Disappointing and stressful, with a hard deadline.

I approached Capricorn in July about a buy-to-let remortgage. From the outset I asked for a repayment (capital and interest) product and for communication in writing to accommodate that I am autistic.

Initially, Armani was not willing to share KFIs with me. Subsequently, I received interest-only illustrations, a 2-year fix when I had asked for 5 years, and a KFI that actually belonged to other customer.

On 26 October, I had a call with Armani and asked if he was sure that I'd be eligible for a lender he suggested. He said he had the terms in front of his eyes and he would send me the screenshot. The screenshot never came and Armani said his recommendation had changed because the lender now needed proof of income.

After weeks of back-and-forth, I was told no further assistance was possible, with my current deal ending on 31 December.

More seriously, an illustration sent to me contained another client’s name and address. I reported it to compliance as a data breach.

Responses were slow and inconsistent, and eligibility was never properly established up front.

I would not recommend Capricorn to anyone with a time-sensitive remortgage.

Confirm eligibility in writing before investing time.

We had a totally incompetent mortgage advisor, had no idea what he was doing and consistently misunderstood my contract status and salary. This led is to missing out on better rates and potentially adding thousands to our mortgage. Also misled is and provided inaccurate information. AVOID AVOID AVOID at all costs. I remain very angry and disappointed with the breathtaking lack of knowledge and incompetence of a supposed mortgage advisor who simply should not be in his job.

Tony Chryseliou and Patricia Niederberger at Capricorn Financial Mortgages were fantastic throughout our house purchase.. ours was not a simple transaction, it involved a linked sale and purchase, and Tony was proactive throughout, switching us to a faster lender when our original one started dragging its feet, which kept everything on track ahead of a hard deadline set by Seller's Estate Agent.

Patricia kept the case moving behind the scenes and was always quick to flag what we needed next, so nothing came as a surprise.

Ross Culley was our advisor and he was absolutely great! He was well informed, kept an eye on the interest rates and was very humane and great throughout our process of house hunting which did take quite some time. I had the delight of working with Ross Culley on my flat purchase. I was truly blown away by the experience received. Not only did he support me on choosing the right mortgage and answering all of my questions (and there were a lot) but he was actually an incredible support in the initial flat viewing stage. He would give me helpful tips to look out for, but also helped me identity hidden red flags when it came to things like service charge and ground rent. He was invaluable during the whole process and I couldn’t recommend him enough!

Jamie Whalen, my mortgage advisor, was phenomenal. He was a subject matter expert on the mortgage vehicles and I was working on New York City time, so many of our calls, emails were very late working hours for him. It took me 2 years to find a property and I put in 3 offers before the 3rd was accepted and then Jamie had to work on a time-crunch. Very patient, calm, dry humor. I would recommend him to anyone and I look to forward to working with him again when my rate changes.

I worked with Luke N, Jack P and Billel Z and they've all provided an outstanding service, looking after me every step of the way from securing my mortgage to considering my needs after that from a protection perspective.

I cant recommend Armani Simpson highly enough. He was incredibly responsive throughout the entire process, even outside of typical working hours and on weekends, which made a huge difference during what can otherwise be a stressful experience.

What really stood out was his ability to condense complex information into a clear and digestible format. As someone from an international background where mortgage brokers aren’t commonly used, I wasn’t sure what to expect but Armani completely changed my perspective. I can now clearly see the value of working with a broker. He was also extremely patient and genuinely invested in finding the best possible rate for me. I never felt rushed or pressured, and it was clear he truly had my best interests at heart.

In many ways, he was even more helpful than my lawyers, simply because of how responsive he was and how effectively he simplified everything for me. I always felt informed, supported, and confident in the decisions I was making.

I wouldn’t hesitate to recommend him to anyone.

Genuinely not a great experience. Not sure what the commission rates are but once you have a mortgage the broker kind of forgets you exist and barely responds. I faced a lot of issues such as holds and a failed solicitor and my mortgage broker absolutely did not help with this and in fact, put the wrong details on my file, they didnt support me with a plan B at all and suggested i need to do it myself (Nationwide only speaks to lawyers or brokers, never the actual customer). Was absolutely not proactive or supportive at all and suggested a company merger suggested they cant take any actions to support you. You're better off NOT using a mortgage broker at all especially this one and actioning things yourself., would never go to Capricorn again and wouldnt recommend. Overall incompetent and irresponsible and seem pretty rogue.
