Our leasing specialist Shakia was amazing. As soon as she passed off our lease the trouble kicked in immediately. The AC was identified as completely broken during orientation walk through on 5/29/26 and maint ticket opened by Invitation same day. Here we are on 6/22/26, 25 days later, with still no AC, 87 degrees in the house and no one will contact us nor approve the repairs to the AC company. They continually close the maint ticket, most likely to get around NV State Law that landlords have 48 hours to fix AC. No one will help us or even return our calls nor the AC company's calls. This is our introduction to Invitation. We are heartbroken that we are being dismissed and no one cares.

We have only lived here for 3 months and have already had 3 major maintenance issues and a big billing issue. All of the contractors who have come to clean up the issues have been nothing but lovely, helpful people, but Invitation Homes participates in some scummy practices. If I could give them 0 stars I would.

I have been a resident / tenant with Invitation Homes in South Florida, and my experience has been extremely disappointing. It is a constant battle to get assistance with basic property maintenance and upkeep. Requests for exterior painting, replacement of deteriorated mailboxes, and replacement of aging, oversized appliances are often ignored or delayed for extended periods. Even when maintenance requests are submitted, there is little to no follow-up on recurring or unresolved issues, leaving tenants to repeatedly report the same problems.
One of the most frustrating aspects of renting from Invitation Homes is the annual rent increase of 3% to 4%, which appears to be completely non-negotiable. Even during the COVID-19 pandemic, when many families faced financial hardship, the company continued imposing the same rent increases without consideration for residents' circumstances.
Communication from upper management is virtually nonexistent. Concerns, complaints, and requests for escalation often go unanswered, creating the impression that resident satisfaction is not a priority. The lack of accountability and responsiveness from leadership only adds to the frustration of dealing with ongoing property issues.
Additionally, Invitation Homes' billing practices raise serious concerns. Residents are charged for items and services such as A/C filters, Smart Home features, and now internet services, regardless of whether these add-ons provide meaningful value to the tenant. These charges can feel excessive and unfair, especially when basic maintenance and customer service expectations are not being met. What they consider "minor" maintenance costs or deemed neglect by the Tenant will be charged to your Account and you are strong armed to pay these fees as they become a mandatory cost included with your Monthly rent.
Overall, my experience has been that Invitation Homes prioritizes collecting additional fees and increasing rent over maintaining properties and addressing resident concerns. I would strongly encourage prospective renters to carefully review all fees, policies, and maintenance expectations before signing a lease.

Since 2022. The worst. Maybe you get in a house that will last your lease. If you don’t, you will pay thousands. If i worked at Invitations Homes i could not look my daughter in the eyes. Look Invitations Homes lawsuits. They did not change after that. Do it if you like the location, but you will pay. You will pay with your wallet and your patience. If you are desperate take the other choice.

What inbox? my email? I got nothing. And today the 30yr old fridge with 20 bandaids freezer just went out, and I will tell you the process; we called for an emergency (we just went meat shopping for the month) the freezer is not freezing anymore. The fastest you can get help is the afternoon of the next day… maybe. Then someone will come here just to take pictures and leave, we won’t hear from anyone again until we call again and start the process all over, trying to communicate with someone that you can’t understand in a call center overseas. They will put in for another maintenance visit, then a different guy will come to take pictures and leave. Then we will probably have to call again to make another maintenance visit but this time tell the person you can’t really understand that two people already came out here to take pictures. Then maybe, hopefully they will send out a repair guy (for the 30yr old fridge) then he takes pictures and has to contact the Tampa office to see if they want to fix it or replace it… they will say repair if possible of course to save money, they do not care about the tenant. Then he will have to order the parts, then we wait for the parts to come in. Time will go by and we will have to probably call again and try and relay the message of what the process has been already with the call center overseas. Another “maintenance visit” will be made, and we will pray that the original vendor still does work with Invitation Homes since he knows what is going on. Then maybe, hopefully that vendor makes time in his schedule as soon as possible to fix the freezer. Now this was an emergency maintenance call. I will have to throw away about $400 in meat because the emergency maintenance call took 2-3 months to resolve. And that has been the process with everything that has happened so far. And along the way you get lied too, just to get you off the phone. This is the west coast of Florida, I hope its better other places.
Update - they did send a repair guy, he rigged it to last a cpl days. he said we need a new fridge (surprise). but he has to send in his info to Invitation Homes and now we wait… the message we got back from Invitation Homes was someone will contact us for a fence replacement. So that would be weird if a fence guy shows up to fix the fridge. I do hope other people in my area doesnt have to deal with overseas call centers and landlords that treat you like garbage (i never missed or was late on any rent payment, ever).

For more than 10 years, Invitation Homes has owned a rental property in our Burnsville neighborhood, and the condition of the property has steadily declined during that time. What was once a respectable home has become a constant source of frustration for neighboring homeowners.
The property is routinely overgrown with weeds. In fact, there has been little to no grass on the property in recent memory—it's essentially an entire yard of weeds. Tree limbs, branches, and other debris are frequently left piled around the property, including under the deck, and garbage has been a recurring issue for years.
The problems go beyond basic maintenance. Police have been called to the property for loud parties, and the city has documented multiple code violations and infractions. Despite repeated complaints and attempts by neighbors to work cooperatively with Invitation Homes, little has changed.
Several neighbors have contacted Invitation Homes over the years seeking a reasonable, neighborly resolution. We have explained that this is a community where residents take pride in their homes, maintain their properties, and care about protecting their investments. Unfortunately, Invitation Homes has repeatedly made promises that were never followed through on.
Based on our experience, Invitation Homes appears far more focused on maximizing rental income than being a responsible property owner or a good neighbor. The company's lack of accountability and failure to properly maintain its property has had a negative impact on the surrounding neighborhood for years. I would strongly encourage anyone considering doing business with Invitation Homes to carefully evaluate whether this is the type of company they want to work with.

Original rent was around $2200 and now they raised it to $2600. No improvements have been made and the house is in poor condition.
Worst rental experience to date. Home was definitely not taken care of. Several issues were identified before moving in and zero were addressed. Continued problems with lighting, electrical outlets, dry and washer hook up issues, sewage cap not being secured which resulted in the basement being flooded. No filter in the HVAC unit when we moved in.
Maintenance hotline is a joke at best. They use AI bot to submit work orders that often get things wrong.
After the first year they attempted to raise my rent by $400 citing no other reason than wanting to make more money. They made zero improvements on the home.
The City of New Hope fined them for not completing annual inspections. It turns out that there were several safety items out of code and it took them months to fix them.
My shower wall literally started to cave in and it took them over a month to fix it, then I had to submit a sperate work order to have the plastic barrier and door put back on.
The basement flooded four times in 2 years and the door was never put back on.
A leak was found in the roof and fixed, but no one ever came back to follow up resulting in continued damage to the ceiling in the bedroom.
Your rent will never be the same from month to month. They charge several hidden fees such as smart home fees. I had 9 chargeback fees on one month for utilities.
I terminated my lease early due to the safety/health concerns with the house after submitting 45 work orders in two years. and they still charged me $4500.
Do not trust this company. Do not rent any property from them.

I would never recommend renting from Invitation Homes. We moved into our home in 2019, and the property was not clean or well maintained. The front yard already had an overgrown bush when we moved in, but years later they trimmed it and charged us for it. We felt it was unfair to be billed for something that existed before we became tenants.
To make matters worse, we mailed our rent on time, but because we disputed a maintenance charge, they returned our rent payment and added a late fee. We pay over $4,000 a month in rent, yet we were treated like our concerns didn't matter. In our experience, they care more about collecting fees than taking care of their tenants.

I am extremely disappointed with my experience with Invitation Homes.
I have lived in my home for many years and recently submitted maintenance requests regarding the condition of the carpet and walls, which I believe are the result of normal wear and tear after being in the home with a long of occupancy.
After I filed a complaint, a maintenance manager contacted me to discuss the issues. During that conversation, I was told that the concerns I raised were considered normal wear and tear and that I would not be responsible for the cost of the repairs. Based on that information, I believed the matter had been resolved.
To my surprise, I was recently charged for painting and carpet-related work despite being told I would not be responsible for those costs. I was also charged for carpet cleaning that was authorized through the maintenance department. After the cleaning, the carpet was left with significant staining and a persistent odor, yet I was still charged for the service.
What is most frustrating is the lack of consistency and accountability. I relied on the information provided by management, only to later find charges added to my account that directly contradicted what I had been told.
As a resident of more than so many years, I expected better communication, transparency, and customer service. Instead, I am now having to dispute charges that I do not believe I should owe. I hope Invitation Homes will review this situation, honor the commitments made by its management team, and remove these charges. You’re also not able to reach anyone, all your calls are routed to a customer service center, and when you do speak to someone, nobody’s willing to give out their name or their phone number, so you have no idea who to contact, no property Manager, no information, nothing.
Based on this experiences, I cannot recommend Invitation Homes.

"I have generally been happy with Invitation Homes as a landlord - until now. I have a failed smoke detector in my rental. The label on the unit reads 'sealed with no replaceable parts - end of unit life.' Despite reporting it immediately, they are refusing to replace it until June 18th - leaving me without a functioning smoke detector for 5 days. When I raised my concern, I was told 'it's still wired in so it's functioning' - but a unit that has reached end of life and is chirping continuously is not a functioning smoke detector. The constant chirping is triggering my dog's anxiety and I am dealing with a migraine. I have already contacted the local fire department and filed a formal request through their portal. This is a habitability violation and a fire code compliance issue. One unacceptable safety response can undo a lot of goodwill. I hope they make this right.

I waited over a week before writing this review in hopes that Invitation Homes would handle this matter professionally. Unfortunately, that has not happened.
We rented from Invitation Homes after our previous home sold and we had only 30 days to find a place to live. We have now been in the property for approximately two months, and immediately after moving in, we began having serious issues with the A/C system.
The unit continuously froze up and had to be shut off for hours at a time before it could be restarted. As the weather became hotter, the issue worsened, and the house averaged around 81 degrees with humidity levels approaching 80%. This went on for nearly two months. During that time, both my daughter and I were repeatedly sick, my daughter missed several days of school, and we had many sleepless nights because the home was so hot and humid— the system repeatedly shut off throughout the night. We also incurred additional expenses, including nearly $1,000 in electric costs and money spent on medications.
The first maintenance request I submitted through the app went unanswered for nearly a week. I later learned Invitation Homes was changing its app platform, which may have contributed to the delay. After submitting another request and several calls, a technician came out and confirmed what we already suspected: the unit was over 25 years old and needed replacement. My husband has worked in the HVAC industry for over 30 years and is currently a general manager for a local HVAC company, so this was not a surprise to us.
Despite that, Invitation Homes sent another company to evaluate the unit. The technician cleaned a line and claimed the system was working properly, even though I explained it would freeze again within hours. After speaking with him and reviewing the pressure readings, my husband determined the technician was not experienced in diagnosing this type of issue. Shortly after, our case was marked closed and resolved, even though the problem remained.
I again put in for a maintenance request and made calls.
The same company was scheduled to return, but they never showed up. My husband took time off work and waited through a six-hour appointment window. When I called that evening, they suddenly said they could be there in 40 minutes, which made it clear they had forgotten about the appointment. I told them not to bother, as it was 9:00pm and beginning to storm.
IH then rescheduled with the no-show company, and a different technician confirmed the unit needed to be replaced. A new unit was finally approved, but scheduling was delayed because the installation company would not return calls. From the first technician visit to the actual replacement took nearly a month.
My husband and I contacted Invitation Homes requesting compensation for the excessive electric bills, medication expenses, inconvenience, and loss of use of the home. We were told someone would contact my husband, but over a week later, and after several follow-up attempts, no one has returned his calls.
In my opinion, Invitation Homes charges premium rental rates while looking for every opportunity to minimize expenses. I understand profitability matters, but if you charge top-dollar rent, your maintenance standards should reflect that.
I will say every customer service representative I spoke with was kind, professional, and genuinely tried to help. Unfortunately, the issue was not with the people answering the phones; it was with the system they were limited by.
If you have another rental option available, I would strongly encourage you to explore it before choosing Invitation Homes.
That said, if IH follows through, contacts us as promised, and provides fair compensation, I would have no problem revising this review in the future

My experience with Invitation has been a nightmare thus far. I am just a little over 30 days in and what an experience this has been. I do want to recognize Ms. Shirley, Marcus, and Erin from the Atlanta team. They were bright spots for me. So far I am not pleased with the condition, lack of upkeep, and response to things that were existing at move-in. I do want to thank Ms. Shirley, Erin, Marcus, and King for being great and very helpful and trying to help me.

We’ve currently been with invitation homes for six years. We first moved in to Burleson, Texas rent was 2050 a month. Five years later rent is 3200 is what they’re requesting. They are driving the prices so rapidly that we cannot ever keep up with our rent. We make $14,000 a month income, in between company expenses and housing with invitation homes price hikes, we can barely survive. Every year they come up with at least a $300 more charge. Let’s not forget about all the other little charges for smart home fee and all the other stuff that comes along with owning an invitation home. Let’s talk about the maintenance department and Addison office in Texas. You literally cannot contact these people. If you have issues with your bill or need to talk to anyone at the main office in Addison, just save your breath. I’ve been trying to contact them for two months. We’ve even drove over there and the building is locked. The windows are tenant. You cannot see what’s inside. But they have no problem raising your rent, but they will ignore you. Good luck calling the one 800 numbers. You always get routed to India can’t understand any of them not saying that to be racist. It’s a fact. We just can’t be left alone by invitation. Holmes with the rent being raised constantly to where it’s unlivable. There should be laws against this.

If I could give ZERO stars ... This home had so much potential in an excellent neighborhood. First, I cleaned the home once moved in ... to my standards. Hired Terminix based on their recommendation and discount immediately as there were signs of infestation in the gargage. I knew more about pool service then what the pool service did who was a rip off that I paid for every month. Monthly charges for replacement air filters ... I may have received 4-5 in a year. The kitchen sink sang a high pitched, ear piercing song every time you used it that they would not replace. Don't get me started about the black sludge that found it's way into my new washer and backed up into the kitchen sink, srained clothes and linen but could not be duplicated when their tech came out ... I should have the sludge still in my washer tested. There were no exhaust fans in either bathroom .... in Florida!! So let's talk about the 5 weeks in the middle of Florida summer I spent with no air conditioning, slept on the back porch as they dragged their feet to fix. The issue ... power lines rubbed raw by a tree the neighbors have complained about for years. The tree limbs that FPL took down were scorched ... SCORCHED. I'm sure I would have been held responsible for a fire! Now the move out inspection, what a joke!! They had the audacity to say I left the home with an infestation. ARE YOU KIDDING ME!! I paid Terminix for a whole year on their recommendation to ensure I did not have pests! Then they took $230 from my deposit for "pressure washing" due to dirt accumulation on the house. Again, ARE YOU KIDDING ME!! I treated that home like it was my own, breaking myself in the yard every weekend. I feel bad for the home itself which will never be treated with as much love and respect as I gave it. I feel bad for the neighbors to the left who are amazing and were such a joy to have as neighbors. The neighbors to the right will cause a constant rotation of rentees... to Invitation Homes delight. I loved that house and the neighborhood. I showed respect and constant upkeep only to lose $500 from my deposit that they held hostage unless I agreed with their decision. Once I received my check in the mail, guess what ... their survey had expired for me to tell them what I thought. Stay away from this organization. They are ruthless, unprofessional, and uncaring.
