Even 1 star is too much

Even 1 star is too much. Our block in Swindon is almost derelict. Since Pinnacle took over they have raised service charges and just neglected the block. Our flats are deemed worthless post Grenfell and Pinnacle for 7 years have been sat on their hands doing nothing. We applied for RTM but they are blocking it proving we are nothing more than a valuable income stream. NEVER EMPLOY THESE PEOPLE!

An absolute nightmare!

An absolute nightmare!! No communication whatsoever. The service manager is absolutely hopeless. Water bills not paid. It took me 30 emails just to get them to register that they had to do something. Roof leaks not dealt with so I had to deal with the issue myself. Mansafe system not checked each year despite it being included in the budget each year. The list goes on. We have now moved to a new property management company and it is a breath of fresh air. So my recommendation to anybody reading this is AVOID PINNACLE PROPERTY MANAGEMENT for your own health and safety!

Unprofessional and a complete shambles

I own a property which is managed by this company. When I first brought the property they did not register my details correctly even though the solicitor had sent them an email. They decided to charge me for late payment of invoices when that had not sent them to the correct address, once I proved it was their fault they removed the charges total shambles.

It’s always an uphill battle dealing with them, staff are off and don’t put on auto replies to say they are out off the office and are very unprofessional.

I recently had to make a complaint not the first may I add. The car park has electric charging points and it’s been over a year since I complained and I cannot still use them as they have not sorted out issues with the company who manage the charging points. It doesn’t take a year if you really want to get this sorted, more like they haven’t bothered as it doesn’t inconvenience them.

I’ve also complained about how to register a car for my space as I had a situation where I had to register a new car and Lizzie my PM was off sick ( again no auto reply to say so) and when I phoned to get this resolved was told no one has access to the system except her. What a joke !!!

I raised a complaint and Ian Puttock ( very unprofessional ) said he would look into both matters and reply. After missing his deadlines to write back to me as per their complaints procedure I had to email him several times until I got a response.

His response was poor and didn’t answer my complaints throughly and the one about the car parking space he didn’t even answer with relevance to the actual complaint. Clearly he didn’t even bother to read my complaint thoroughly.

I have since emailed him several times and he doesn’t respond so I have not escalated this and will take it to The PropertyOmbudsman if I need too.

I have dealings with lots of Property Management Companies by far this is the worst one !

Avoid and sack them if you can!

The company is unlikely to receive more than 1 star. They will:

1. Ignore all your requests and complaints.
2. Not provide all account and bill payment invoices.
3. Delay your utility bill payments and ask you to pay penalties despite your payments being made on time.
4. Act rudely in their behaviours and emails.
5. will charge you more than £1000 for changing a single bulb in the building corridor

Please make sure to register a complaint with Ombudsman.
1. Make a complaint with Pinnacle by emailing them at customercare"AT"pinnaclepm.co.uk.
2. Wait for 8 weeks. I bet you won't receive a single reply apart from acknowledgement.
3. Now, go to tpos.co.uk and register a complaint with them as a consumer, free of cost, at the Ombudsman service.

Hardly the pinnacle of property management

Stand and deliver! Literally been fleeced for management of our estate where annual weeding and leaf blowing costs (collectively) a staggering 6-figures. The fact such ‘fleecehold’ costs are not capped is a travesty and I encourage you to write to your MP and urge them to support the Leasehold and Freehold Reform Bill.

Shameless Charlatans

I wished this review could be constructive, but unfortunately, we’ve gone beyond that. Firstly, I imagine you’re reading this because you also have had an issue with Pinnacle, and as such, I truly am sorry, and I know your stress!

I have lived at a Pinnacle-managed building, The Fitzgerald in Sheffield, for 18 months, and since day one, we've had problems. The first problem, and still an ongoing problem, is the elevators; they weren't working the day we moved in, so we had to carry many of our items multiple stories to reach our apartment. I complained to Pinnacle, and eventually, one of the two elevators was repaired. I was determined that the elevators shouldn't be this way and that we shouldn't have to accept such poor service, so I persisted and complained regularly. Pinnacle started blaming the elevator service company, saying parts weren’t available and so on. I took matters into my own hands and contacted the elevator company, which is also the service agent, to which I was met with sincere apologies and an immediate repair – why Pinnacle couldn’t do this, I’ll never know. However, to cut a long story short, they are always breaking down, and as I write this, one of them is out of use (I’ve given up reporting it, as it’s hopeless).

The next problem worth mentioning is the basement parking, which is where my review continues shortly. Like the elevators, the garage shutter door was/is constantly breaking down. I must have reported it on average once a month since moving in, and each time the contractor eventually comes, they reset something and charge Pinnacle – what poor value for money for the people paying the management fees! Around six months ago, I reported the garage door being faulty, and a couple of days later, someone entered the garage, cut through my bike lock, and stole my bike. Pinnacle couldn’t care less about this and refused to offer goodwill to cover insurance excesses; the garage door continued to be broken for several days after the event. Both this problem with the garage door and the elevators, I have surmised, can only be down to cost savings; it’s cheaper/easier to organise a quick fix than replace something, and ultimately, it leads to unhappy clients – customer service 101, surely!

There are a few other little things that have happened at the building which Pinnacle hasn’t dealt with well, including a lack of fire safety (which they didn’t act upon until the council told them to); I’ll spare further details; you get the picture.

Now begins the latest, and I feel like it’s the straw that broke the camel's back. My car is kept in the basement parking underneath the apartment block, wholly managed by Pinnacle. The outside of the building always seems to suffer from rats, and there are a few bait boxes scattered around the car park and bin area. However, Pinnacle has recently had to organise regular cleanups in the bin area, as rats are constantly in there, pulling rubbish out of bins, partying and doing rat things. I appreciate Pinnacle has organised cleanups and more bait, but there are obvious signs of rats everywhere, rat faeces around people’s cars, and, in recent times, dead rats on the floor.

During the past week, I noticed a bad smell coming from my car's ventilation when I first entered. I decided to investigate and lift the bonnet. Upon opening the bonnet, I was greeted by a foul smell, faeces, urine, scurrying and lots of shredded sound insulation from around my engine bay. Immediately, I knew rats were living in my engine bay, and not just one or two, a nest!

I contacted Pinnacle about the rats in my car, and they replied with something along the lines of “We clean the bins, and there’s more bait”. They pretty much ignored the car issue and the damage that’d been done. This rats in the car problem has been ongoing for the last week, and I have since had wires chewed. I asked if they could cover the costs for a deep clean. No! What about a parking space out of the garage to prevent further damage? No! How about doing anything other than blaming residents for misusing the bins? No, again! I have done all of the above in emails titled official complaint, but from what I can tell, the company doesn’t have a proper process/trained staff to deal with the problems.

I plan to contact the property ombudsman, my local MP, and journalists to see if they can do anything to get this property management company down from their “pinnacle” and take me seriously. I can’t help but think they are just another trashy company which will continue to do the bare minimum and take all the money to buy the owners a sports car, minus the rats and faulty garage doors!

In summary, avoid them like the plague before you get the plague yourself – pun intended.

Stay away from these scammers.

Stay away from these scammers.
They have recently taken over the management of the building.
They already failed before started.
1, Sent a scam invoice for the period I already paid.
2, Ignored ALL my emails
3, Broke the law= I have right to see the summary of the cost, never received this
4, Increased the price double compared to last year
5, Failed to clean after a 'homeless visit', need to walk in pee thanks to them
6, Failed to repair the door which causing daily breaking ins.

Most horrible human beings I have met.

Avoid at all cost, the most miserable and useless group ever. Whole building lost power so we called the emergency line. Met with the rudest person I have had the misfortune to talk to. Refused any assistance simply replied with not our problem. Even had the audacity to say what are you doing up at such late hour? May be some of us requires the power for health support? Some of us are working still??? Unreal

Stay away

Property Management Company for the development where I live.

Service charge went up over 70% in 2 years. We are now paying 3100 gbp/year for a 3 bed room flat in a development with no concierge or facilities whatsoever.

We (residents) are struggling with communication, we can't get access to contracts, invoices and don't understand what we are paying for.

Avoid them at all cost!…

This has been so therapeutic reading these reviews. I totally agree with the one star reviews. I have had nothing but stress and incompetence from this company. So so many issues I could write about!
However, back in 2020, Barrett housing agreed to pay my service charges for the year-£144- as I’d had such poor service from Pinnacle for over a year.
This morning I received a letter from Pinnacle saying I owed them £200 as payment from 2020 had not been received. They are scammers and try to obtain money from you using any means. I was even billed for a gated courtyard that I did not use and was on the other side of my estate.
Pinnacle manage my development on behalf of Barratt Homes and if this is the same for other reviewers, I urge you to contact them, rather than Pinnacle.

Avoid at all costs

Avoid at all costs - I lived in an apartment they managed and I kept losing hot water access for 3 months (amongst other issues). I had no contact - no reason given - and no compensation - they actually charged me extra! Terrible service supporting London renters.

Customer care can hang up on customers!

The customer care officials hang up when they do not want to answer pressing issues.
I am a tenant and living on the ground floor where my 2nd bedroom is overseeing the garbage dump yard. Someone left their garbage in front of my window which has stank up the room. When I called Pinnacle to complain about this their response is that I need to speak with my agent and once they approve only then can they remove the stinking garbage in front of my window. Till then I am expected to adjust with the stink! I have never heard of a more ridiculous process and to top that there are rude customer care officials.

I live under a flat you manage I have been ringing you leaving messages iv had 4 call backs in ayear . Its a joke I'm told you can't do anything about the noise as you only manage the property you don't own it. I bet you own the money you get each month for your management. This company is a joke.y

Harassment and property damage - Pinnacle show no concern

Pinnacle took over the management of the new build apartment block I live in last year. Since September 2022 we have an issue with members of the public accessing the first floor balconies at the rear of the building.

We have had teenagers climbing onto our balconies, throwing rocks at our windows, damaging our property and harassing/threatening us. There has been an abundance of litter left behind which has never been cleared. Myself and my neighbours have been trying to get this resolved for nearly 10 months.

My neighbours have had a number of their own incidents, however thr harassment to myself escalated in March this year when teenagers tried to attack my cat and verbally abused me for asking them to leave. I’m now in a position where I need to keep my curtains and balcony door closed the majority of the time. I reported this to Pinnacle with video evidence where I was being called a c*nt for simply sitting on my own balcony, but received no care or concern in response and was told it would be “looked into”.

This could all be resolved this the wall at the rear right of the building either being raised, or something as simple as anti climb paint being applied. When asked if this could be considered we have been told the following:
“In regards to spending of funds, I am legally obliged to ensure that service charges are reasonably incurred. In a building with 133 owners, it would be rare to please everyone”

It’s disappointing that the safety and comfort of 8 property owners isn’t considered a reasonable reason to use funds.

So far, nothing has been resolved and the police are now involved which seems a huge waste of their time, when a fix is so easily viable.

Minus 10 if I could

Minus 10 if I could, these people are criminals. £1000 to 'own' a property I don't own!!! I've sold my shared ownership and new owners are buying 100% share. These people are charging me £1000 to sell my house to the buyers, this is for a management pack and a piece of paper to say I've sold the to the buyers. There should be an obudsmen regulating these thieves.
They've literally crippled me now and put my sale in jeopardy due to their greediness
