I had the pleasure of working with Welocate to find my new home, and I couldn’t be more satisfied with the experience. My main point of contact was Mrs. Ayca, who was always available, extremely professional, and genuinely involved. She often offered help before I even had to ask, which made a huge difference during the stressful house-hunting process.

I hadn’t heard of Welocate before, but they truly exceeded my expectations. I purchased one of their service packages and was pleasantly surprised to find that it included far more support and complimentary services than I anticipated. Through them, I was connected with a reliable purchasing agent, and I received multiple property listings daily via WhatsApp and email. This allowed me to view new listings immediately as they hit the market.

Thanks to their guidance, I found my home in just 1.5 months — something I never thought possible in today’s tight housing market. Even after the purchase, they continued to support me by helping set up all my utilities in the new home.

All in all, I am extremely happy with their service and highly recommend Welocate to anyone looking to buy a home. It’s incredibly reassuring to have everything taken care of by one company — it saves time, energy, and a lot of stress. Truly a fantastic experience!

Good service but not the best real state agent

As expats, the mortgage process was very confusing for us at first, so we decided to work with Welocate. They were very helpful, as they explained the whole process and how they work, and during the process they are very attentive, they arranged almost everything and made sure we were ok.
The only downside was the state agent (makelaar), not sure what the critearia are for assigning them, but the first one treated us coldly and impersonally, Welocate kindly assigned us another one, who was fine, but he wasn't an expert in the area we were looking for (we realized later), which led us to close a deal that wasn't the most beneficial for us (the seller benefited more than we did). In addition, he was not very clear in his communication, and it was too late to request another change because there was a fee for doing so.
Overall, Welocate's service was good, but if I had to go through the same thing again, I would look for a makelaar on my own who was recommended or who was familiar with the area I am interested in.

It was a WOW experience for me having …

It was a WOW experience for me having Welocate service.I being a expat not having good hold on Dutch language and housing legal aspacts it would have been difficult to find and finalise a house without welocate service. I thank Mr.Aart humble man and his right guidance was helpful during the whole process .Right Guidance is what I expected and Aart was spot on .In less than a month we could find the house and proceed with it .kudos to welocate 😃😃👏👏

The broker (real estate agent) we worked with was a major letdown. Unresponsive, lacking initiative, and often misleading, they failed to meet even basic expectations. It felt like Welocate had gathered some of the least professional individuals in the field. Unfortunately, the company provided no support or guidance throughout the process.

The home inspector was also disappointing. Although inspections are important, ours offered little value and seemed unqualified for the task.

On a positive note, the appraisal process was simple and efficient, and the notary was friendly, patient, and easy to work with.

Despite these few highlights, Welocate's lack of communication and their failure to address our concerns were constant sources of frustration.

Terrible experience with Welocate

For anyone who saw this post and also has bad experience with Welocate, please report your experience to ACM (the Netherlands Authority for consumers and markets) (phone number: 088 070 70 70).

The more cases they receive, the more attention they will give to investigate this company.

Now back to my terrible experience with Welocate.
Don't get mislead by their brochure, even though on which it says their package covers the deed of transfer and deed of mortgage, in the end it will only cover part of the cost for deed of transfer and deed of mortgage. In another words, you pay Welocate's package, and PLUS you also pay additional fees to the notary for tasks related to deed of transfer and deed of mortgage. Conclusion: misleading advertisement on their website and brochure.

And even with all the tasks included with the package, we were charged for €3250 while their package price is €3095, so we were €155. Now we are going through legal procedure.

On more thing, "checking purchasing agreement" is included in their package. What happened is a real estate agent emailed us that he has read the purchase agreement and it was standard one. We had three more email correspondences with Q&A. And we were charged for €913.01. Most expensive emails ever!

Throughout the process—from appraisal and building reports to contract checks, translations, and notary coordination—we worked to provide you with a smooth, full-service purchase experience. We were pleased to have helped complete your home purchase in under two months, and until the notary’s final invoice was issued, we were unaware that there were any concerns.

Had we known sooner about your questions regarding the notary costs, we would have welcomed the opportunity to clarify everything directly. As soon as we saw your review, we immediately contacted the notary on your behalf to investigate. This led to a better understanding of the invoice on your side, and a clarification of the initially perceived “overcharge”.

Regarding the remaining €155 you mentioned: this amount was due to a technical limitation with the notary system (KIK) in retrieving your details from the Kadaster. As your information wasn’t yet registered, the notary had to manually process the deeds. Unfortunately, this is outside of our control, but we understand how it could have been unexpected.

We also want to stand by the work of our estate agent and team, who thoroughly reviewed your purchase agreement to ensure all terms reflected your offer and interests. After this review, you were provided the final document to sign, along with additional support throughout the process. The work didn't stop there, our team made sure everything went smoothly from the start until finish.

We're always open to dialogue and would have appreciated the chance to address your concerns earlier. That said, we're proud to have guided you to a successful home purchase, and we remain committed to transparency, integrity, and care in everything we do.

All-in-one service and good…

My partner and I decided to work with We Locate to help us navigate the ins-and-outs of buying an apartment in The Netherlands. My partner works full-time and I wasn't in The Hague and we wanted a service that would take the stress out of the process for us and this is exactly what we got. We Locate provide an all-in-one service, covering all the bases, which made the process of buying an apartment much easier for us. We also found them to be prompt and responsive and they intervened successfully to resolve a specific problem that arose for us. For us, We Locate provided a great service and represented excellent value for money.

Very poor service and lack of…

Very poor service and lack of transparency.
We hired Welocate with the hopes that having an agency would act as intermediary and help us coordinate the purchasing process.
The experience was quite the opposite. Yes, they arrange certain things for you but nothing that independent real estate agents cannot do. In the case of Welocate I had to constantly remind them of the package we had purchased, every time I called they were rude and patronizing.
We had a couple of unexpected extra bills: one because true construction report made didn’t consider the renovations we wanted to make (even though we had discussed with everyone involved that we wanted to renovate) and later a final extra bill for some things I really couldn’t explain (when I asked Welocate to explain it, they said it was unforeseeable and used a bunch of acronyms to “explain”)… I could go on, but I certainly do not recommend this company to anyone.
The real estate agent they connected to us was a great guy who helped us through the process. My only constructive feedback would be that in the final inspection we could have taken more time to check everything and negotiate with the selling realtor for things that were extra dirty/not working and the previous owners should have answered for.
