Extremely dirty apartments and hidden fees

Extremely dirty apartments, even though you pay a cleaning fee. Many fees that are not mentioned in the beginning (mandatory starter package) and the apartments are old and not well equipped.
Overall, just overpriced. The only positive thing is that you get an apartment.

Terrible experience

Terrible experience, one of the worst agencies I have ever dealt with.
The condition of the apartment was awful: very old and extremely dirty, especially the common areas. The agency never cared about ensuring that previous tenants kept them clean, yet they still charge you €125. On top of that, they force you to buy a so-called “welcome package” for €500 which only includes bed sheets, one pot, and a pan — absolutely unfair pricing. They tried to make me pay for damages in the room that were already there when I arrived, and they have withheld my deposit for three months without returning the full amount or providing any justification for why it was not refunded in full.
I strongly advise against this agency, as they are scammers who take advantage mainly of international students due to the lack of support and information we face in such situations.
Zeer slechte ervaring, een van de slechtste bureaus die ik ooit heb meegemaakt.
De staat van het appartement was verschrikkelijk: erg oud en erg vies, vooral de gemeenschappelijke ruimtes. Het bureau heeft er nooit voor gezorgd dat de vorige huurders deze schoon hielden, en toch rekenen ze je €125 aan. Bovendien verplichten ze je om een zogenaamd “welkomstpakket” van €500 te kopen dat alleen lakens, een pan en een koekenpan bevat — absoluut geen eerlijke prijs. Ze probeerden mij te laten betalen voor schade in de kamer die er al was toen ik aankwam, en ze hebben mijn borg drie maanden lang ingehouden zonder het volledige bedrag terug te betalen of uit te leggen waarom het niet volledig werd teruggestort.
Ik raad dit bureau ten zeerste af: ze zijn oplichters die vooral internationale studenten uitbuiten vanwege het gebrek aan steun en informatie in dit soort situaties.

unjustified

The rent feels unjustified, especially now that similar listings on the same platform have dropped by €400 this year, and our problems remain:

One “bedroom” backs right onto the tram line with zero soundproofing, so every rumble distrub your sleep. our neighbours all have double glazing installed to make the room soundproofing. and btw this room is not even a room, it's modified from a part of the living room.

Glass-thin wall: The so-called second bedroom is little more than a single glass door separating you from the living area—meaning conversations, television noise, and kitchen clatter all come barreling through unchecked.

Broken window: In another room, a broken window won’t close properly, letting freezing air in throughout the winter.

mandatory short stay package: only worth around 50, but you are force to pay it 200 euro.

finanl cleaning: we were forced to pay 265 for final cleaning, that adds up to be over 1000 euro cleaning fee. but we are still required to clean the room very thoughtly before leave.

Terrible experience

Terrible experience.
I rented an apartment via room plaza. Rental contract was handled by SMG Housing
The landlord is HOEN.
The apartment is terrible, dirty, moldy,
Not maintained… a disaster.
These companies are taking advantage of the difficulty to find housing in NL to rent unsanitary apartments at tremendously high rents.
They did not give me my deposit back. They are thieves.
It is a shame
I am filing a complaint at Municipality of The Hague.
And I am now going to hire a lawyer to get my deposit back.

I had a fantastic experience with Roomplaza while searching for an apartment in The Hague. From our first interaction, their team was friendly, professional, and incredibly helpful. I had already sent all the documents…

I had already sent all the documents and everything and the agent decided to give the apartment away to another person and let him sign the contract. I know he had every right to do so but I just wanted people to know that this is not like a serious agency and that they should contact a real agency instead if they want a respectful treatment.

Features are malfunctioning; support doesn't help

Features are malfunctioning, website blocks apllication due to unvisable and unexplainable mechanisms.

When tried to submit a ticket, got a message that my access to help desk has been restricted...

It's unbelievable how unhelpful this portal is...

Un abuso más en el mercado del alquiler

Después de pagar 35€ cada uno de los 5 estudiantes internacionales para ser candidatos a alquilar una casa compartida en Delft tardan 3 semanas en contestar que no nos han seleccionado, sin dar ninguna explicación y ninguna transparencia en el proceso.
¿Cuántos estudiantes habrán pagado 35€ para tener opción a alquilar esa misma casa?
Ahora hay que volver a pagar si queremos optar a otro alquiler.
Roomplaza, una más de las muchas empresas holandesas que se enriquecen creando expectativas de alquilar una vivienda a estudiantes.
¿Alguien piensa regular esta situación de abuso?

Scammers!!! Don't waste time with them

Scammers!!! Do not book apartments with them. They show available apartment on the site, you book it and pay 35 euros for each person every time! Then you wait a month for an answer. BUT! Your apartment is available for booking to other people all this time. Then you receive a refusal that the owner has chosen other people. And an offer to book another apartment, once again paying 35 euros for each person in the booking. And then rejection comes again. And so on.... They don't answer emails and they don't have any phone. Scam!

One star because none is not possible. A scam site which illudes you with houses already booked to make you their 35€ subscription, giving you a reply after weeks (not in a few days as they say). My son and his friends were stuck in eternal waiting while finding a room to stay is their utmost issue to attend their studies in Netherlands
