Invitation homes hires inexperienced property managers that do not call tenants when disputing or complaining, they have someone call with even less experience and cannot answer additional questions. They show no care for their tenants. Vermin entered the walls of the home I am renting from exterior holes on the house and they tried to bill me for it. I disputed the charges and they refuse to remove the charges even though the pest control report and photos clearly show the reason. In addition, prior to me moving in they did some shady work on the electrical panel. Three years later the city comes to hand me a violation for it. They sent an electrician out who broke up the stucco around the electrical panel and left it open for months allowing more pest to get into the house. I’ve been fighting this issue for 3 to 4 months now, here we are July 3 with the stucco wide open and they do not want to take accountability for the vermin. Over this corrupt company and the courts will decide.

Update as of July 24, 2026, still no follow up email. On top of that they received a violation from the city for the electrical panel not being permitted and they billed me back $5500 for something that’s not my responsibility. stay as far away from this company as you can their investors, and everybody associated are a bunch of scammers and money hungry. They claim to give top-tier service that’s false advertisement. Their staff obviously doesn’t know the laws and the rules of property management in California.

If I could give Invitation Homes zero stars, I would. Renting through this company made our first experience living in a home incredibly stressful and disappointing. From the beginning to the end of our lease, we dealt with constant issues, poor communication, broken promises, and a complete lack of accountability.

The problems started before we even moved in. Obtaining our lease was unnecessarily difficult and incredibly stressful. We repeatedly tried to get the finalized lease, but despite our efforts, we did not receive it until the very day we were scheduled to move into the home. Being expected to move without having adequate time to review the lease beforehand was unacceptable and set the tone for the rest of our experience.

One of the biggest frustrations involved our HOA amenities. Our lease stated that HOA dues would be paid, yet Invitation Homes failed to pay the HOA. Because of this, we never received the community amenity access keys that residents were supposed to have. We paid rent expecting to have access to the amenities included with the neighborhood, but Invitation Homes did not uphold their responsibilities, leaving us without benefits that were part of the community.

They also failed to honor the terms of our lease regarding pest control. We experienced a severe fly infestation within the first 30 days of moving in, and we were told we would be reimbursed for the pest control services as outlined in our lease agreement. Despite following the process and paying out of pocket, we were never reimbursed. We followed up multiple times and either received no meaningful response or were given the runaround.

Maintenance was another nightmare. Requests took far too long to be addressed, and when they were, the responses were often unreasonable. We reported a leak in the home, expecting someone to investigate and repair it before it caused further damage (surprise it did). Instead, we were told that if we wanted them to do anything about it, we would need to poke a hole in the wall ourselves. No tenant should ever be instructed to damage the property just to get a legitimate maintenance issue taken seriously.

Throughout our tenancy, it felt like Invitation Homes had no interest in honoring the commitments they made in the lease or providing even a basic level of customer service. Communication was poor, issues were left unresolved, and we were constantly forced to spend our own time and energy chasing answers that should have been provided without question.

Overall, Invitation Homes consistently failed to communicate, failed to follow through on their obligations, and failed to provide the level of service that tenants deserve. What should have been an exciting first experience renting a home became an exhausting and frustrating ordeal because of their lack of professionalism and accountability.

I would strongly discourage anyone from renting through Invitation Homes. There are far better property management companies that actually value their tenants, honor their lease agreements, and respond appropriately when issues arise. Save yourself the stress, frustration, and disappointment by renting elsewhere.

Our experience with Invitation Homes has been incredibly disappointing.

The home was not in the condition it was represented to be when we moved in, and maintenance issues continued throughout our tenancy. The most serious issue involved suspected water intrusion and mold in our son’s bedroom and master bathroom. Contractors opened a wall in our child's bedroom to investigate, found mold and left it that way and was told that they weren’t fixing the problem that invitation homes would reach out, it’s been a month without completing the repair or providing meaningful updates. Instead of fixing things they put a bandaid over it and say they fixed the problem.

We have young children, and our family's health and safety should have been a priority.

Despite asking multiple times to speak with a manager, no manager has ever contacted us directly. Instead, we received emails from other employees, and we continued to be addressed by the wrong name even after bringing it to their attention. The lack of professionalism and communication has been extremely frustrating.

Now, after deciding to move because of the unresolved conditions, Invitation Homes is attempting to charge us an early termination fee instead of taking responsibility for the issues we experienced.

We cannot recommend renting from this company based on our experience.

I have moved out on April 30th as agreed upon my lease terms and as of today I have not received my deposit. They do I fact tell you how much you’re going to receive within 30 days, but that’s not the same as receiving it. I contacted them June 4th to inquire about my refund check and was told it was cut on May 28th and to allow 30 days. I still live in the same state it should not take 30 days but I waited and here we are 30 days later and nothing. I emailed them last week and no response and I’ve been on hold now for over half and hour and no one answers. I can see why they were sued. Save yourself the headache and do NOT rent from them!!!

Once you pay the application fee, if you dont qualify they keep your money. So you pay them for nothing. Also they get back to you months later on a rental interest. Don't bother. Wish I would have seen the reviews prior to giving them over $300!

I wish I could give zero stars. This is a horrible company. Bug infested, filthy homes with broken pipes and mold are what they rent out. *I’ve already talked to the company and have no desire to give them anymore information. The pictures speak for themselves and a burst pipe since April!*

If I only think about my experience I will start crying. You need to do a lot to get approved for a rental, what of course is fine, but they do nothing for you. They rent me a house with a broken A/C. A waterheater vent that was not working. Carbonmonoxide came free!!!!!!! And this were just two of the main issues. The house was gross, paint stains everywhere even on new floors and new kitchen. And the communication is terrible!!!!!!

Francisco is outstanding. Always knows his job and what he is doing. He is polite, curious, friendly treats residents like he would want to be treated. Other techs should take lessons from him cause he does know his job no question on that.

Everyone at Invitation Homes from the time we put our application in to the time we moved in has been amazing very friendly, professional and kind during all processes we greatly appreciate everyone at Invitation Homes and we're happy to be leasing with them

The worst they close orders without completing when there are cost associated. I have been receiving the wrong size air filters but charged monthly, charged for solar panels that do not work people who own houses pay 80.00 renters pay upward 300 plus. On brand new house flooring shifting was inspected by contractor said repairs needed order closed. If they incorrectly charge you and offer a credit you never see it on the monthly ledger. List goes on

We are going on the second year renting from Invitation Homes this company definitely stands out compared to any other management companies we dealt with in the past, we had about three of them during the 14 years of renting.
Invitation Homes are very reliable. Their services are fast without any hassle and they are very easy to talk to.
We are very happy with them!

Did work order in a professional manner, installed part after a week

Worst company you want to rent a home from. These people are like communists. At the beginning they make feel like a king and very welcomed, and after they get you hooked on a lease they treat you like shit. Nobody ever answers the phone to solve your problems. Only some customer reps from the middle east that don’t do anything, just take a message to pass it along which never gets replied btw. The representatives that they assign to you at first disappear and you never hear from them again. They force you to take a cable and internet company of their choosing as well as all the other utilities and pool maintenance at whichever price and you can’t do anything about it. They force you to pay a/c filters every month even when you are supposed to change it every 3 months. They will send a million companies to fix anything that gets broken in order to save money instead of replacing it while you are not getting to use it. They always give the reason to the vendors or anyone else but you, in their minds the tenants are liars and people who are begging for attention or care instead of the main source of every salary in that goddamn company. And last but not least, don’t expect a penny back from your security deposit. No matter how spotless you leave the house, they do the inspection after you are gone which I suspect should be illegal, so that they can make up damages in order to keep the deposit. These three years with them was hell on earth. So if you are remotely considering renting from these demons, think again.

Invitation Homes is great because they schedule periodic visits during which we can express concerns or issues. For example, we conveyed that our garbage disposal sounded backed up and during this visit, the rep submitted a ticket and the next day the plumber came out for the repair. We're very happy that this company cares about the property it manages because we have had experience where they do not, in Florida so this is a breath of fresh air and alleviates our anxiety. While I’m not always %100 happy with Invitations Homes I am pleased with the work that was recently done to fix a problem with a dehumidifier that stopped working. They sent out another tech who solved the problem and fixed it and explained what to do the next time it stops working. Thank you Idris.

After renting over a year you will be charged for maintenance visits, that are not caused by you. PLEASE make sure you document everything at the time of your move in and take photos. I have received over $200 in maintenance fees.

I have been living in a wonderful IH home for 11 years now. I have been treated very well by the staff of IH. The IH techs are really great. Even in times of emergency maintenance, they have not failed me. I was in the hospital after having a heart attack when my kitchen sink developed a leak. They fixed it quickly, cleanly, politely and understood I was moving slow in recovery. I can't say enough about the time I have had with IH.

You can go find my precious 2 star review back around May about all the trouble we went through with damn near every amenity. After posting that review my phone got some attention from Invitation Homes talking about reimbursing us for all our troubles, our person will reach out to you Wednesday when she’s back in office, all the excuses. They still ordered a wrong dish washer for us when one finally came in. Reordered a new one to fit which took another couple of days to get there. So we hand washed dishes for about 3 months. Which again, not a problem, IF I don’t pay for a dishwasher. The only reason I bumped it up to 3 stars is because a service technician was awesome who came and installed our dishwasher and was the one who knew which dishwasher we needed. And Tina, whatever section she works with in the company seemed to communicate pretty well. But in the Aurora area, I’m not sure who’s running it or in charge of it, but they need some help. They’ve stopped reaching out, we were NEVER reimbursed for any amount of money. The only communication we’ve gotten was an email with our car parked outside the garage because I had been loading tools in the back and hadn’t moved it yet and that would violate an HOA fee.
