If I could give 0 Stars I would. THis Company is rubbish, pure and simple, rubbish. They are extremely difficult to communicate with by email and it is impossible to get through on the phone to either Customer Service (not really surprising as it does not exist) or Customer Accounts. The charges are constantly rising with little or no explanation. My 2025 - 2026 charge has increased over 2024 - 2025 by 60% plus they have levied additional balancing charges running into hundreds of pounds. If you do manage (with extreme difficulty) to get copies of invoices and details of expenditure they provide it in such a way that it takes days to sort out and understand. They have recently told me that my flat front door (a fire door) needs the closing mechanism repositioned. They don't say why and the door closes and latches perfectly. Repeated requestd for clarification fall on deaf ears. If I was to buy or rent a property, if Trinity Estates were in anyway involved it would be no deal.

They have increased the common fees by 50% in a year!!! They sent a budget list with items they charge without proofs. Then they sent threatening emails to receive payments. I have asked them to send me all the invoices from their expenses. Can anyone advice what's the best legal way to report them?

Shady company
Shady company, builders use them for a reason! Obscure bills, they are unable to issue partial bills even though they haven't been managing our estate until Feb 2025 and we are paying for 3 yrs. The estate is a massive mess. Huge weeds are growing everywhere, no maintainance whatsoever, paths are ruined, bins are full. For 12 months we all trying to contact them with no luck. Now another new manager, Chloe, responsda every 3-4 weeks if she wants.

Michelle Coates is doing a extremely good job in difficult conditions.
There are many chronic issues that tenants continue to report, both internal (hot water fails, water leakage, inappropriate disposal of domestic waste etc) and external (strangers attempting access by damaging gates to car park, tail-gating etc).
Here is the text of a recent email to Michelle Coates, Building Manager (I am landlord of an apartment):
"Thanks for everything you are doing to improve how the estate functions. I hope the Whatsapp group is an effective means of communication and coordination. You seem to be involved in a lot of out-of-hours exchanges, and I wonder if rules need discussing with members. Your continuing mental health is of interest to everyone for both personal and professional reasons."

The arrival of Yasemin as our property…
The arrival of Yasemin as our property manager has in my experience greatly improved the service offered to leaseholders on our estate. She has always replied promptly to emails and has understood my concerns on various issues and taken prompt action when required. She is persisting in trying to get residents to reduce the amount of rubbish left around the estate which I am sure is appreciated by everyone who lives there as it is unsightly and unhealthy with pests at the moment

Excellent Service from Michelle and Vicky. Friendly, Efficient, and Professional
I've recently had the pleasure of dealing with both Michelle and Vicky, and I couldn’t be more impressed with the level of service I received.
Vicky was incredibly helpful over the phone. She was friendly, knowledgeable, and even called me back after our call was unexpectedly disconnected. Her support was prompt and made the process far smoother than expected.
Michelle followed up quickly via email and was just as professional and efficient. She made sure everything was on track and kindly passed along my positive feedback to Vicky’s line manager, which I really appreciated.
Now I just need to find Michelle’s boss so I can pass on how brilliant she’s been too!
It’s genuinely rare to come across such responsive and personable service. Michelle and Vicky are both a real credit to their team.
Highly recommend.

Absolute scam artists
Absolute scam artists. They didn't contact me to charge service charge or ground rent, etc for 5 YEARS, I paid off any bill that I received during this time (including ground rent and service charges), and then they produced a bill of £7,000+ for 5 years of supposedly not paying. Many of the charges they put on this bill had already been paid (I kept the payment references), then despite me disputing this via email, and calling up to pay on multiple occasions, they didn't answer the phone or respond (I tried 6+ times). Then I get a legal letter saying I owe £9,000 due to "legal costs" and "interest". Do not use Trinity Estates.

Fantastic manager for London block of flats
We have had some good and some poor property managers over the years, but Yasemin has been fantastic since she took over managing our block. She is extremely organised, responds to all problems promptly and has helped us deal with the longer term issues which need sorting out.

Trinity charge a lot of money for a…
Trinity charge a lot of money for a service that in many cases is not provided to an acceptable level. Areas that have been landscaped are not always maintained and there are more weeds than plants. The money charged is often not explained or justified and there are requests made for additional work which is not always carried out.

Deeply Disappointed with Management and Service
My experience with Trinity Estates has been persistently frustrating and disappointing. The level of management and service provided is far below acceptable standards for a property management company.
One of the most glaring issues has been their complete failure to address basic maintenance concerns in a timely manner. For instance, something as fundamental as lighting—crucial for safety and accessibility—took years to resolve. Repeated follow-ups were ignored or met with vague reassurances, but no meaningful action was taken until an unreasonable amount of time had passed. It’s completely unacceptable that residents should live in poorly lit or unsafe conditions due to such neglect.
Equally concerning is their inability to handle documentation properly. I have requested copies of my documents multiple times, but to date, these have not been provided. When I submitted a Subject Access Request under data protection laws, Trinity Estates failed to respond within the required time frame, showing a serious disregard for residents’ legal rights and privacy.
The combination of poor management, long-standing unresolved maintenance issues, and a lack of transparency makes it very difficult to recommend Trinity Estates. They are unresponsive, disorganized, and ultimately do not seem to prioritize the well-being or legal rights of the residents they are supposed to serve.

Would give 0 stars if I could. We have just booted Trinity out as managing agent for my block. We see a huge difference in management quality and lower cost under the new managing agent. Trinity was very good at insisting on very expensive and unnecessary repairs, they chose very expensive companies for repairs/services and also continuously blamed leaseholders for their failures. There was a constant cycle of new property managers who never came to see the site. In the year before we left, we were always stressed out - receiving a never ending stream of bills, letters threatening that we were breaching lease conditions, being told repeatedly that as leaseholders we had no choice but to pay, and being blamed for their mistakes. I would advise against purchasing a flat where Trinity Estates is the managing agent. Stay far away if you can!

Appalling!
I really don't know where to start with Trinity Estates! They are tasked with the upkeep and management of our Redrow Development, which they neither upkeep nor manage at all. Residents are paying them tens of thousands of pounds a year to complete these tasks, however areas remain unkempt - in certain areas dangerous and environmentally damaging in others.
There are dangerous play areas, a hugely contaminated pond / water retention basin that affects wildlife, that has been reported, investigated and remains in a polluted condition. Green areas that they have been formally contracted (in planning permission) to maintain are are left looking awful, including weeds on all the green areas and along kerb lines. Trinity Estates have legal obligations and schedules put in place with local authority for grounds maintenance that are not adhered to. Parts of the development look like they have been abandoned in a zombie movie!
Even ignoring the above there are funds that can't be located for a sinking fund (that as per Companies House do not sit with the entity set up to hold them), furthermore we are being charged costs for a block of flats that has not been built yet, and won't be for the foreseeable future. It seems any contact or criticism to Trinity Estates is met with threats and combativeness.
I would say if you are looking to move with Redrow or any other developer that might utilise this appalling excuse for a 'management' company for their development, THINK AGAIN!

Appalling company
It's a shame that I have to even give this company 1 star. They are absolutely appalling. They seem incapable of actually doing their jobs and managing an estate.
The budget is constantly in a deficit which then causes additional costs.
There is a query around who the subcontracts go to as the quality of work has definitely declined but the costs are increasing.
Shocking company.

Not even worthy of 1 star. Dreadful company, responsible for the management (although is actually mismanagement) of the Redrow Mulberries development. Our development is a mess and this company continues to demand additional payments for work that doesn't get done. Know for a fact they are deleting negative reviews from others on our development.
