Extremely Disappointed — Unfair Charges, Poor Communication & Misleading Conduct
I recently ended my tenancy at Luminary Point, New Acres Wandsworth managed by Urbanbubble’s Resident Services Team, and my experience was frustrating, stressful, and financially damaging.
Despite providing two months’ notice and putting in hours of cleaning (plus over £100 on cleaning products), I was unfairly charged £350—almost the full maximum allowed—without any detailed invoice or breakdown. My requests to have an inspection prior to moving out were blocked due to a rigid and unreasonable two-week notice policy that was communicated too late to be useful.
I was also wrongly charged £180 for minor wall damage, even though maintenance confirmed they would fix it free of charge. Only after repeated complaints was this fee removed.
To make matters worse, I accidentally overpaid rent by nearly £2,000 during a difficult personal period. Though I immediately reported the mistake, Urbanbubble took over a week to refund the money, causing significant financial strain. Further to this, they only acted after I threatened to escalate the matter to my bank.
Worse still, they submitted misleading paperwork to the Tenancy Deposit Scheme, which complicated my dispute over unfair charges.
Overall, Urbanbubble’s handling of my tenancy end was marked by poor communication, lack of transparency, and what I believe to be bad faith practices. I do not recommend them and urge potential tenants to be cautious.

Lovely Team - Big Improvement!
Ali visited my flat for the mid term rental inspection and he was absolutely lovely, completed the inspection quickly and with no disruption/disturbance/inconvenience, he also logged our maintenance issues and told me how to raise these for repair. In the past couple of months I have also been emailing Myat and Rose, who have also been lovely and helpful. I have lived in this property managed by Urban Bubble for 4/5 years now and in the past the service and communication has been absolutely appalling, not sure if there’s been a change of management but everyone now is great and super helpful. Please keep it up! :)

Ongoing Leak and Unresolved Service Issues with UrbanBubble
On the 5th of May, I reported a ceiling leak in our apartment to UrbanBubble, which appears to be originating from one of the apartments above. I emphasised the urgency of this issue, not only due to the general need for prompt resolution but also because we were one month away from our due date in a high-risk pregnancy.
As of the 3rd of June, the leak remains unresolved. A contractor was sent to assess the situation; however, they were not provided with our contact details, which nearly resulted in a missed visit. Furthermore, no solution has been offered despite their inspection.
We are now just six days from our due date, and the leak continues. This situation reflects the ongoing poor service we have experienced with UrbanBubble over the past decade, with numerous similar instances that reinforce our concerns.
Based on our experience, I strongly advise others to consider these service issues when engaging with UrbanBubble.

Mr. Ali was at the property for mid term inspection and he was very pleasant and professional. He did the inspection in time and was very patient to discuss any problems at the property. Truely he was empathetic and assured. Megan, our property manager is also very kind and supportive. She promptly replies for any query that we raise.. 👍👍
