Since securing office space at 57 Southwark Street in December 2025 our company has experienced an absolute first class experience. From minute one to now the customer service we receive is unsurpassed in my 40 years office experience.. Jess and Aida lead their team by example and the term”going the extra mile” really does apply and it shines through the whole building team. The personal attention to ours and indeed, all businesses here is clear to see each and every day from the welcoming smile at the beginning of the day to the sunny goodnight at the end of the day… particular thanks to Aida who has always shown such care and willingness to make our day a brighter one.. thank you all at One Avenue

I worked for this cult of a company a while back (for a few months between 2019-2023) and can't stand to see some of the unethical behaviours they practice by still going on.

First of all, they are a serviced office provider, and they set up an office brokerage called Ashton Barclay. While not illegal (to my knowledge), it's very frowned upon in the industry as it leads to unfair trading and competition. The brokerage was set up by the CEO, Keval, and his mate, Kush. They initially operated this out of their own HQ on Fenchurch Street before they moved the HQ to Dawson House.

Positives:
Some of the offices are genuinely really nice and well maintained. They are in good locations and look on the higher end (locations vary and some are far better than others).
There were some occasions where sweet treats and drinks were brought in for staff, and they did celebrate birthdays in a really nice way. That was about as far as the positives went.

Negatives:
The culture is odd as they hire young people (women mainly) based on appearance. It's budget 50 shades in all honesty. All looks and no sustenance.

They use agencies to hire fast and cheap for them. The turnover is high. The few they do go on to hire permanently are left waiting months for a contract and left with little security. When I left, I was informed I would not receive my final pay without doing even more work for the company. It was quite messed up and as a woman in my early 20s at the time, I was struggling to make ends meet through COVID. I did eventually get paid but they never added me to their payroll. They clearly didn't want to pay the agency fees any more.

On one occasion, after being at the company for a couple of months, and lots of praise from the CEO for my work in the customer service team, the CEO took me into his office and pretended to be deadly serious whilst telling me I was "fired". I spent a few minutes asking questions - "are you joking or being serious?", "why are you saying this to me after all the praise/what's changed?" etc. He eventually told me it was a joke after I'd spent a few minutes in tears. He proceeded to laugh and pulled another female colleague in to say how well I was doing. I didn't say anything at the time because COVID was still effecting the economy and I worked my arse off and was willing to do anything to keep my job. A lot of people put their heads down and got on with it, but they shouldn't get away with some of the behaviours they practice. They are on a power trip which is quite sad when you see the business behind the scenes.

A senior male member of staff would sleep at the office when his wife kicked him out. He would take his shoes off and put his feet up on the desk next to young girls and they would have to deal with the smell. There was a high lack of hygiene and professionalism.

Not to mention, the reviews are fake. The rare ones they do receive that are from genuine customers are of course incentivised.

Be cautious. A leopard never changes it's spots.

All the team were such great help but Shannon really stood out. Such a helpful person honestly she made my day so much easier!

Working at Meridien House is made so much better by the people who run it day to day. The whole team are fantastic, but Eleni especially stands out. She is genuinely like a ray of sunshine in the building and always brings such a positive energy, no matter how hectic the day is.

Eleni is incredibly attentive and always one step ahead when it comes to helping my company and our visitors. She handles everything with professionalism and kindness, and you can tell she takes real pride in making sure people feel supported and looked after. Whether it is helping resolve an issue quickly, accommodating last-minute requests or simply greeting everyone with a smile, she consistently goes the extra mile.

Her attitude and work ethic make a real impact and she is a huge asset to Meridien House. It is always appreciated having someone so reliable, thoughtful and cheerful around.

Waisted my day attending an interview at Bracknell House head office of avenue care company but while on the train I saw their terrible reviews from previous staff I felt a grip in my throati felt like returning and the I check the CQC report that made me sick and I was not interested in the job anymore Then I found out I will have to manage 3 services for a small amount of wages
The laborious task of turning things around is very daunting so I had to do something that would not allow me to qualify
So I am very excited if I am not employed, it's the best thing to do for my sanity and peace of mind
Employers want milk out of coffee for a small amount of wages nonsense and expectations of high quality of work that's rubbish .

Working in the Birchin Court venue is a pleasure. The site is very well looked after, and provisioned to a high standard. The concierge team are especially of note as they make us all feel welcome, they provide a high standard of service to my clients when they arrive, and are always on hand to assist where last minute changes are required. In addition the Birchin Court monthly events enhance the experience my teams have in this welcoming office environment.

The team are amazing and always go above and beyond

The hospitality/operational team at The One Avenue Group especially at Birchin Court where we are based is first class. The office space and surroundings are super polished and extremely well looked after and the team always make you feel welcome by going the extra mile. Their warmth, polish, flexibility, proactiveness, and commitment to looking after their clients is outstanding. It doesn't matter how busy or stretched they are, they always go above and beyond to ensure our needs and requirements are met and that we are well looked after. Always smiley, positive, warm, professional, and coupled with a good sense of humour. Outstanding!

I work in Meridien House and I absolutely love the reception team. Emma and her team are the absolute best when it comes to organising events, providing a great service and keeping a great and positive atmosphere at the venue. 😇

Hospitality at its best
Since the very first day we started working at One Avenue offices, the hospitality, kindness and smiles of all the staff have been priceless. They brighten the busy day and are always ready to help and assist in any way possible. All the partners that came for a meeting in our offices noticed this and that is the best welcome one can have. Every single member of the team at Southwark Street have gone above and beyond to make our transition to our new office not only super smooth but really enjoyable. A huge thank you to Ellie, Lizzy, Jess, Aida, Paige, Mary & Becks.

My experience with the team at North Row has been nothing short of excellent. From day one, they’ve been professional, responsive, and genuinely caring. Emails are always answered quickly, and any queries or maintenance requests are dealt with promptly and efficiently, nothing ever feels like too much trouble.

The ladies at the front are especially wonderful, kind, personable, and always welcoming. They greet everyone with a smile, creating a friendly and comfortable atmosphere that really makes a difference. It’s rare to find a team that combines professionalism with such warmth and approachability, but North Row manages to do both effortlessly.

I’m truly impressed with their commitment to great service and would happily recommend them to anyone looking for a team that truly values their residents and takes pride in what they do. A special mention to Sodaba the centre manager and Marcelina who since joining have really made a great improvement.

What a fabulous front of house team, so kind, helpful and overall lovely individuals a credit to one avenue group they always go the extra mile.

We have just renewed our agreement with One Avenue for the third year. The Southwark Street office is a fabulous location, but what makes all the difference is the team who work so hard to deliver a first class service. The team are so warm and welcoming and nothing is ever any trouble. No matter what you ask or what time of day you need something, the team quickly and efficiently jump on any request and it is always handled with a smile. In addition to this, they love to have a bit of fun, regularly going the extra mile to make the working day enjoyable, whether this is through networking events, easter egg hunts, celebrations or (last week) fresh smoothies.

I had the pleasure of using the serviced office at Jewry Street, and I can honestly say it was an outstanding experience. From start to finish, the service was first class. The team, led by Jess, was incredibly helpful and always happy to assist with anything we needed. It was clear that they take pride in offering a top-notch experience.

The office environment was professional, comfortable, and well-maintained, thanks to the amazing cleaners who ensured everything was spotless. The team also organized some fantastic events for the office, which helped foster a sense of community. The highlight, of course, was the Christmas party it was a fun and thoughtful gesture that made everyone feel appreciated.

Overall, I highly recommend One Avenue Group for anyone looking for a serviced office with exceptional service and a great atmosphere.

We had office space in Meridien House for about 2.5 years. Having always had terrible experiences with office space providers, we were delighted to find Persiana and her entire team to be so friendly, efficient and professional. Quick shoutout for Ella on the front desk, who was was always really welcoming and helpful.

Since our company moved to Dawson House; we’ve had nothing but a fantastic time here. A huge part of that is the team, who always make us feel welcome and provide us with an excellent service day in and day out. Special mention to Jess, Niamh, Rebecca, Rosie and Annabelle, fantastic team!
