Great experience

My husband and I have had a really good experience with John Payne Estate Agents based in Lee. Chris and Will were the two main estate agents we worked with and both were highly professional, kind, and proactive in helping our purchase complete successfully, even when solicitors were slow!

I recently bought a house through John…

I recently bought a house through John Payne Estate Agents and found the experience to be smooth overall. The team was professional, communicative, and kept me updated throughout the process. They were always available to answer any questions, which was helpful during what can be a stressful time.

Like any property purchase, there were a few minor challenges along the way, but these were handled professionally. Overall, I appreciated their support and would consider using them again in the future.

John Payne Blackheath Branch

John Payne Blackheath Branch have gone above and beyond with their assistance in selling my property. Sadly the first sale fell through but Will, Richard and Karen rallied very quickly to put my property back on the market and find me another buyer for which the sale completes on the 20th March. They have all been so patient and supportive throughout the whole process. I am sincerely grateful.

Lee Branch - Amazing service with a smile! …

We went to the Lee branch of John Payne to sell our much loved family home … a sad time for us … but all the staff there, especially Chris and Will made the whole process easier and they were an absolute joy to work with. l live 3hrs away from Lee and they helped me so much and were cheerful from the first visit (to ask for a quote to sell) to the final visit (upon day of Completion). We cannot fault the service we received from the Lee branch. Our thanks to Chris, Will and all the staff! Cathy & Louise.

Kind and courteous always counts.

Chris and Will dealt with my sale and were always kind, efficient and courteous. They also understood what a big and difficult thing this was for me as it had been our family home for a very, very long time. They were very approachable and kept me and the purchaser informed at all times.They were easy to contact but if not available I could always rely on them to return my call.

Very fast to get you in a house

Very fast to get you in a house. But not willing to refund your deposit so fast. No proper communication. Nearly a month and still no deposit returned..
Use another estate agent!

JP Blackheath Village

The John Payne Blackheath Village team were great from initial valuation through to completion. William Yeardley managed the sale process brilliantly, keeping me in the loop at all times and helping to keep everything moving forward.

Do not use John Payne/Acorn as your letting agent


I'm sorry to say my experience with John Payne/Acorn as my letting agent has been atrocious. To list just a few examples: they lost the keys to our property, they owe us money from tenants 2 years ago which has not yet been given to us (I follow up every month), they have provided extortionate quotes from contractors, sometimes listing for unnecessary work, the property agents have never stepped foot in our property, the property agents often fail to respond to emails, or only follow up to some requests and not others. To be frank, it has been exhausting and stressful to have JP as our letting agent. I'm in a complaint process at the moment and even this has been exhausting and stressful, and the specified timelines for responding to my complaint have not been followed.

Never doubted would get the job done

They were both selling our flat in SE10 and representing sellers of the one we bought in SE3. Gave clear no-nonsense advice in a difficult market in 2024 when market was flooded with flats and mortgage rates bouncing around. Fought hard for the property we bought for price which reassured us they were doing the same on our sale, but were direct in advising when we needed to drop price to clear.

Managed documents process efficiently to completion, as well as keeping clients and chain calm over long process.

Minor gripe was that completion day itself was a bit of a shambles with no clear comms on keys - however 30 min delay on a 9 month process is still a 5* service and would recommend to anyone in SE.

Dealt with several competitors who were useless in comparison - not following up, unrealistic price expectations, could not manage client etc. We see similar properties still unsold a year later. Unsurprising that JP appear to have a near monopoly around here.

Our experience of selling a luxury flat through John Payne ranks amongst the best experience we have ever had when selling many properties over 40 years. The agency are so well established and respected in Blackheath and beyond. They constantly update you on viewings and never give vague answers! Discretion with regard to your personal affairs is paramount and if there is ever a hint of difficulties in a buying chain they know exactly what to do. In addition, they are extremely pleasant, personable people who always make you feel they have your best interests at heart. This really is the agency to choose.

- Do not touch this Lettings group with a barge pole.
My daughter, who was pregnant and a first time landlord, rented out her property with them. She paid 14.5% to fully manage the letting. Once they had signed her up, they stopped providing advice and guidance. The tenant they accepted was not vetted adequately and within three months stopped paying the rent. She never paid any Council Tax or utility bills. She was a fraudster and had a 15 year history of setting up businesses in rented properties and not paying any bills. A simple Google search, if done by the vetting agent, would have flagged this up. In cahoots with her daughter and many accomplices, she used my daughter’s address to set up multiple companies. My daughter knew nothing about it. Despite getting an eviction notice, she refused to leave the property. Apart from sending an email, the agent did nothing. It was left to myself (aged 72) to go round and negotiate a leaving date. When the tenant finally left, and only after being threatened with court action, she owed over £4,000 to my daughter, thousands in non payment of Council tax and utility bills and many thousands in unpaid bills for goods ordered for her businesses. For many months my daughter had to deal with bailiffs who were chasing up the tenant’s debts going back up to 15 years, and get her address removed from Companies House. She managed to get only a tiny fraction of the money owed to her back, and nearly didn’t get any because the agent had allowed the rent deposit scheme to lapse. Do not use this group, they are a disgrace.

Amazing end to end service

Amazing experience with JP, particularly Karen Hedges who guided me through my first property purchase, was a sounding board for questions and advice and always readily available. She made the process an ease and helped with problem solving and in any capacity she could.
