Avoid this company at all cost essentially a scam
Absolutely atrocious customer service. Payed a deposit to rent a flat with them, nice place, but the company was absolutely impossible to contact. We filled in and sent off everything they asked for and received no contact for 3 weeks. With the move in date approaching, we called several times a day for a week, no answer except once to say they'd call back later (never did), sent in urgent message requests on the website, countless emails and no response. Eventually with the move in round the corner they tell us we're going to have to pay 6 months rent up front if we want the property literally 2 weeks before we're set to move in and where are we supposed to get that much money from so quickly? As soon as we decided we couldn't handle them messing us about anymore, the property was up and relisted for an extra £400 so I suspect the entire ordeal was because they wanted to list the property for more money, as when we initially contacted us, they tried to raise the rent then as well. Why list the property for so low if you're going to mess people around until you can list it for a higher price? Don't bother wasting your time with this company, we still haven't received a single response to the emails and messages we sent. I'm adding this bit after I wrote the rest but it took them a month to give our deposit money back and they only did so two weeks after we threatened police intervention. Until then it was all we're busy and we'll call you back later but the second the police were mentioned, they immediately had someone available and we had three missed calls haha. This company is a SCAM do not not them handle your money or property. No point working with them on anything avoid at all costs.
Verifications that are unnecessary and not legally needed
After they took over management of the property we were renting half-way through our tenancy, they made us go to a John Shepherd branch to physically verify our IDs. They first offered to come and meet us at the property to complete the verification, however, a few weeks later, we were told they would not be able to come to us and we would have to attend one of their offices. This request for physical ID verification did not align with the terms of our leasing agreement, so we provided an additional Right to Rent share code which according to official government guidance on Right to Rent checks, is enough to ensure the right to rent. Also, at the start of our tenancy we provided an initial share code and our physical IDs which were already attached as pictures in our leasing agreement. This was not enough for Lomond, and they even threatened us with the statement: "...will have no choice but to inform the landlords that you are in breach of your tenancy agreement, which may result in them serving you a notice". Lomond needs to stop requesting for these types of physical checks that require people to drive during office hours all the way to their offices if they are not required by law and they already have seen and photographed the original documents.
Apart from that, Lomond was helpful whenever we required their support because the property needed something getting fixed.

Lomond took over management of the property I'm renting mid-way through my tenancy and since then, we've had issues. We were contacted in February this year to advise we were marked as 'late payers' each month. We were, in fact, in credit as we made two rental payments within a month to align with my salary pay date. For over 5 months now, we have been chased for this 'outstanding' rent despite providing proof of payments, submitting a formal complaint (that was never acknowledged) and speaking to various members of staff. We constantly get fobbed off and told they're 'looking into it'. This is the same company that have asked us to come into their office to complete right-to-rent checks again and supply our inventory as they 'never received these from the previous management company'. Of course, it would be more reasonable to assume that we're paying late rather than acknowledging they failed to obtain the necessary information on taking over management...

Have only been dealing with the company and Tia for around 5 months but always happy with the service they and her supply.!
The contractors they use GB Maintenance all know there stuff, polite, friendly and very respectful of our belongings and the property we live in.shout out to Gareth!

Truly shocking!
Truly shocking!! They took over Linley and Simpson without my knowledge, zero repairs carried out which nearly resulted in losing my tenant. Full management zero! I signed up for full management for repairs to be dealt within a reasonable time scale - 3 months later still nothing, my tenant had no heating or hot water! I paid for a contractor myself, as she contacted me personally! Rip off fees then told I have to pay £1008 to exit to go to reputable agency whilst the tenant is in situ otherwise they would serve her notice to leave the property. They have entered without permission, her personal belongings have gone missing and when I collected the keys and parking permits they just simply handed them over without even asking for proof who I was, DO NOT USE!! They have zero interest in properties just rip off fees for doing nothing! The property belongs to my late parents hence why I’m insistent it is cared for to high standard out of respect for them and also for my tenant and her family living there as it’s their home now, Andrew Sharp at Horsforth is so rude and arrogant whilst I was attending hospital appointments, I paid their rip off fees on 3rd April, no invoice just a link I can’t access. Thankfully I have a brilliant accountant that has contacted Hm Customs on my behalf re no invoice

Really poor experience to date
Really poor experience to date. New build house had multiple issues which took too much chasing and multiple days to sort out security issues.
Forced to use a portal for issues, our property manager seems to ignore it. I had to call him and tell him that I’d raised multiple issues.
Property manager extremely unresponsive. Never acknowledged inventory updates, nor multiple emails. Has taken a lot of time and effort for simple things.

Outstanding company, first dealt with Tia Clarke who has been nothing short of amazing since my dealing with Lomond. I have then expanded through the company with regular use from Phil, Parham, George, Nichola.
