I have wrote this review on 25.02.2022 right after me and my flatmate found a flat from RoomPlaza and our contact person was Robert. After 3 months from this message we have notified by RoomPlaza that the landlord (we don't know if he/she is even a real person) didn't want to extend the contract even though they mentioned this to us as a regular thing. So we went homeless because of RoomPlaza. They didn't give us any reason why they are taking out two students from TU Delft and when we asked them the reason Robert said the landlord may renovate the place however the place was renovated 2 months back. So me and my flatmate hated the experience with RoomPlaza, disgusted actually. I cannot recommend you this company by any means. (They gave us back our deposits 3 months later after we moved out) I don't know how they work there but I think there are papers flying everywhere. I can write even more but as long as I write I keep getting angry.

Robert here. As you know, we had good contact and I tried everything to get you a new apartment when this news came. This unfortunately wasn't possible via us because of the huge housing shortage.

When a new apartment became available a few weeks later, you and Cem were the first I called. I was then informed that fortunately you had already found a new place.

I feel you are currently punishing us for communicating the landlord's decision, and I really do not think that is fair. Same goes for the deposit. Sorry that it took so long, but we never had it. As an housing intermediate we try to help everyone as well as we can.

I would really appreciate if you would reconsider this rating, even if just slightly.

Not recommended.

Roomplaza unfortunately turned out to be mostly a disappointment in the retrospect.
Starting with a mandatory payment to be able to use the website at all to completely false information regarding the house. Allegedly, you can only prove yourself as a group with the exact number of rooms in the ad. As it turned out after laborious contact in our house, 2 of 5 beds were already occupied (this was NOT visible on the website), so that all requests with 5 people were not answered at all. My two friends and I finally got the remaining 3 rooms. To say something positive: The rooms and the houses are really furnished as shown in the photos. However, that was it already. No one showed you around when you moved in, my room was exceptionally dirty (even though everyone has to pay an outrageously high cleaning fee when they move out) and the rental price randomly increased from 475€ to 550€ shortly before we moved in. Throughout the year we had several small problems, such as no working heating and hot water for about 2 weeks and no wifi for 3 weeks. Everything was unfortunately always processed and fixed only after several mails and calls. The crown was put on the whole by the lack of any information that we have to take care of an electricity and gas provider and thus in the end a high additional payment and a disproportionately expensive provider had to choose. Moreover, the repayment of the deposit took more than 3 months and many desperate emails.
To all future tenants. Take screenshots of the advertisements and the alleged services offered and consider renting somewhere else if in doubt.

How unfortunate to hear that you had a negative experience with RoomPlaza. We understand that this has caused an unpleasant situation and that we have not met your expectations. However, we would like to indicate that we always do our best to respond within 24-48 hours and send a specialist to an apartment as soon as possible. As far as we can see in our administration, has every email from you been answered and the service requests put in are solved as well. Lastly, the deposit refund has been sent out in October, which is 2 months after your check out. According to the contract, this is within the set time frame we all signed for. RoomPlaza sends out the deposit advice refund and eventually the landlord will return your deposit. Nevertheless, we will take your review into account and apologize that the experience wasn’t always what you wished for. We wish you all the best!

I stayed for 6 months in a Roomplaza…

I stayed for 6 months in a Roomplaza apartment in 2017. Big regret.

For many months, we had builders coming and going from our apartment without knocking on our door, apparently to repair our balcony (we were not aware of this before we moved in). Roomplaza provided no understanding for our concerns.

They also made it extremely difficult to terminate our contract, claiming that either all tenants moved out or we all stayed. The difficulties they gave us regarding our deposit was so frustrating I had to ask the juridisch loket for advice.

The price of the apartment, compared to other student housing and apartments in the area, was ridiculously expensive.

They prey on young, vulnerable international students and treat them without respect or decency. Trap them into an expensive contract then provide no repair support. Hold on to their deposits for as long as possible.

However, we would like to indicate that eventually 3 out of 5 tenants has been moved out of the apartment and found substitute tenants. As indicated, you have signed a contract as a group and it is therefore not possible to terminate the contract by yourself, but to make an addendum. The switch of tenants has been made in January 2019. We never claimed that all of you needed to stay, we just explained the contract you have signed. Nevertheless, we are sorry to hear that you experienced disturbance during your stay from builders. Sometimes the VVE ( owner association) plans these constructions. Therefore it is sometimes out of our power or knowledge as well.

I stayed in one of their appartments a few years ago. It was dirty and infected with mice, and when we called to complain about having to live with rodents, they told us that it was normal in houses in the Netherlands.

The landlord came once to fix it by covering possible holes in the walls and floors but he left without even getting started, and he never came back.

I could write an essay about my experience, but I will only say that their target audience is quite vulnerable, young, foreing people that move to the Netherlands to study and without knowing anything about the location of the flats, the culture, what is normal, what is reasonable pricing, etc. In my experience, they take great advantage in the lack of experience and kowledge of the tenants.
If I where to go back to the Netherlands, I would never choose this company. I now know that there are much better options for way less money.

We are very sorry to hear your experience with RoomPlaza has been negative. As indicated in the advertisement are the apartment in a used, but fair state. This indicates that, during the rental period, some things can be broken and need fixing. Unfortunately, we cannot find any communication between us back in 2018. We therefore cannot reflect accordingly on the situation. However, if you had problems with mice, according to the rijksoverheid, it is a tenant responsibility. We always do our best to help you out in the best way possible and wish you all the best!

Ma fille a payé les 35€ D’inscription à la plateforme ainsi que ses roommates mais depuis 6 refus sans aucune explication !!!!
Maintenant qu’elle puisse continuer à déposer des demandes, car malgré les frais d’inscription ils ne vous aident pas du tout, ils lui réclament encre 35€!!! Pratique honteuse et frauduleuse!!!!

Pendant notre saison de réservation, nous recevons beaucoup de demandes.
L'offre de nos appartements est cependant limitée.

Toutes ces demandes sont traitées selon le principe du "premier arrivé, premier servi".
C'est la raison pour laquelle votre fille avez probablement été rejeté plus souvent, car il y avait déjà un ou plusieurs groupes avant vous.

Veuillez consulter le processus expliqué ci-dessous :

1. Nous envoyons d'abord un e-mail aux locataires qui ont effectué la première réservation complète pour l'appartement. Ils seront les premiers à passer par le processus d'acceptation éventuelle.

2. Tous les autres locataires qui ont fait une réservation pour le même appartement recevront un e-mail indiquant que l'appartement n'est plus disponible une fois que l'appartement aura été officiellement accepté par le premier groupe. Ce message sera envoyé quelques jours plus tard que l'e-mail envoyé au premier groupe.

Les frais de plateforme que vous avez payés ne sont pas perdus, vous pouvez toujours utiliser votre compte à l'avenir pour louer un appartement en Hollande.
