Living cancer leach scum sucking…

Living cancer leach scum sucking every penny out of honest home buyers!!! charging insane amounts and providing 0 services... Its a SCAM and there is nothing you can do about it.. Selling your house?? They'll charge you £600 for that and £24 per question you ask them and document they need to provide.. WTF is that!!!!

No wonder multiple house sales in my area have fell through due to this terrible terrible company wasting time and taking your money.

Shockingly bad - a scam fed by private developer contracts

Shockingly bad. At some point, property managers for our development would not last in the job for 6 months. Emails chronically go unanswered, calls and messages ignored. Utter lack of property maintenance has only just been uncovered through a series of major issues involving flooding and hot water supply cuts in a development that is not even 10 years old. There is also complete lack of financial transparency as accounts have not been shared with leaseholders for years despite multiple requests.

My strong belief is that the issue lies in a steady supply of newly built contracts, rendering completely obsolete the need to provide good service to stay competitive. Although a couple of property managers we had over all this time seemed capable - which cannot be said for any of the others, they would not stand a chance for employment in any other industry - I am convinced that systemic issues of understaffing and margin optimisation are at the heart of the problem.

This company scams leaseholders out of thousands of pounds annually while properties under their management are deteriorating.

Bad system for Renters

What a rigid system where you change one tenant only and you have to go through the whole ref check process with the WHOLE flat that leads you to nowhere and possibly paying 6-mos upfront AGAIN anyways.

They have no control over LettingsHub, the letting agency which is another nightmare. They have no power over the whole tenancy check process. All they reply is "sorry you need to go through the system".

Con artists

Poorly run, unfair charges for things that don't exist, no accountability and impossible to speak to anybody. The 1 star reviews speak for themselves, con artists disguised as a management company.

Appalling property management

Appalling property management and service provider. DO NOT USE and DO NOT BUY PROPERTY which includes their service such as BARRATT HOMES.

Dedicated manager of site Katie does not respond to any emails or call requests that neighbours have made about our concerns.

Request for maintaince has been ignore and not fulfilled. Plants are dying and estate is over run with weeds but we pay over £2k per year for landscaping alone.

Biggest chunk of money is for their service but you cannot contact them and we see no contractors on the estate completing work.

Very disappointing as they charge us a lot for very little, with very little communication. Yet somehow they are good at contacting you for money!

A Year of Frustration and Unfulfilled Promises at 20 Thames Road

I rented a flat managed by this company for a year, and unfortunately, the experience left a lot to be desired. There were several significant issues that future tenants should be aware of if considering renting with them.

1. Poor Communication and Lack of Transparency: From the very beginning, communication was unclear. During the move-in process, we were told that the meter cupboards would be locked and that we wouldn't have access to them, without being informed that keys could easily be fetched from the concierge. This lack of transparency led to unnecessary confusion and an escalation involving external parties, which could have been avoided with clear, straightforward information.

2. Maintenance Delays, Disappearing Appointments, and Frustrating Scheduling: Maintenance requests during our tenancy were a constant source of frustration. Not only were responses slow, often taking weeks to arrange, but the scheduling process was also incredibly inefficient. I understand that the company operates during normal office hours, but the narrow windows they provide for appointments make it feel like you have to check your phone every single second to avoid missing a slot. If you miss it, you risk being charged at move-out for not handling the repair. It often felt like I was working for the property management, despite having a full-time job of my own.

Moreover, on more than one occasion, scheduled maintenance appointments simply never happened—the worker didn’t show up, and there was no follow-up, compensation, or even an apology. This level of disorganization adds another layer of frustration to an already cumbersome process.

3. Lack of Accountability and High Deduction Charges: When it came to the end of the tenancy, the company seemed more interested in charging for every minor item rather than taking accountability for their own shortcomings. For example, they proposed an unreasonable charge for what was simply a detached blind cord, which was reported early on. When questioned, they provided no proper breakdown or explanation of how these costs were calculated, leaving tenants feeling both exploited and unheard.

4. Unfair Burden on Tenants to Provide Evidence: The company placed an excessive burden on us to provide evidence for every reported issue to avoid unfair charges. Despite having reported several issues verbally or through their portal, they demanded exhaustive documentation, challenging our integrity and making the check-out process unnecessarily combative. It seemed like they were more focused on creating disputes rather than resolving them fairly.

5. Failure to Honor Promised Compensation: During our tenancy, there was a water outage, and the company promised monetary compensation. They sent out a detailed report outlining the compensation process. However, when we attempted to follow up and claim the compensation as instructed, our emails went unanswered. This lack of follow-through on their promises further demonstrates the company's poor management and disregard for tenant concerns.

6. Minimal Willingness to Compromise: The company showed very little willingness to compromise or consider the tenant’s perspective, even in cases where issues arose from factors like poor maintenance or normal wear and tear. Despite attempting to discuss and reach a fair resolution, we felt there was no genuine interest in finding a balanced outcome.

Final Advice for Future Tenants: If you decide to rent from this company, make sure to keep all email chains and document every interaction meticulously. You may need them as evidence to protect yourself from unwarranted charges and to ensure any promises made are kept.

Overall, my experience with this company was frustrating and disappointing. I hope this review helps future tenants to be better prepared and cautious if they choose to rent with them.

Ongoing fault. Poor service from josh

Well josh is our manager for the apartment blocks. Weve had no buzzer or door entry system work for months. Emails come and go. Nothing is done, josh, whilst he may be good at his job, he portrays someone who doesn't care and seems passive from my opinion. Doctors and hospital appointments missed as letters go undelivered as the postman cant gain entry to the block. There was 10 days worth of letters for the apartment today due the fault. Someone came today, to fix. They failed to fix the system as the fault remains seem to be an underlying issue. Will put pinnacle on notice as this will end up with a solicitor. Me thinks.

Complete scam company

Complete scam company, they charge you for things that they do not carry out, we have pointed out in previous years that things such as the playground inspections have not been carried out, they are unable to provide any proof of the reports that are supposedly generated for things such as wild-life surveys and their contractors damage parked vehicles when strimming and then deny all responsibility.

Absolutely scam

Absolutely scam ! They take money for service charge and they never provide with full spending summary. Just generalising.. cutting threes 20.000£ etc.. God knows if it’s true when it was done by what company.. they can put whatever they want on letters and they never prove it. They rise year after year fees and without any reasoning as we don’t see the bills. They charge us for clearing snow in the winter but when there is snow and we need it to be cleared from those money they say they won’t send anyone. Scammers !!!!

Poor standard

No wonder previous reviews are so low. They do get the job done but are so slow that a tortoise can win the race when running. I have to chase them for days weeks to get a small job done. My experience Whenever I want a job to report, it’s always a new manager for the property. Excuse my language but the service, communication is rubbish. They don’t communicate. They say their managers are on site visit, but which???? I’ve never seen them at our property.
Overall if my neighbours would agree I would replace them in nano second.

Absolutely horrendous company

Absolutely horrendous company. Manage my partners flat on a leasehold property, we are in the process of trying to sell in order to move to a new place and they have been the biggest hindrance in getting the process done. Our buyers solicitors require a fire risk assessment done, not only is the one they have for the property out of date, they need to get a surveyor in to do a new one which could take up to months. They also have to provide a permission to sell to our solicitors, we have been chasing for weeks and nothing yet - to top it off their legal team is rude and unhelpful on the phone. If you are looking at buying a flat and it turns out that it's one they manage I would strongly advise you reconsider - it will save you a lot of headache and stress

There is not 1 person who works there…

There is not 1 person who works there that's has a brain in thier head , im not joking the company is a disgrace , a shambles, i can never ever pay my rent , stonewater was really bad but pinnacle housing how in gods name did they get this contract from legal and general, SERIOUSLY no one has a clue how to work a computer, nobody has a clue how to answer the phone well that's a lie they know how to say hello that's it...

is pinnacle housing run by a family member of legal and general ?

Is pinnacle housing made up company so legal and general can wash money through the business ?

I can not think of any other reason than this pinnacle housing group it could be a business that was set up to do fraudulent activities because honestly no one has a clue what there doing I personally think that you the government should investigate this company .. everyone can't be a liar who left reviews ca they and the reviews with 5 stars hahahahah has to be feom people working In pinnacle mentioning their own names to look good hahaha absolutely disgusting company with very rude & incompetent staff the BLAME should fall on all managers for hiring backward people

I have been living in Greenwood Park…

I have been living in Greenwood Park for over 33 years, since Pinnacle has taken over the association it has been a pleasure. Property Manager Amandine DiSanto, is amazing, I have had to email her on several locations for certain things that needed to be fixed, she gets back to me with an hour by email, and sometimes they are out to fix whatever I need that same day no later than a day or two later. She definitely is to be commended for her amazing service for the association.

Disgusting customer service - rude and unhelpful. There is no need to speak to people how the rude lady spoke to me. She is clearly unhappy in her job and perhaps life.

Useless
John should not be anywhere near customer, calling customers a nuisance for calling out cleaners non attendance. Then tries to go on the attack that my property doesn’t have permission to have a pet when it clearly does and all paperwork matches. Nice try. AVOID

Avoid

Renting an apartment managed by Pinnacle (The Fitzgerald, Sheffield). We are not even top floor, and water pours out of our ceiling every time it rains. Ongoing issue for almost 6 months now and they are refusing to cooperate with the landlord on the issue but offering no compensation in the mean time.

Rats everywhere, and unhelpful staff. Issues never fixed and they blame you for everything. Avoid if possible.
