Avoid ASD at all costs. They are not solicitors and engage in fraudulent activity. I was repeatedly lied to by a man named Mark, who used a "barrier" to stop me from seeing the truth about my case.
They claimed my case was being handled by a barrister named Wahid Barber. After getting suspicious, I tracked down the real Wahid Barber myself. He confirmed he has NEVER worked with ASD and they have been using his name and his Chambers' reputation without his knowledge.
The real Mr. Barber is now taking legal action against them for using his identity to mislead clients. I had to hire an actual, regulated solicitor to recover my case.
These people are crooks—if they mention "Wahid Barber" or any other legal professional to you, contact that person directly to verify. You will likely find it is a scam.

AST have been wonderful throughout the difficult process of tenant eviction. They have been knowledgable, prompt and friendly from the first contact. Noticeably Jack Wharton and Sophie Wharton have answered any questions I have had very quickly, the same day, been supportive and offered good advice. This whole unpleasant process has definitely been made manageable due to AST’s services and with the positive result that I now have my property back.

From the first point of contact I felt like my case was in safe hands. I love the fact I had just one point of contact or each stage of my case. Robyn Camm and Ellen Holden were brilliant. I never waiting more than a day for a reply to my emails. They answered my 'silly' questions and my concerns and kept me up to date every step of the way. My case is now closed with a favourable ending. Once again thank you AST.

AST were recommended to me by a friend and I’m extremely glad I took the advice. Right from the start, they were all over what was required. Everything was clear, straightforward and explained well.
It was a big stressful thing to me, but their experience in evictions meant I felt in safe hands. Emails are answered super quickly! By a real person! 100% recommend.

I have been advised by an estate agent to use there service to evict my tenant who was refusing leaving the property.
They have explained everything in details gave me guide line with stages required and the prices for each stage, also they have mentioned the stages that it’s an optional to take it or leave it as they advised me the first stage I can start it myself without the need of their help which really made me very comfortable and confident to start with them.
Payments were needed to be paid prior each stage before the start which is fare enough due for the paper work etc.
finally the tenant is out I had my flat back.
Communication was always prompt and easy to reach the staff.
So far they honestly deserve more than 5 stars.
I had lots of stress how I am going to take the tenant out but at the end all done in a very provisional way.
I will definitely recommend their service.

I had a bad experience with this company and would not recommend. Failed to give basic information regarding legal requirements around gas safety certificates prior to serving a s21 which made my S21 null and void. Took no responsibility for not giving the correct information which is a basic requirement. They made me feel it was my fault and would not take any accountability for their mistake. They even threatened legal action if I gave them a negative review!! This cost a lot of time, stress and money. I am now pursuing my complaint through Property redress scheme. Very unprofessional service.

Used AST to successfully serve a Section 21, eventually culminating in a Bailiff eviction.
The process was not straightforward and took 13 months from start to finish.
During the whole time, AST resolved the most difficult of problems ( and there were quite a number) with diligence and professionalism.
I would highly recommend AST.

AST provided an outstanding service throughout the process. We used them to proceed with serving an eviction notice and they were thorough and communicated quickly and efficiently at all times. Fortunately we did not have to evict the tenants as they vacated the property before we reached that situation. I would recommend this company if you require this type of service.

I first received contact from AST in December 2023, just four days before Christmas, when I received a letter stating they were acting on behalf of my former landlord and demanding £4,862. Naturally, I panicked and began seeking legal advice.
I initially spoke to Sophie at AST, who was polite and reassuring, telling me the matter would be handled fairly and professionally. Sadly, this couldn’t have been further from the truth.
Shortly after Christmas, I received a late-night call from an unknown number. It was Gary Coker, who immediately launched into an aggressive rant about an email I had never received. He was confrontational, spoke over me, and frankly sounded intoxicated. He called me well outside working hours from his personal mobile phone, which already raises serious GDPR concerns.
I calmly explained that I’m a single parent and neurodiverse and requested some understanding. He showed no empathy whatsoever and continued with what I can only describe as bullying tactics. I asked for a breakdown of the alleged charges before considering any payment - a fair request given the amount involved - but he couldn't provide any detail.
I later followed up via email, and two weeks later, he finally responded with a vague and unsubstantiated breakdown - no dates, no evidence, nothing credible.
At this point, I submitted a Subject Access Request (SAR), which they are legally required to respond to within one calendar month. They failed to meet the deadline, and I had to chase again. When they eventually did respond (on 5th March), they breached GDPR again by sharing my former landlord’s personal details, including their home address.
I submitted a formal counterclaim, which I had backed by a two-year log of photos, videos, and email records, documenting:
Severe disrepair (water leaks from ceiling)
Fire hazards
Rat infestations
Repeated tenancy breaches
Despite this, AST repeatedly asked me to supply evidence they should have obtained from their client, refusing to take responsibility or do proper due diligence. Meanwhile, I received misdirected emails from Gary, containing other clients’ personal data and he repeatedly addressed me by the wrong name. Completely unprofessional.
Early on, they tried to pressure and intimidate me into paying without investigating the facts. When I stood my ground and asked for proof, they threatened me with court action, and then had the nerve to ask me for the evidence. I told them to get it from the managing agent - I’m not doing their job for them.
After months of chasing for updates on my counterclaim, they simply stopped responding. Then, over a year later, I received the exact same letter I’d received in 2023 - word for word - from a different solicitor based next door to AST. I’ve again had no reply from this new firm.
To be clear, if Mark Dawson (AST) responds to this review saying that I am “not a client,” it’s only because his firm recently advised that they are no longer instructed on this matter, surprise, surprise - and I have since formally requested that all my personal data be deleted. This is a matter of record. Based on other reviews I’ve seen, it appears Mr. Dawson often avoids accountability by deflecting blame and misrepresenting facts to protect his own position rather than admit his firm’s mistakes.
This entire process has been an absolute farce. Unless you’re a landlord paying them a hefty fee, expect to be treated with disrespect, incompetence, and carelessness. Their handling of sensitive data is negligent, their communication is shambolic, and their behaviour is, in my view, entirely unprofessional.
My parents are landlords - and I would never recommend AST to them or anyone else. You don’t need to be a legal expert to see how flawed this operation is. In my experience, they are unethical, unreliable, and unfit to act in any professional capacity.

I have serious concerns about how AST Assistance handles personal data. After receiving correspondence from them, I requested information about their legal basis for processing my data and formally objected under Article 21 of UK GDPR. Despite multiple attempts to resolve this directly with them, they refused to provide required documentation and dismissed my concerns with "We consider this matter closed." I've filed a formal complaint with the Information Commissioner's Office (ICO). Other tenants should be aware of their data protection rights when dealing with this company.
