I entered into a five-year agreement and made the required initial payment of 20% in accordance with the contract.

Due to unforeseen financial difficulties, I was unable to make the payment due this month. I immediately informed the company that I would also be unable to make any future payments under the agreement and requested a clear explanation of the legal and financial consequences of my situation.

Despite my repeated requests, the company has consistently refused to provide a direct answer. Instead, I have only received repeated reminders stating that I must make the payment and that daily interest will continue to accrue if I fail to do so.

Most importantly, the company has failed to explain what the final outcome will be if I permanently stop making payments. They have not informed me whether the agreement will be terminated, whether legal action will be taken, whether my previous payments will be forfeited, or whether I have any remaining rights or obligations under the contract.

I have clearly stated that I will not be making any further payments. Nevertheless, the company continues to avoid answering my questions and has not provided any information regarding the 20% that I have already paid. I have not been informed whether this amount will be retained by the company, refunded in whole or in part, or otherwise dealt with under the terms of the agreement.

I consider the company's refusal to provide clear and transparent information regarding the consequences of non-payment to be unacceptable. As a consumer, I am entitled to understand my contractual rights, obligations, and the financial consequences of my decision. Repeatedly demanding payment while refusing to explain the contractual outcome prevents me from making informed decisions and raises serious concerns regarding transparency and fair business practices.

I respectfully request a written response clearly explaining:

* the legal consequences of permanently ceasing payments;
* the status of the agreement after default;
* the treatment of the 20% already paid;
* any additional financial obligations or penalties that may apply; and
* the company's legal basis for its position.

If this information continues to be withheld, I reserve the right to submit this matter to the relevant consumer protection authorities and any other competent regulatory bodies for further review.

From the moment we signed the Sale and Purchase Agreement, our experience with Sobha has been consistently disappointing.

Every communication we received was generic and templated, regardless of the specific and detailed questions we raised. Requests for real construction progress documentation, milestone certification, and escrow account status were repeatedly redirected to the One Sobha App, which provides no official, certified, or verifiable information.

When we formally raised concerns about visible construction delays and asked for a settlement statement and legal basis for any retention, we received no substantive answer.

This pattern shows a customer service model built to manage complaints rather than resolve them. There is no evidence of genuine care for clients once the contract is signed and payments begin.

We would ask Sobha to reflect seriously on how client communication is handled after sale, and to provide real, documented answers instead of generic responses.

This company job is make surplus venture-so they create sooo much of inventory and so automatically the demand reduces.
So the investors don’t get proper appreciation in due course.
And the other problem is they don’t provide the renewed trade license and so during paying if instalments we tend to do a faulty transaction and once the delay takes place in paying,they start collecting fines,inspite of bad geopolitical issues and their faulty submission of expired trade license

Paid an EOI for a Sobha property and cancelled almost immediately with no SPA signed.

All requested refund documents were submitted months ago, yet the refund is still outstanding despite repeated assurances that it was in the “final stage”, “initiated”, and expected within “7–10 working days”.

The main issue has been the lack of communication. Multiple follow-up emails and escalation attempts have gone unanswered, making the process extremely frustrating and unprofessional.

I appreciate internal approvals can take time, but clearer communication and realistic timelines would make a huge difference.

I paid AED 161,000 as an Expression of Interest deposit to Sobha Realty in December 2025. Their Sales Manager, Deepak Tahelyani, confirmed in writing via email on 31 December 2025 that the full amount was refundable unless I signed a booking form. I never signed one — something he himself confirmed in writing on 10 February 2026.
I requested my refund in January 2026. Since then I have been met with delays, broken promises, and eventually complete silence. In April 2026, a member of their Sales Operations team emailed me to say the refund had been processed and would arrive within 3-4 working days. It is now May 2026 and nothing has arrived. They cannot even provide a transaction reference number.
I have filed a formal complaint with RERA and the Dubai Land Department. I am now pursuing legal action.
Sobha’s properties may be attractive, but if anything goes wrong, be warned — getting your money back is a completely different story. Over four months, two written commitments, and AED 161,000 still missing.

Very concerning experience regarding the handling of personal data.

After providing my contact details to Sobha, I was suddenly exposed to a large number of unsolicited calls, emails, and WhatsApp messages from third parties. These contacts referenced not only my name, but also very specific details about my apartment, which strongly suggests that sensitive information was shared without my consent.

The volume of these contacts became so excessive that I was forced to change both my phone number and email address. This caused significant disruption to my communication and day-to-day activities.

Despite extensive evidence, Sobha continues to deny any responsibility and refuses to acknowledge the issue. At the same time, they insist on charging late payment fees that arose as a direct consequence of the disrupted communication.

Overall, this situation has led to a serious loss of trust. I would strongly recommend that potential buyers pay close attention to how their personal data is handled.

They fired a large number of employees at once under the pretext of the current situation. This company does not respect its employees. So how can the investor trust it?

Without great help from Dihia Mokrani - CRM executive - Sobha Realty I would not be able to solve my problem. She showed respect, professionalism and speed in resolving issues.

i joined the sinija island off plan if you late payment they charge late fee right away which is incrediable, their contract is tricky do not trust this developer and their scam agents ,if you want to leave project they will keep all your money other developers they cut some penalty and give your money back. STAY AWAY FROM SOHBA
