Things went very slowly and sometimes when I sent something it apparently didn't arrive - other times my emails did arrive and noone else had a problem with my emails so it felt a bit suspicious. I realise perhaps there is a unique issue with their email, but if so, they really need to sort it out.

At the end, just as we approached exchange/completion, we were told that there would be an extra charge if we wanted to complete within 10 working days of exchange. I've bought and sold many properties over the years and I have never heard of this. It felt like a way to extort more money from us. I realise that it's probably in the small print somewhere but I question whether it's even legal? When I said we'd wait the 14 days (10 working days) then the solicitor waived the fee. My friends who I was selling the property to said their solicitor didn't think it was legal and called our one so perhaps that's why it was waived ...

I'd like to thank Laura and Aimee for all their help and patience in handling the sale of my father's house in probate, especially as probate took longer than expected and was extremely stressful. Both Laura and Aimee kept us informed and were very efficient in sending out the relevant documentation for the sale, and also my own purchase. In the end everything went off without a hitch and I do feel that is in no small part down to Laura and her efforts in getting us over the line.

First of all Charlie was excellent. Full marks and thank you. Unfortunately Sahida made a number of errors through the process that left us very unsure at times as to whether we could trust the company to get the work done properly.
She seemed under pressure a lot of the time and we were left wondering if they are worked too hard. On the final day a lot of the chasing seemed to be done by estate agents instead of the lawyers.
However, despite all this, it was completed and a fair price too, so thank you for that.

I worked with Sophie and Rebecca, who were absolutely fantastic throughout the entire conveyancing process, despite there being a few hurdles along the way, which were outside our control.

The solicitor I was recommended to use (Joe) was excellent at providing clear guidance at all stages of the process.Bespoke Law Services provided clear communication throughout and quickly answered all enquiries.

Be aware that their initial quote is not the final total cost, they make this clear at the start and provide a list of other potential add on costs. If you need a set cost in advance to manage your budget this may not work for you, if you are able to put aside a rough amount to cover costs it’ll likely be fine. Cost wise they were still cheaper overall than some quotes I received, although inline with many others.

Communication is largely by email, no office to visit etc and you will need to print off and post all documentation. This worked well for us, you are still guided through what needs signing, just not in person.
Joe was very clear at all stages as to what needed to be signed when and where and even offered to check the documents before they were posted if I was prepared to scan them and send them electronically for his perusal before finally being couriered to their offices.

I had called and reviewed many companies before choosing Bespoke. I was a little skeptical because of some reviews. However, from the first call the customer service was excellent. I was onboarded very quickly and seamlessly. I was given my conveyancer and back up immediately. Joe Hadden and Samantha Wadmore. It took a year and a half to complete, all because of tenant issues. Throughout the long and frustrating process Joe stayed on top of it and once sellers Solicitors provided the documents it was very quick. Joe responded same day to emails or calls, generally within an hour after sent. He explained everything clearly and provided updates immediately. If Joe was not available Samantha would assist or any other member of the team. No long delays in them answering calls. There were no extra fees at the end, other than what was quoted or to be expected. Highly recommend.

I’ve just completed on the purchase of a flat using Joe and Samantha’s conveyancing services and I give them both my highest recommendation! We appointed Bespoke Law Services for our property sale, and the experience has been utterly awful from start to finish. Our sale process has now been dragging on for over 18 weeks since February, largely due to their consistently poor performance.

Communication has been a major failing. Responses are not just delayed, they are extremely delayed, often taking days or even a week to get a simple update. This lack of responsiveness extends to follow-up actions, which are constantly pushed back, leaving us in the dark and feeling completely unsupported.

Information shared has been confusing, incomplete, and at times, felt unhelpful, requiring us to chase for clarity repeatedly. This abysmal service has directly led to significant delays in our sale. We've been ready to exchange contracts for two weeks already, and every single day feels like an eternity due to their inaction.

This firm has added immense stress and frustration to what should have been a straightforward process. If you value your time, peace of mind, and want your property transaction to proceed efficiently, I strongly advise you to look elsewhere. Absolutely do not recommend.

**** UPDATE ****

After completion, Bespoke Law Services failed to pay the stamp duty owed on my purchase, despite holder the funds.

I am now being chased by HMRC a month after moving house and having to chase BLS again to pay the SDLT which they should have done more than a month ago.

I had my offer on a property accepted the end of May, I completed & we moved in on the August Bank Holiday, quick and straight forward process, kept me informed at all times, and assisted with the cladding issues on the property. I would use again and recommend for those with challenging properties.
