Extremely poor upkeep on the Redrow…
Extremely poor upkeep on the Redrow Witham Development. Dead trees, plants and areas that are very poorly maintained. When the ‘landscapers/ gardeners’ (and I use those words in very loose terms) do turn up, they spend 5 minutes mowing a patch of grass then the rest of the time talking and smoking. Trinity have zero transparency for their costs, and I am sure wets their finger in the air to come up with a made up figure. The development is going downhill fast but they would rather take the money and do nothing about it. If you find out Trinity are your estate management company before buying - my advice is to run.

Redrow Mulberries estate witham is managed by what they claim is a management company!
They get reviews removed!!!!!!

No quality control procedures
Refuse to meet residents and discuss concerns and charges
Health and safety In play areas are hugh concern
Dog bins overflowing
Extra charges with no explanation

Contractors charge the estate for works not completed and trinity do not hold contractors accountable
Over spend on grass cuttings by £10,000, sorry did grass not need cutting last year?
Charge for new trees to be planted, even though they did not look after them that’s why they needed replacement
Estate that bad we had no choice but too contact local MP and housing a welfare
Charge extortionate prices and find out they only part manage the site
When expressing our concerns they play victim
You can guarantee i will get usual automated response, there is so many more things that we are unhappy about or don’t work like street lighting etc.

Disgusting service
Disgusting service! Constantly high charges where no work is done. Dog waste and litter bins always overflowing, causing a health hazard, even in children’s play areas. Next to no landscaping and gardening, probably due to how little they actually attend the Redrow Mulberries site that they are paid to maintain! We get sent extra charges with little to no explanation, when they haven’t even done the work they’ve promised to do and that we have already paid for! We now our MP Priti Patel on contact with them as she agrees that the service level and their constant increase in fees is not acceptable! Also there is a contaminated duck pond which is full of concrete which has been this way for months, even though Trinity were tasked with clearing this!

Terrible management company
Terrible management company. I have had nothing but negative experiences. Since I moved into my flat in the Mulberries Witham development my monthly service charge has risen from £111 to £224, over a 4 year period. This is an extremely unreasonable increase, significantly above the level of inflation, and given trinity seemly provide very little service, I am not sure what the basis for these increases are? There has been no increase in the service provided or the facilities available to myself. I have many friends who live on managed estates within Essex who pay no where near the amount that I am paying and some have more facilities than we do. Any issues that we have with the estate seem to be no longer trinity’s issue, so I’m not actually sure what their responsibilities are? Other than constantly replanting trees that don't need to be replanted and then charging us thousands for it.

I've had a good experience working with Trinity. They’ve been professional, responsive, and generally on top of things, which made the overall process smooth. There were a few issues that I would’ve liked to see resolved a bit sooner, but communication was always clear and courteous. Overall, a reliable and supportive team—I’d happily recommend them.

Awful service
Avoid at all costs...
We have Trinity managing the Doulton Brook estate in Stourbridge absolutely diabolical service, the Estate Manager and Regional manager are very unhelpful and make no attempt to resolve our many issues on the estate. In fact we have been told that if we have raised an issue, we in fact can no longer discuss the issue again despite no resolution to the issues.

Trinity Estates are holding residents on my estate to Ransom. They overspend on grass cutting and non-existant tree planting and then tell all the residents that they need to pay up for the £10K they spent OVER the budget they had, with no recompense for them and we get threatened with legal action and telling our mortgage company if we dont pay up!
WE ARE FREEHOLDERS, WE SHOULD NOT BE SUBJECT TO THESE DISGUSTING RENT CHARGES THAT HAVE RISEN ABOVE INFLATION AND ARE NOW 50% HIGHER THAN WHEN I MOVED IN

Not surprised they have very low rating
They sent out 11 emails to Leaseholders in the space of 10 days in June 2025, trying to describe and quantify their charges for the maintenance. For most similar companies one good email would suffice. Every email/attachment was different as they had got so much wrong. They already, in January 2025 and again in April 2025 sent out demands for maintenance that were over and above the usual cycle of payments, saying they had made budgeting errors and that we had to pay an extra £121 and £304 immeadiately. Just assuming I can find this money immeadiately because of their errors. After several separate email exchanges with one of their Senior Managers Lois Gibbs and one very long phone call in June/July, she admitted she wasn't very good at percentages! Whilst she was polite and friendly, I found out that the maintenance charges were increasing 271% from last year and that I would have to pay over £1580 immeadiately in addition to what had been already paid in Jan and April, AND that a further £1580 would need to be paid in December. Lois told me that the total cost of all block and estate budget had gone up by 89% which is bad enough, but could not explain why I am paying 271% more this year than last (£1326 in total for 2024). Despite asking for an explanation on the huge discrepancy, and her nonsense emails since, which explain SOMETHING ELSE, she has not explained why my increase is totally out of line with the overall increase. I have to assume that other leaseholders are paying massively less than me to bring the 271% down to 89% overall. Why? I have the smallest flat on the whole estate. I tried 8 times to ring her again, but she has not answered. I sent one final email to her a few days ago asking her to ring me to explain the nonsensical emails, but she hasn't. I have borrowed some money from my son, as they immeadiately threaten you with interest charges even though the 271% increase was only notified to me 2 weeks before the demand date.
Trinity communications are absolutely awful. No summary, explanations in plain English or apologies in their bog standard blank emails with multiple incorrect spreadsheets attached. When I tried to politely suggest a few improvements to one of the team, she said, NO, THATS THE WAY WE GET IT SO THATS THE WAY WE SEND IT OUT.
They have ruined my year and finances.

We have Trinity on the Redrow Estate in Witham, absolutely diabolical service, Charlotte the Estate Manager is rude and unhelpful.
Estate poorly maintained despite charging residents excessive amounts of money per year, they then decide to add an extra £20 to the bill because they claim to have cut the grass more times than planned.... Absolutely no proof.
Trees are dead and not maintained, overflowing dog waste bins, we have now inlisted the help of our MP to hold these cowboys to account.

Cant see where the money goes!
The bills keep going up but still no improvements are made to our communal areas and our roadsides are overrun with weeds. I honestly don’t know what the money we pay is being spent on!

BUYERS BEWARE
Absolute shambles of a management company, do not buy a house on an estate this company so called manage! Over £360 per annual management charge then you get further invoices to pay! Additional charges to cut the grass £10,600!!! Are you telling me council don’t cut the grass on estates they manage? Property management is so poor, the communication is poor, they refuse too meet you to discuss issues, works charged for but not complete or to a high level, no quality control produce in place, they deny all responsibility, they claim to manage the estate but I question if they can manage to make a cup of tea it’s that bad, customer service and communication is zero too non, it’s always someone else’s fault, they are never accountable.
It’s got that bad on the estate we had no choice but to arrange a meeting with local MP and also housing and welfare as well as contacting local council as there are health and safety issues on the estate and they refuse to amend!
There are no words to describe this so called management company!
Whoever does the budgets needs to buy a new calculator as clearly it’s faulty!
Try responding to emails and actually meet the residents!

Trinity Estates are a shambles. When we purchased our deeds stated the management company by name, since then I have checked the account for that management company and the are dormant with £0 in the bank. We have, as residents, had to invest in sinkage funds, groundworks funds, roadway funds, lighting funds, redecoration funds. All of which go into Trinity's accounts and not the management company.
The are at the beckon call of the developer when they have an event on, cutting the grass for them 3 times in 6 days and then having the cheek to say that we owe an additional £10K as THEY overspent on grass cutting and tree planting in the previous 12 months, ON TOP of what the gardeners were contracted for!
This is an unregulated scam of a company with big wigs lining their pockets through scamming homeowners. YOU SHOULD BE ASHAMED!!

These bandits need serious lessons in money management. When they invoice you be prepared for another bill months or even years down the line for the same period. Then they demand the payment out of the blue when we haven't budgeted for it. They barely do anything on the estate than cut grasses and change a light bulb. We would love to vote them off but it's what we signed up to. In summary, neither use nor ornament. I'll pay you when I'm able.

Daylight robbery - minus 5 stars
Like another review I would give this company minus stars if that was an option. This has to be the most overpriced management company going, we pay over £200 a year for the grass to be cut every now and then, and that is it. And that’s approx 500 houses paying that fee, where does the money go?! And then to sell the property Trinity Estates want £400 for a management pack. Absolutely ludicrous.

I would give them minus 5 if it was an option. They have been managing our estate road for over 2 years and for example 2 street lights have not been working for over 18 months , so 2 winters though we have reported this issue many times . The list is endless of poor performance , communications and budgeting etc.

She’s consistently proactive, incredibly detail oriented and clearly cares deeply about the wellbeing of the development's she manages.
