Terrible Communication to start.
The communication from Lomond has been beyond poor. The chances of receiving a response to any emails within a reasonable time frame is slim, regardless of their urgency, and getting through to somebody on the phone, is even worse, almost impossible. The refund of our deposit is overdue, with no explanation as to why, and now with the matter having been “escalated” - we have still received nothing. I had heard many bad reviews, but am now personally experiencing and can support them. Absolutely would not recommend.
Worst company of all time
Worst company of all time. Has been over 14 weeks since moving out of a student property in Bristol and me and my 3 other friends have still not received our deposit. Have had 2 emails from them saying it has been ‘processed’ in the last 14 weeks, but we haven’t seen anything. This deposit is worth over £3000, and we are all just out of university so are not exactly in a position to not have this money. Trying to communicate with them is like smashing your head against a wall. Either they won’t pick the phone up or they’re in infinite meetings, and the service over the phone is terrible, also you’re told to use an email they clearly do not check and if they do then they do not care about what is said. We have been dealing with their Exeter branch. If a property you are looking at is being managed by them avoid it like the plague.

If I could give 0 I would no communication jobs left no one returns. Emails messages or phone calls saying worst mistake, the landlord did moving the properties to this company 12 years I’ve lived in this house. All jobs were completed with the previous company. Zero jobs completed with this new company
Excellent Service and Support from James Crocker

Worst company to deal with AVOID
Worst company to deal with. They have been holding my security deposit for 2 months now after they agreed to refund it. No-one replies to the phone or emails!
Do not rent a property with LOMOND
Do not rent a property if this is the management group. You will never be able to get in touch with anyone. They constantly harass you to visit the property to do 'checks', then harass you with emails asking if the agent showed up until you reply. They will increase your rent substantially on a 6 month review basis without any consultation. When you try and give notice, no one responds or gets back to you. We carried out a professional clean on the property before we left, it was spotless. They still deducted over £1500 off our deposit, £450 of that was to clean and spotless house and the rest for marks on the walls that were utterly ridiculous to point out. If i could score minus i would, but do not rent with these people. Its been over 2 months and still we have heard nothing about our contested issues with the deposit, after countless emails and phone calls.
Serious levels of negligence
I have been renting in the UK for over 20 years, and I can honestly say Lomond is one of the worst property management companies I have ever encountered.
In two decades, I can hardly remember the names of most previous management companies because they simply did their job efficiently and disappeared from your everyday life. Lomond, by contrast has been impossible to ignore due to the sheer level of stress and frustration they have caused in such a short time they managed my flat. Actually this is the first ever negative review I have written online, it really is this bad of a service.
Everything you read in other negative reviews is absolutely accurate. The person you need to speak to is never available. They do not return calls. They do not answer emails. Even the most basic requests such as a landlord reference or a confirmation letter for an urgent application go unanswered. They force you to keep explaining the issue to every new agent they put you through.
Their approach appears to be to wear tenants down until they either give up or try to resolve issues themselves. This may temporarily reduce their effort, but in the long run it's going to drive away good tenants and put landlords at serious risk.
What finally compelled me to write this review was witnessing a serious incident in my building, a burst pipe had caused a flat to flood, and the exterior walls were visibly peeling. When I saw the walls from outside in my corrideor, the tenant told me it took Lomond hours just to register the incident, not even to act on it. No attempt at urgency, no proactive response. This is the kind of catastrophe that takes place when your strategy is to ignore all calls/requests.
I wonder how long landlords are going to entrust them with their property before noticing that either good tenants are leaving or maintenance costs are skyrocketing.
And I didn't even mention the physical identity check mentioned by other reviewers but it is absolutely true, they ask you to physically come to their office no matter where you are during working days to get your identity checked. In my case it was 25 minute drive. It was hilarious they actually thought people are going to put up with this and it is very revealing about how they regard their tenants. I pushed back until they sent someone to my flat to do the check, but felt sorry for tenants who were naive enough to follow their original instructions.
Terrible property management company
I moved into a newly built flat managed by them a couple of weeks ago, but it has several issues. The heating doesn’t work properly, there are no blinds or curtains installed, and there’s no waste bin in the communal area. We’ve been trying to get in touch with them for weeks, but we haven’t been able to. We’ve reported them to the council to see if they can help sort out these problems. I'd avoid choosing them if possible.
Terrible company
Terrible company, seen a few reviews with the same issue. Firstly, been told several times the person you are looking for is away and will deal with this when they can, only for nothing to ever happen. Also very poor at maintenance, not sure if this was all landlord but we reported many issues that were never solved and even were told they would fix this once we left. Would stay very clear of this letting agency.

What didn’t go wrong? I really hope that someone has enough legal backing to take this company to court - they are the worst company I have ever dealt with, dealt with being a strong word seeing as you can NEVER get hold of them! Over £3000 robbed by them from us and still trying to take more out of the deposit.
Terrible company
This company is awful, avoid them completely. They’re unhelpful and whenever you call you’re told the person that you need to speak to is unavailable and will call you back, which they never do. Many of the staff on the phone also come across as rude and dismissive. Since moving in, our house has had major issues that need attention, but nothing has been done to resolve them. Completely unprofessional!
Tenants – avoid this agency at all costs
If you are a tenant, be warned: you will not get fair treatment here. Communication is dreadful, emails are ignored, repairs are left unresolved, and when it comes to your deposit, expect to lose it no matter how well you maintained the property. They will manufacture excuses and find ways to keep your money.
My property manager, Parham Hashemi, was unprofessional throughout. To justify withholding my deposit, they even presented fake invoices, some dated before I had returned the property. This is not just unfair, it’s dishonest.
This has been the worst rental experience of my life. They operate entirely to protect landlords at the expense of tenants, and their methods raise serious questions about integrity. For your own protection and peace of mind, avoid renting through this company.

My initial property manager was Sophie Scowen who was poached from the previous agent and she was the very best but didn’t stay in this company for long probably because she didn’t like their ways of working. Once she left and the property management was handed over to Wajeeh Muhammad/ James Crocker, everything went downhill. My heating wasn’t working in November,2025 and I reported it to them, they only got the issue resolved in June, 2025 amidst countless emails and phones calls. My check out inspection was done on 21st August,2025. They sent me an email to confirm that per the report, they will not be deducting any amount from my deposit. I had also overpaid my rent so I had monies with them that they needed to refund together with my security deposit. They sent me an email stating a lower amount to be refunded in 5 working days if I agreed to the amount. I disputed the amount and stated the actual amount to be refunded based on the method to be used stated in my tenancy agreement. It took me several days and phone calls to get them to respond to the email with a different lower amount again using a completely different method from what was in the tenancy agreement giving me 10 working days this time around to refund the money if I agreed. In order not to drag it, I reluctantly agreed to the amount but till date they have not refunded the money to me. They never pick up when you call and if you are lucky and they pick up they would tell you that the property manager is on another call so they will leave a message for him to return the call which is a blatant lie. From the time this company took over the management of that property, it’s been all lies with them. It’s as though they either employ people who are experts in telling lies or they are trained to lie after they are employed and nobody cares about your maintenance issues. They are only interested in collecting rent. It was the main reason I moved out of the property. No value for monies paid. I would never recommend them to anyone. If they plan to keep my money, they should have a rethink because that will never happen. If they want a legal battle, they will have it
Serious Concerns About Transparency and Communication Failures
We were told our rent had been increased and backdated, yet we received no prior notice. When we questioned this, the agent produced what appeared to be “forwarded” emails as proof - but the metadata clearly shows these were not genuine forwards. After weeks of follow-up and escalation to the Managing Director, they were still unable to provide evidence the notice was ever sent. Unacceptable treatment and a serious breach of professional trust.
Slowmond Investment
As the reviews below state these are truly the most pointless organisation to exist.
At the point of this review I am currently in a four month wait to receive a front door fob to the property I live in, even offering to cover costs to speed up the process we are yet to see any movement. In addition, we are still waiting for the clicker to the parking gate we were promised when moving in.
In addition, it took them over four and a half weeks of which I was calling them every other day and emailing the other for them to dispatch pest control when there was rats in the property. In the meantime of their slow response the rat then destroyed the plumbing and the back of a washing machine - which if I was a landlord would not be too pleased about having to pay for.
It then took them over three weeks to send anyone to look at the washing machine which we said could’ve been a fire hazard.
Finally, I genuinely reckon it would be easier to get the President on the phone than one of the property managers as they constantly dodge phone calls, which when they don’t respond to emails makes them invisible when encountered with problems.
This company are that organised that they changed the code to the parking gate and failed to notify the residents so everyone had to park on the street until someone drove out the other way to open the parking gate.
We have previously had various other companies in various buildings and none were as bad as the “service” I get from these guys.
Lomond's service is non existent
Lomond took over the renting out of my property approximately 9 months ago, and since then, everything has gone badly. They did not collect rent for the whole period and only realised that there was a problem when I contacted them. They have also failed to properly market the property to find new tenants after the previous tenants were evicted. I will definitely not recommend using them.
Wretched scum, thieves and criminals!
Lomond took over our property management, and from day one, delayed and delayed. We were left without heating and hot water for several months. We had a severe leak from our badly fitted, mouldy bathroom. Greg Manley (our property manager at the time) threatened us that we would have to pay for the damage, despite the fact that no one had even been round to visit the property (he claimed they had!). Eventually it was resolved, only after we threatened legal action! Suddenly it was no longer our fault! Complete cowboys, praying upon vulnerable people with fearmongering, lies and terrible response times. It's been over 3 weeks and still haven't returned our deposit. They harrassed us for weeks, claiming we hadn't paid our rent. When I called them, it turned out we had actually OVERPAID. They still haven't returned that money. Criminals, the lot of them. They plead ignorance whenever you call, tell you people are in meetings or on leave, every single time. Madness, what horrid people they are.
Disappointing Service.
When our letting agent changed to Lomond we were informed of the change. It then started going downhill rapidly. We had numerous property managers but we're never informed who they were. I logged a defective smoke alarm, which needed replacing as it was randomly actuating , on their system. It took 13 weeks to be resolved. During that 13 weeks I had 4 emails saying the batteries needed changing, even a video showing me how to do it. I told them every time that it's a tamperproof alarm and batteries cannot be removed or changed. For a safety defect im appalled it took 13 weeks. Received our deposit back outside the 10 day guidelines. Communication with Lomond is frustrating as they don't respond to emails and hardly ever return calls.
Would give 0 stars if I could.
Update......
Recieved an email saying my request for some form of compensation had been forwarded to a manager, and they would respond shortly. This was in August 2025. No contact since. Why am I not surprised.
No response on here either as they would find it difficult to defend.
Horrendous
Horrendous. Took over management of our property around 8 months ago. Filed numerous tickets for work. A workman came to look at a leak in the bathroom and advised that he was putting us forward for a new bathroom as it was so badly done. Leak not fixed. 6 months later no new bathroom or communication and the leak still not fixed. Unsure who these cowboys are but they couldn't manage to unwrap a cream egg, let alone deal with people's housing. Avoid if possible!
Terrible and Horrendous company. Stay away!
Terrible terrible people. Took my hard earned money with lies. Refused to pay me my deposit. Took 4 months of silence anfteer trying to contact them over annd over again and so I had to initiate a repayment request but they still lied to the deposit company. Even sent my details and name to a wrong person for a pseudo property inspection. Your business will crumble for sure. I’d you love your peace of mind, and hard earned money, never ever ever rent from this company. They are terrible and horrendous!
