Remove part of the obstacles when buying a property as an expat

I hired Welocate as I got to know them through a seminar with abn-amro, bank I trust. Even though I think Welocate does a lot of good things there are many things to improve in their process. First of all I think they should be more active in the interactions between the realtor and customer, as I believe most of the tension when making decisions is there. When I hired Welocate, I hired unlimited visits, however my realtor never visited any property with me, it is true that they helped checking the documents of every property, but I even missed some deadlines on properties I really liked. I believe this would be solve by doing weekly checks, or having a central place where Welocate is also included in the communication loop. I would hired a similar service again as long as communication is improved.

Waste of time with irresponsible company

Ok, so basically I was looking for flat with 2k budget in Amsterdam and surroundings, no pets, no children and perm working contract - perfect situation.

It took them 1 week to "process documents" to start searching. They practically send you properties you could find yourself in pararius and funda and slowly apply to them. For a week they managed to get me 1 viewing and were always asking to pump the budget by 300-500 euro. I went to this viewing on Saturday, commuting 1+ hours. No one was there. I called welocate, but they do not work on Saturday. I called agency that was renting out property. They told me that they sent email yesterday that viewing was rescheduled to next Saturday. I was never notified of that by Welocate.

I decided to stop using their services and get a refund for this blunder. They were conducting "internal check" for a week and said it "was beyond their control that renting out agency did notify them about changes for viewing too late". It is not their problem, so no refund for me.

For comparison for the same budget and locations I got 8 viewing within 1 week just looking at funda + pararius and calling myself.

You could find much better use for 300 euro when moving.

My advice: avoid this company, they can't even do their job. Just go to funda and pararius, check every 30 minutes, call properties for viewings. Works like a charm and yields much better results. Relocating from abroad? Then ask a friend/find a guy for 100 euro to go to viewing instead of you with video call. The process is pretty straightforward.

We would like to explain what happened with regards to your situation.

We’ve checked and it didn’t take 1 week to process your documents, as you mentioned, this was done within 2 working days.

Immediately upon receiving your agreement to proceed, we started sending you many properties, around 12 within one day, many of which your rejected due to your specific requirements.

On the properties you asked us to book an appointment, we took action immediately, but the rental agencies who rents out the property take time to respond, we always take action to book appointments immediately.

For the property that you tried to attend, the rental agency we booked with both misinformed you and us about the date/time and situation, this is out of the control of both of us.
The internal check you mentioned didn’t take 1 week, we responded to your questions on the same day your reported them.

This is a difficult market for renting a property and we understand your frustrations, but we have tried our best for you and we have been impacted due to issues out of the control of both of us.

However, we would like to extend our sincere apologies for anything that went wrong from our side and we hope that you find a new property quickly. If you want to call us to discuss this further, please feel free to contact us.

Incredibly effective and well organized…

Incredibly effective and well organized team, everything went butter smooth, I would highly recommend their services to anyone in need! We bought our new home in the Netherlands in just 2 months start-to-finish. I only had to deal with the mortgage, everything else was taken care of by Welocate, like real-estate agent, translator, appraisal, notary, utilities. Brilliant service, well worth it!

Terrible handling of my situation

I decided to contact Welocate as I have been trying to find an apartment for a few months to no avail. Given that my situation is rather difficult as I am a student and am looking to share an apartment with a friend and using a guarantor, it was understandble that Welocate would not want to help me with my process. However, what disapointed me was the fact that when I was told that I could be helped, I sent in my documents and waited for an update for two weeks. When I called Welocate, I was simply told that my situation is difficult to improve. The problem here is that I was left in the dark and did not receive any emails telling me that I could not be served. I had to personally call Welocate and eventually receive answers for my questions. Because of this, I am one month behind on looking for an apartment for myself in an already hectic market. I could have continued looking for the last month but I was promised services by Welocate and did not receive any, not even an email telling me that I will not be receiving services.

Great customer service. Helpful and professional people. Very effective operations since everything was arranged within a couple of days of our offer being accepted by the seller and we were worry-free all along. Also, transparent on the costs and no hidden surprises.

Geweldige samenwerking

Questionable business model

Questionable business model

From the get go, their business model is extremely questionable: they don’t assign one agent to you, but they shuffle agents that speak to you and search properties, so you never know who is responsible for what and who is feeding you information.

I wrote a very clear email with my preferences in terms of location, budget and overall expectations. I got assigned an agent who had no idea what my criteria’s were, so he was randomly searching for properties that I have never asked for, in locations where I specifically said I wasn’t interested in searching. When I asked him if he saw my email from weeks ago about my criteria he just said “ what email”, and mind you I mentioned this email already 3 times to him because he kept sending me properties that were completely unrelated to my search criteria. After that I never heard from him again, and another agent started communicating with me, but she still said that my agent was the previous agent, not her.

This second agent did not do a better job than the first one. In one month of working with them I got 0 viewings. So I got really annoyed and took matters into my own hands and started applying for places on my own. Within one week I got 5 viewings, and within 2 weeks I found my own property. I told them I started getting viewings and they asked me once if I wanted their help for “ the bidding” even if I wasn’t buying but renting out. After declining their offer they independently
decided that they no longer should work for me, so they stopped sending me the little properties they were sending, asked no questions about whether I got a place or not, they just vanished.

The agency gives false promises and blames their lack of skill on a “bad market”, has clearly a poor network of contacts as they got me no viewings at all, and only sent me properties that I could see myself on pararius. When I worked with other agencies in the past, they were offering properties that were not so easily accessible on pararius, and most importantly got me viewings, even when back then I had a dog and was a student, a much harder profile to search for than what it is now. I really wouldn’t recommend this agency, there is much better out there, there are more reviews complaining about the poor communication, if your agent doesn’t understand what you want, what is he good for?

As you are aware, the current market requires flexibility as few properties are being offered for rent that meet your requirements.

We did try and speak with you many times to see how we could help you better, but you didn’t want to take any calls as you were too busy. Communication in this market is really important, especially if we are acting on your behalf and not being able to discuss options with you, we had almost no flexibility to find the right property.

We usually provide a dedicated rental agent to our clients but due to the duration of your search we have decided to add you an extra agent to help, also to cover times such as holidays of our personnel.

We will take on your feedback to improve our rental service and we are sorry that this didn’t work out for you personally. You can call us anytime to discuss further as we are happy to solve this matter directly with you.

Poor service with no added value.

I've noticed many positive reviews here, but honestly, my experience has been quite negative.

Here's the full story:

- Welocate assigned an outsourced agent.
- I clearly communicated my preferences, budget, and limitations to the agent.
- The agent made a one-page report of the property, using only public information, absolutely no valuable insights.
- Without consulting or informing me, the agent submitted an offer well above my budget.

This is incredible!
I'm so glad that I didn't win the bid, otherwise I would need to find extra 15k to cover it, and I would never want to pay that property for that price.

Welocate just aggregator with outsourced solutions, which are available everywhere.
The agents are paid well below the market rate, so they don't invest much effort into your deal.
They simply submit the highest bid for properties and say yes to whatever you are interested, just to get the job done ASAP.

The entire business model of Welocate seems questionable to me. I'm unclear on how they manage quality control or provide value to people who are already in NL.

After exchange with Welocate staff, they actively followed up the incident and waived the fee for terminating the contract.

First of all, I’d like to thank you for your feedback that we received and the time you gave on the phone to understand your concerns.

We can assure you that our real-estate agents always discuss making an offer with our clients and also the amount of the offer is discussed. An offer is never made without client approval.

In your case, you did inform the agent to create an offer for the property, this was discussed via a phone call. Perhaps due to communication the agent understood a different amount than what you thought was agreed. To ensure this doesn’t happen in the future, we have advised the real-estate agent to always have the agreement in writing to prevent miscommunication like this in the future.

As I explained on the phone, if an offer is accepted by the sellers, a buyer has plenty of time by law, where any party can cancel the agreement without giving any reason and without a penalty. As a result, there wasn’t an issue if the offer was accepted and later retracted.

Welocate is created by a expats to help expats in the Netherlands. We offer transparency in our service and fixed, fair prices to ensure buyers receive value for money in the costs of buying a home.

Sloppy firm with terrible client communication

This firm was terrible in many ways. As a preface: we didn't get the house. From the start, communication was extremely slow throughout the WEEKS (viewing 29-11-'23, final call 16-1-'24) that we were in contact with them. After many e-mails and phone calls (of OUR initiative) finally WeLocate confirmed they would send the draft contract the day after. Following this was radio silence, and after we called them they explained that they must have 'forgotten' the landlord telling them the rent would be 300 euro's more PER MONTH since we're with 3 people even though this knowledge was clear from the first viewing weeks earlier and also through the screening process this fact seems especially hard to miss. It was particularly impactful as some of us were already looking for new tenants and making deals according to rent payments. Then after much deliberation on our part we accepted the worse offer. Not unsurprisingly they didn't respond to our email for a week or so and after a few calls that we were supposed to be called back for (they never do) they finally then admitted to having rented it to other people already. Worst firm we've interacted with so far and it's very telling in this housing market in the Netherlands - fully trying to profit off of the desperation of home-searchers.

We are sorry that you’ve missed out on the apartment and that the landlord chose to continue with someone else.

We have performed an investigation to see if we can improve our processes to avoid this in the future.

After review, we found that on 28/12/23, you informed us by phone that the price of the rent was too high and that you did not want to rent it for that amount.

Due to your cancellation, we continued with other interested people. You did send an email to us on 8/1/24 saying that you accept the terms of rent; unfortunately, at this moment, we already found someone else for the apartment, and the landlord accepted their offer.

We, and the landlord, did try our best to help you as your special requirements required the landlord to apply for a license from the town hall. As you can imagine, this can take time and we can only inform possible tenants if we have new updates from the landlord.

I’m sorry about your experience and wish you all the best in finding a property.
