Me and my wife live at 25170 Mountain violet way Menifee CA 92586 My experience with Invitation Homes has been extremely frustrating.
Within about two weeks of moving into our home, we began experiencing a serious plumbing/sewage issue. While showering, waste/sewage was coming back up through the shower. The issue eventually affected our bedroom as well, and the carpet developed a moldy smell. We ultimately had to replace the carpet in our room because of the ongoing problem.
This situation lasted from approximately October through February. Because certain areas of the home were affected and we were dealing with these conditions, we stopped paying the utility charges associated with the issue. Invitation Homes later told us that we owed a significant amount in utilities. We asked whether we could receive compensation because certain rooms in the home were not usable during this period. We were eventually given a $900 credit/adjustment, but we still had a remaining balance from the previous months.
In April, we entered into a stipulation agreement regarding our rent after falling one month behind. We continued trying to resolve the outstanding balance. Later, we were being asked to pay approximately $1,500 in utilities in addition to $3,245 in rent covering June 20 through August 20. We were unable to make the June payment, which resulted in us breaching the stipulation agreement.
We went to court, ultimately won our case, and were able to remain in the home. As of today, we are current on our rent and have gotten our rental account back in good standing.
However, we have now received a Notice to Cure Covenant or Quit stating that we owe $746 in utilities. We were told that the utility account is in Invitation Homes’ name and that they use a third-party company, Conservice, to manage the utilities. On September 15, we requested Conservice’s contact information so that we could address the issue directly, but we did not receive a response.
We are now being told that we need to put the utilities in our own name through Conservice because Invitation Homes does not handle utilities.
The biggest frustration throughout this experience has been the lack of clear communication. We have repeatedly tried to resolve the utility issue and keep our account in good standing, but the information we have received has not always been consistent.
I am sharing this review based on our personal experience as tenants. Our rent is currently paid and up to date, but we are still trying to resolve the disputed utility balance and get clear answers about how these charges are being handled.

But don't worry, they'll charge you for it even when you move out.
Also, don't even bother trying to get a hold of someone if you have another issue.. they will reroute your call like 20 times to different "operators" working in a call center in India who barely speak English. And don't forget, they'll charge you for whatever that issue is when the person you finally get through to doesn't submit the paperwork or get you the things you need.
I mean it's absolutely embarrassing that this company is still around the way it is ran. And good luck finding a rental home that isn't owned by them since they're allowed to just buy up all the homes. What a joke.

I have had an awful time since moving into and renting one of these homes. Moved into this hoa community with sod completely dead and dry as well as the front plant bed. What’s hilarious is my icon for this home on the invitation homes app shows what terrible conditions it’s in. Person who conducted my orientation assured me “don’t worry about it” and referenced near by properties in similar condition suggesting that “hoa probably doesn’t take these homes too serious.” Now violation are coming in and invitation homes is threatening me that I have 5 days to replace a lawn I should not be responsible for!
The sprinkler system was also inoperable upon moving in so any bit of lawn maintenance that tenants are responsible for couldn’t be carried out. Took months to fix and then sprinklers would not shut off! I was out of the country so my sprinklers system was on 24/7 for like 2 weeks. I made about 8 phone calls trying to escalate this maintenance request and no one seemed to care or think it was an emergency. Now invitation homes wants me to pay a ridiculously high water bill for something I tried to bring to their attention to that they didn’t want to address quick enough.
These people don’t care about these homes. It’s just another ticket and work order from never being fixed and everybody you can talk to is reading scripts trying to absolve the company from any and all responsibility for these homes and the condition they’re in. They do not take care of in between tenants.
Only nice thing I can say is when maintenance does make it out, they’re friendly and precise. Yet they tend to agree that invitation homes are problematic.

If you are considering leasing from Invitation Homes, run. In fact, I will be joining the many other tenants before me who have filed lawsuits against Invitation Homes for these exact deceptive practices, lease breaches, and habitability failures.
Also, do not be fooled by any generic response from Invitation Homes when claiming they "want to look into this" or "reach out to discuss" after leaving a negative review. They copy and paste the exact same template on every negative review purely to save face publicly while actively ignoring tenants behind closed doors. They have promised to address my situation repeatedly and have done absolutely nothing, nor have my issues from April's move in been resolved.
What they market as "move-in ready" home rentals is a complete illusion, and once you sign the lease, management will ignore you, drag their feet, and default on their own promises. I signed my lease in mid-April, but the property was in such appalling, filthy, and unfinished condition that my family couldn't even move in for two weeks. When we finally had no choice but to move in, we were met with a nightmare:
Dead & Faulty Appliances: A dead stove, a broken garbage disposal, and a dishwasher filled with stagnant water that was left unfixed for a week, leaving me unable to cook or feed my children. The replacement dishwasher was then installed so improperly it created a direct City Code Enforcement violation that required yet another vendor visit to fix.
Severe Pest Infestations: Literal anthills inside the house, ants bursting out of baseboards and electrical outlets, spiders everywhere throughout the house, and active insect bites.
Withheld Mailbox Keys & Utility Shut-Off: Management failed to provide mailbox keys at move-in, physically blocking access to our mail and critical utility notices. As a direct result of them withholding our keys, our electric utility service was shut off, leaving my family in the dark and creating a severe, preventable emergency.
Paying for Undelivered Lease Services: Invitation Homes forces tenants to pay mandatory monthly fees for services they don't provide. I was charged monthly for pool and amenity access passes that were withheld from me for nearly four months (finally provided in August). Additionally, I pay monthly for an HVAC filter delivery service, yet have never once been provided the correct filter size for this home's system.
Bowing Ceilings & Structural Maintenance Delays: Major structural and ceiling issues were reported immediately upon move-in, yet management dragged out basic repairs for months, forcing my family to live in unsafe conditions while continuing to charge full rent.
Broken Promises & Misleading Instructions: Property Manager Kareika Powell explicitly asked me not to terminate my lease or request a transfer in May, promising that once all repairs were finished, we would settle on a fair, written rent concession for everything my family went through. Before move-in, I was assured in writing that interior painting was approved, only to find filthy, mismatched touch-up paint throughout the home. I spent my own money fixing it without expecting reimbursement; however, Kareika specifically instructed me to submit my paint and supply receipts, only to turn around and immediately deny reimbursement after I provided them.
When pressed on these cumulative failures, management attempted to lump a separate emergency AC failure displacement credit in with the promised move-in settlement, eventually offering an insulting $480 adjustment, which doesn't even cover two weeks of rent for an unlivable home, let alone five months of lease breaches.
Management (Jayce C.) has since acknowledged key, amenity, and maintenance failures in writing. I have paid rent under protest and will be forwarding all documentation, photos, and written communications to legal counsel, the Texas Attorney General, and City Code Enforcement. Save yourself the stress and look elsewhere.

⭐ 1/5 — Paying Rent on Time Apparently Doesn’t Mean You Get a Habitable Home
I have NEVER missed a rent payment and have NEVER been late, yet this is how I have been treated by Invitation Homes.
My FRONT DOOR was broken off the hinge, leaving my home unsecured, and it took them OVER A MONTH to fix it.
My septic system backed up and RAW SEWAGE came into my shower. There was human waste in my shower for TWO DAYS before the problem was fixed.
My stove and fans have been broken for EIGHT MONTHS and still have not been repaired.
And somehow, while they cannot manage to complete basic repairs in a reasonable amount of time, they managed to add an unexpected $677 repair charge to my account. I was not notified about the charge beforehand or given a reasonable opportunity to question it. Instead, I found a letter on my door threatening eviction if I did not pay it within THREE DAYS.
Let that sink in: I have never been late paying them, but I can wait a month for a secure front door, two days with sewage in my shower, and eight months for broken appliances—while an unexpected $677 charge apparently warrants a three-day eviction threat.
The priorities here are astounding.
I have upheld my responsibilities as a tenant. I expect the company managing my home to uphold theirs, communicate transparently about charges, and address serious maintenance problems promptly.
Based on my experience, I would strongly encourage anyone considering renting from Invitation Homes to thoroughly research their maintenance practices, fees, and tenant experiences before signing a lease. Document EVERYTHING—maintenance requests, photographs, emails, charges, and notices.
I wish I had known what I was getting into before renting from them.

I am extremely disappointed with the customer service I received from a certain representative when I was finally routed to someone in the local Invitation Homes maintenance office regarding an ongoing and increasingly serious plumbing issue.
I explained to Jasmine that we have had more than five visits related to this ongoing issue, and it has now progressed to an active leak where water comes through the ceiling into our dining room every time the upstairs shower is used.
Jasmine reviewed the work orders and acknowledged the previous visits and scheduled appointments. I specifically explained that the current request showed an in-home technician assigned, not a plumber, and that the shower issue needed to be addressed separately.
She then told me that a plumber had been at the home that day but appeared to have addressed only the sink and had “missed the ball” by not addressing the shower. I repeatedly explained that this was incorrect. The sink and shower were separate maintenance requests, and the plumbing company had only been assigned the sink work order. I had even confirmed this when they called to schedule the appointment. Before leaving our home, the plumbers specifically asked me about the shower because they were responsible in the past for addressing the said issue. They saw the request online but nothing more regarding the problem because it wasn't assigned to them.
So I want to be very clear: I do not believe the plumbing affiliate was at fault. They completed the work they were assigned to perform.
What was especially frustrating was Jasmine's continued attempt to place responsibility on the plumbing affiliate rather than acknowledging that there appeared to be an issue with how Invitation Homes assigned or managed the work orders. I was calling Invitation Homes because I needed someone to understand the history of the problem, take ownership of getting it properly addressed, and escalate an active water leak—not argue with me about who was responsible.
Throughout the conversation, Jasmine repeatedly told me to “calm down.” I was understandably frustrated after more than five visits, an unresolved plumbing problem, active water intrusion into another room of our home, and now being unable to use our dining room. Rather than acknowledging the seriousness of what I was reporting and focusing on a solution, I felt my frustration was being dismissed and the company's handling of the situation was being defended.
I understand that difficult maintenance situations can be frustrating for everyone involved, and I do not expect a representative to personally be responsible for everything that happened before my call. I do, however, expect someone working in customer service to listen carefully, accurately understand the work-order history, take an active water leak seriously, and focus on resolving and escalating the issue rather than repeatedly telling a resident to calm down.
After multiple unsuccessful attempts to resolve this maintenance issue, this interaction only added to an already unacceptable experience. I hope Invitation Homes reviews both how this maintenance request has been managed and how my concerns were handled during this call.

We have been trying to resolve a check reissue with Invitation Homes for weeks. The original check was issued in a way our bank would not accept, and we promptly requested that it be reissued correctly. Since then, we have made repeated calls and follow-ups and received conflicting or incomplete information about whether the replacement was actually sent.
On September 15, we received an Invitation Homes FedEx request showing that an overnight shipment had been requested and approved. However, we were still not provided with a FedEx tracking number or clear confirmation that the replacement check had actually been tendered to FedEx.
This should have been a straightforward accounting issue. Instead, it has required repeated calls, emails, and escalation just to obtain money that is already owed to us. We have retained all correspondence, call notes, and documentation regarding this matter.
We are asking Invitation Homes to provide three simple things: confirmation that the original check was voided, confirmation that the replacement check was issued, and the FedEx tracking number.
Patricia Connor and Yuderka Loyola unfortunately have been less than helpful, we have tried to do this civility but will be moving forward with a lawsuit. Neither have provided factual evidence and have lied. Do not rent from either of these people in Charlotte, NC. We are out $2,023.00 and will be pursuing giving charges to remedy. Under NC state law you need to provide refund within 30 days we’re at 31 days without a reprinted check.
I will update this review when the matter is actually resolved.

I live next door to an Invitation rental. We own our home and take great pride in it. Unfortunately there is a jungle growing in their backyard and I have contacted Invitation about it multiple times. I was told three weeks ago it was on their maintenance schedule but as of yet nothing has been. They are now just ignoring me. If this is the way they treat their tenants then I feel very sorry for them. No one in their right mind should rent from these people.

IH only cares about the dollar. I have had issues every year I've been in there property regarding the AC going out each summer. The 1st year the guy came out showed me it was an out dated unit that needed to be replaced.But he did patch work because IH only approved that.Only for the following yr and every afterwards it kept going out during mid summer heat.This time they finally replaced it and I was with Ac for a month...Such a big company who only cares about the money.Not understanding people will get tired and will work on their credit and come out with a 800 credit score and buy their own home.IH is trash

My husband and I moved into our home with this company two years ago and have been having some financial hardship. If you go through financial hardship and fall behind on rent just a little bit expect to pay $1000 worth of lawyer fees. They send you hundreds of pay or surrender letters and file a Dispossessory warrant , even if it’s only been a month of missed Rent payment. We have been paying every month but late due to a financial crisis we are going through. There’s no room for error with this company because they will file immediately. We’re trying to pay the rent we owe, but they keep adding lawyer fees on our rent payment. Now we have to pay our rent payment and $1000 worth of lawyer fees. Can’t catch a break here. How are we supposed to catch up if you are continually adding more fees on top of our rent payment.??

First of all, we had been dealing with this guest bathroom situation for quite a while. I went ahead and put the work order in on August 31st. At that point, the shower handle was jamming up or falling completely off, so we could barely use it. But instead of sending a real plumber, Invitation Homes sent out basic techs who kept putting temporary band-aid fixes on it or either NOT DOING ANYTHING at all! They had a tech come out 3 separate times until one tech came out and broke the valve handle completely off inside the wall. He DID NOT inform me at all which resulted in water just running nonstop. When I called “emergency maintenance” to ask where the main shut-off valve was, one rep told me to go ask my neighbors for help, and another said they couldn't help me locate it. Instead of showing any real help or urgency, the rep on the phone decided that it would be MORE HELPFUL to read off a list of tenant responsibilities regarding property damages. Sooo, I had to go outside, hunt down the valves myself, and shut off electrical breakers just to keep the house from flooding. My daughter couldn't even go to school that day, and we were stuck in a dark house with no power, unable to even cook for ourselves. Invitation Homes left us sitting without water for almost 10+ hours while they tried to find a vendor. When Chris from Statewide Plumbing finally got here at around 7:20PM, he opened up the wall and showed me the absolute nightmare inside. The pipes were completely rusted, corroded, and leaking behind the dry wall. Someone had literally crammed a bunch of random rubber washers into the showerhead and spout as a CHEAP QUICK-FIX in the past. There was so much dirt and debris trapped behind the wall that it was the only thing stopping the water from leaking straight into my kids' bedroom and closet next door.
If Chris hadn't pulled those ruined pipes out and replaced everything, our house would have been completely flooded. He stayed past 11PM working hard to get our water back on, and he was INCREDIBLE, but the fact that Invitation Homes let a property get this neglected is unbelievable. Leaving a family without power or water for 10+ hours because of years of cheap patchwork is WILD and COMPLETELY UNACCEPTABLE.

Update 9/21: Invitation Homes has now provided the calculation used for my water credit, and the methodology is seriously concerning. Instead of using my normal pre-issue billing history as the baseline, the calculation uses an average that includes the very period of elevated bills being disputed. That necessarily raises the “normal” benchmark and reduces the calculated overage.
I also spoke with the property manager today and found the way I was spoken to completely unacceptable. I was talked over, spoken to aggressively, and essentially told to be quiet and let him speak. He also blatantly misrepresented what he told me on 8/17 and that in itself is incredibly alarming.
I was then told that a director was in a meeting and would call me back once he was out. It has now been more than two hours, and I am still waiting.
I have spent months trying to resolve this through the proper channels. At this point, I am no longer interested in repeated promises of callbacks or explanations that do not address the actual issue. I want the calculation corrected, the continued elevated billing addressed, and this matter resolved professionally.
Update 9/18: Invitation Homes responded by sending me my complete resident ledger, containing every transaction associated with my tenancy. While I appreciate having the additional documentation, sending an entire ledger does not answer the question I asked.
The ledger confirms that the $250.35 credit was for the high water bill, but it does not explain how that amount was calculated. I requested that calculation in writing on September 16 and, as of today, have received no response.
I am simply asking Invitation Homes to explain how they arrived at $250.35.
I am still trying to get a clear resolution regarding the water-billing credit I have been discussing with Invitation Homes.
On August 17, I spoke with an Invitation Homes representative regarding elevated water charges covering approximately August 2025 through March 2026. I was told that the issue had been resolved and that he only needed to calculate the credit and apply it to my account. I was specifically told that I would receive a follow-up that same day.
Today is September 10. I have received no follow-up, no explanation of the calculation, and no written confirmation of the amount of the water credit despite my subsequent attempts to obtain an update.
I have now discovered a $250.35 credit on my account labeled only “Concession - Other.” There is absolutely nothing identifying this as a water-billing credit, and no one from Invitation Homes has contacted me to explain what this credit represents.
If the $250.35 is intended to be the water credit, I am requesting written confirmation and an itemized calculation showing exactly how Invitation Homes arrived at that amount. The water issue spans approximately August 2025 through March 2026—roughly eight months of elevated charges—so simply posting a $250.35 “Concession - Other” with no explanation does not allow me to determine whether the amount accurately reflects the overcharges during that period.
Please provide the original and corrected water charges for each affected billing period and the amount of credit attributed to each month. If the $250.35 concession is unrelated to the water issue, please explain what it represents and provide the status and amount of the actual water credit.
After waiting since August 17 for something I was told had already been resolved, I should not have to discover an unexplained credit on my account and then guess whether it is the adjustment I was promised. I am simply asking Invitation Homes to provide a clear accounting of what I was charged, what was corrected, and how the credit was calculated.
That's the one I'd post. It's firm without giving them an opening to dismiss it as a rant. And the strongest part is that you're not even accusing them of calculating the $250.35 incorrectly yet. You're saying, essentially, “I can't possibly know whether it's correct because you haven't told me what it is or shown me the calculation.”

DO NOT rent from this company - we leased a home for 6 and a half years - both my husband and I lost our jobs so we needed to move out 4 months shy of the end of our lease and we are being charge for that - they used our security deposit for all at the repairs that they should have been responsible for after 6+ years of normal wear and tear! We CAN NOT pay $4500 for early lease termination! They have gone in and redone the flooring and replaced all the appliances- why not do that when we were there! We requested a simple carpet cleaning after 5 years and was told that it was our responsibility! This company is not a good company to deal with. There were also squirrels in our attic getting in by a hole in the house and again we were told it was our responsibility- yes it would be if we were owners and NOT renters!!! Use any company other than Invitation Homes!!

I keep having bad rental experiences with INVITATION HOMES.
First off this is not an unprompted review. These are true and accurate accounts.
I am a current tenant with INVITATION HOMES.
Recently i received a notice of abandonment letter ,at the residence that i lease from them.
I was never contacted by email,phone ,or text by an agent, prior to the letter being posted.
The following day ,i received another notice,stating notification of payment returning my current rent payment.
I paid the rent on time ,matter of fact,early, and haven't moved out......
So ,as you know, i was totally surprised.
Naturally i reached out to them,to sort ,the matters,to avoid any further issues.
Upon speaking to an employee,i was told that i owe fees for utilities that are supposed to be included in the rent payment, that's when he changed up, and said i missed a monthly payment 2 months prior. Mind you, i have paid twice ,since that time they said.
Anyway, after careful investigation of my payments, i found that there are no monthly rent payments missed.
This means there was a processing payment error ,on behalf of INVITATION HOMES.
The payment they returned ,now makes it look like i owe , because they didn't accept it,citing unpaid rent.
I wanna be fair to them ,give them the benefit of doubt, unlike they did me, and just say you made a clerical error. People make mistakes.
Unfortunately, when i tracked the money orders ,used to pay the rent, they said i didn't give them, i found the that they were received and cashed. This is where dishonest practices have taken place i believe.
Now i have to spend more money to resolve this issue , if they don't admit error.

PLEASE AVOID WASTING TIME DELIVERING NOTICES OVER FALSE CLAIMS , THAT COULD HAVE BEEN USED TO GET THE JOB DONE RIGHT. I STILL RENT FROM YOUR COMPANY DISPITE THE HORRIBLE REVIEWS AND BAD REPUTATION INVITATION HOMES HAS CURRENTLY , IN THE PAST, WITH ITS TENANTS, IN MANY DIFFERENT STATES.
PLEASE TAKE THIS AS CONSTRUCTIVE FEEDBACK ,INSTEAD OF BACKLASH OR A BAD REVIEW . I WANNA BELIEVE THERE IS NO INTENTIONAL EFFORT TO DEFRAUD ANY TENANTS RENTING FROM INVITATION HOMES.
44.4 MILLION IN SETTLEMENTS JUST SEEMS WRONG. THIS IS PUBLIC INFORMATION.
IM JUST LEASING A HOME FROM THEM , NOT TRYING TO BE FINANCIALLY TRAUMATIZED BY MY LANDLORD.
SADLY LIKE ALL THE OTHER VICTIMS, I'M GOING TO THE FTC AND COURTS TO REMEDY AN OBVIOUS ERROR ON THE BEHALF OF INVITATION HOMES....I hope this post reaches those necessary @ INVITATION HOMES ,who can create changes that will bring positive change in the future.
