Disappointing service and lack of transparency from start to finish

After many months with Your Move Dumfries, we removed our property from the market due to a deeply disappointing level of service throughout the sales process.

While I understand that property sales can fall through and buyers can change their minds, the core issue here was not the outcome, but the repeated misinformation, poor communication, and lack of transparency from the agency.

At the outset, we were given clear assurances regarding proactive management, communication, and buyer qualification in order to secure our instruction. Unfortunately, those assurances were not met at any stage of the process.

Throughout the sale, we had to repeatedly chase for basic updates and were given information that later proved to be inaccurate or incomplete. Key aspects of the chain were not clearly communicated, and at times we were operating on assumptions that turned out to be wrong.

This lack of clarity directly affected our ability to make informed decisions and created unnecessary stress, uncertainty, and financial risk during an already pressured period. The handling of the chain felt reactive rather than actively managed.

We also experienced inconsistent communication between staff members and were informed of comments and updates during the process that were, in our view, inappropriate and unprofessional to be passed on to clients.

Ultimately, we lost confidence that our sale was being properly managed or that our position as the seller was being protected.

While individual members of staff were polite in their interactions, the overall service delivery fell well below a reasonable professional standard.

Based on our experience, we would not recommend Your Move Dumfries.

First impressions make a difference

First impressions make a difference. From walking through the office door on the back of reading reviews I was impressed by the friendly, professional greeting. Everything was explained clearly and concisely, great communication. The whole process from valuation, marketing and viewing was slick and well informed which all contributed to a quick sale at the market value. One very happy client

Avoid

WARNING: If you withdraw from this branch because they fail to sell your home, expect to be hit with a discretionary "AML fee" termination penalty.

We instructed Your Move Whickham for nine months last year. They failed to secure a single second viewing, let alone an actual offer, directly costing us our onward property purchase.

This branch mismanaged our strategy from day one. After launching with a overvaluation and promises of a quick sale, our listing sat stagnant. Meanwhile, two comparable properties on our exact street sold within weeks through other agents—proving the issue was agency performance, not the market. Despite us promptly dropping the price by 10% to find the true market, their total lack of strategy still yielded absolutely nothing.

They arranged roughly 20 viewings with a 0% conversion rate. We withdrew before Christmas, exhausted by constant domestic disruption for unvetted "tyre-kickers" who just fancied a nosey around. The agent continuously passed on feedback regarding unchangeable layout features (small third bedroom/garden, downstairs bathroom) that any competent agent should have pre-vetted before booking them in.

A month later, they sent a completely unexpected invoice, aggressively pursuing a wholly discretionary "AML fee" exit penalty handwritten into the small print. This directly contrasts with their "NO SALE NO FEE" marketing. Passing this cost to consumers as an exit penalty is a choice most reputable independent agents absorb.

Following a formal complaint, their own Operations Director confirmed in writing that the branch holds no record or proof of ever providing us with the statutory contract documentation. Yet, they still ruthlessly upheld the charge. We eventually settled under protest strictly to safeguard our ongoing move.

Avoid this branch if you expect basic professional competence, regulatory compliance, and an agent that can actually sell your house.

Our pricing and marketing strategy was recommended in good faith based on market conditions at the time and did generate a consistent level of viewing activity. We would not generally seek to discourage potential buyers before viewings by heavily focusing on subjective layout points, such as bedroom size or bathroom position, as buyers often form very different opinions once they have physically viewed a property.

Following feedback received during the marketing period, Chris Warren, the Branch Manager, personally attended the property to discuss a revised strategy and provide recommendations designed to improve the property’s appeal and saleability. These recommendations involved actions that needed to be carried out you as the sellers before the revised marketing strategy could be implemented.

Whilst the revised approach was agreed in principle, the recommended actions were not undertaken, meaning we were ultimately unable to proceed with the revised marketing plan as discussed.

With regard to the AML charge, this is a standard compliance charge applied across all Your Move Chris Stonock branches and is entirely separate from any sales commission. The charge and terms were clearly set out within the signed agency agreement. This matter was independently reviewed following your complaint to The Property Ombudsman, who concluded that the charge was clearly disclosed, reasonable, and fairly applied under the contract agreed.

Whilst we appreciate your frustration that a sale was not achieved during our instruction, we do not accept that the service provided fell below professional standards.

Excellent service

From the valuation to the property being sold the staff were all extremely helpful. We had quite a few problems throughout and they did everything that they could to support both myself and our buyer. It was touch and go whether our sale went through in time but Kirsty was so helpful doing everything she could, even persuading our developer to let us have access to our property early. We would 100% recommend.

WITHHOLDING RENT FROM A RECENTLY WIDOWED LANDLORD – DISGUSTING
Absolutely appalled by Your Move Brighton. They are currently withholding rent money that belongs to my recently widowed aunt. Instead of supporting a vulnerable client during an incredibly difficult time, they are keeping her funds. We have been forced to hire a solicitor just to get the money she is legally owed. Completely heartless, zero communication, and utterly unprofessional. Avoid this company at all costs if you expect to actually receive your rent.

We are very sorry to hear of the stress this situation has caused your aunt during what is clearly a very difficult time.

However, we must clarify that we were legally required to obtain specific documentation before releasing funds, in order to ensure compliance and protect all parties involved. Since being informed of the missing rent on Friday, we have spoken with your aunt several times a day and also requested the required documentation from the solicitor multiple times.

The necessary documents were received on Wednesday morning, and the funds were transferred that same afternoon.

We appreciate that delays in these circumstances can be upsetting, but at no point were funds being “withheld” improperly, and we acted as promptly as possible once the legal requirements had been satisfied.

We have spoken with your aunt since then who is now pleased that the situation has been resolved and thanked our team for our help.
