty which enabled us to finally get to exchange

Now that we have finally received our money back thanks to the Property Ombudsman, I can share our experience.

We approached Jacobs-Steel agency in October 2022 to purchase a leasehold flat. We were interested in the flat because of the advertised service charge of £700 semi-annually. However, after the purchase process had started, we received statements of account for the years 2020/2021 and 2021/2022, which revealed that the actual expenses incurred by the seller were not in line with what was advertised. The statement of account for the year 2020/2021 shows a total amount paid of £2404.02. The discrepancy between the advertised service charges and the actual expenses incurred in 2021 is 71%. Last year, the amount paid by the seller was £2499. The discrepancy between the advertised service charges and the actual expenses incurred in 2022 is 78%.

We argued that the estate agent had an obligation under The Consumer Protection from Unfair Trading Regulations to ensure that the information provided was accurate. Because of their misleading advertisement, the cost of purchasing this flat has become comparable to that of buying a significantly higher-valued freehold house—an option we would have undoubtedly considered had we received accurate information.

We raised a formal complaint with them and requested reimbursement for the expenses we incurred during the purchase process. They responded by stating that:

- They were first instructed to market the property in January 2022, and all the necessary paperwork was provided by the seller.
- The agency had no reason to doubt the accuracy of the information provided by the seller, including details of the lease, maintenance, ground rent, and reserve fund charges.
- They did not mention any attempt to verify the information provided by the seller or any responsibility for ensuring the accuracy of the information provided.
- They focused on the financial losses incurred by Jacobs Steel due to the cost of marketing and the time spent on the property's two unsuccessful sales.

Most importantly, their response lacked empathy and placed the burden of the situation on us, making it unacceptable. According to them, it is the responsibility of the purchaser's legal advisor to obtain confirmation of the information about the property being purchased. People at Jacobs-Steel should know that during the offer phase, buyers don't have a legal advisor in place, and therefore, they must rely solely on the information provided in the advertisement to make their decision to submit an offer.

Jacobs-Steel refused to reimburse us because, according to them, they had followed the correct procedure as per The Property Ombudsman code of practice for estate agents. Clearly, this is not the case since the Property Ombudsman forced them to give us our money back.

The stress caused by the mistakes made by this agency is indescribable, and their lack of empathy has only made the situation worse. It's not my problem if you failed to sell a house that was put on the market twice. Perhaps if you ensure that the information you put on your website is truthful, you will be able to sell the house. Maybe on the third attempt, you'll succeed.

We bought a property through Jacobs Steele and can’t thank them enough. The process was a lot longer than we had expected, but Jacobs Steele were very patient with us and never made us feel pressured— something that we had felt from many other estate agents in the area. The team were very professional, quick to respond and guided us through the process to help us feel at ease.

We dealt recently with the Goring Road branch of Jacob’s steel who were just fabulous I must say !
They kept us updated every step of the way , and at the end , dealing with all parties involved, pushing the sale along / buyers/sellers/ Agents and solicitors .
Spoke with many of the team there but Amy dealt with our Tricky sale in particular , and to say she was so helpful and instrumental in getting us to completion is an understatement!!
