Aimee and Sahil were very responsive to queries and very helpful on the phone. I did have to push to get updates on occasions but it seemed everything was progressing smoothly so no need for updates most of the time.

We were moving house and chose bespoke law as our solicitor. However in the next few days we found an issue with the house which made us pull out of our purchase. After a few email updates Bespoke Law promptly refunded our deposit. We would recommend them based on our experience.

I felt poorly represented by their staff when selling my property and had to be the one to challenge inappropriate demands from the buyer's solicitor. I also had to request a change in the allocated representative because of the unprofessionalism and poor quality of correspondence of the original person. Given the additional, unavoidable costs after signing up, l also feel that the original fee quoted was deceptive.

Excellent response time from both legal assistant and solicitor who were involved - brilliant at responding to emails or answering phone calls when needed.

Sahil has been amazing from start to finish. We didn’t have an easy road to exchange in fact we lost two houses before finally crossing the finish line with our dream (project) home. Sahil was responsive and we would have no qualms in recommending him and the staff at Bespoke to friends and family who are moving. Thank you Sahil.

I'd previous used Bespoke Law on another property transaction and the service was first class, hence I had no hesitation in using them again this time, and also recommending him to others. The whole team I came into contact with, worked quickly, smoothly, and efficently making the process very easy and effective, resulting in a quick completion. This time I think almost everything was handled via email, except for some needed verbal confirmations. It was clear, and easy to follow. I think the only thing that was missed was at my side by not reading the full email on one occaision, which I was subsequently reminded of and hence resolved. A very professional, efficient and effective team. The costs were also reasonable, of fair value, and competative. A Costly and Stressful Experience
I instructed Bespoke Law Services (UK) Limited in June 2024 to act on my behalf in the purchase of a leasehold maisonette within a two-storey mid-terrace. The transaction ultimately fell through in January 2025 due to unresolved legal issues with the lease and the resulting loss of my mortgage offer.
Despite raising concerns from the outset—specifically about the demise of the lease and its impact on mortgage approval—the firm failed to provide clear, consistent, or timely advice. They missed a critical inconsistency between the lease’s repairing obligations and the demise when they made enquiries in August 2024. Yet by November, they deemed this same issue so serious that they had to report it to the lender. By then, the seller had refused to enter into a Deed of Variation, and I lost my mortgage offer.

I had already served notice on my rental in September 2024, based on the firm’s advice that the transaction could proceed. This left me without a stable home for months, causing significant stress and disruption.

The firm later offered to reduce their fees from an inflated £2,853.60 to £750 + VAT. However, their own abortive statement (dated 21 January 2025) puts the actual fees at £1,693.20. I had already paid £270, and the firm still insists I pay an additional £750 + VAT—despite that amount including fees I dispute as unjustified.

I escalated my complaint to the Legal Ombudsman, expecting fair redress. Despite detailed evidence—including all correspondence and the firm’s inflated figures—the Ombudsman declined to investigate further, citing the fee reduction as “reasonable redress.” This was incredibly disappointing. I had believed the Ombudsman was a last resort for consumers seeking protection in legal matters—especially for something as significant as buying a home.

Even if you see positive reviews (as I did), be cautious. Conveyancing is a service you only need once or twice in your life. You don’t want to take your chance with a firm.

To make my experience as transparent and informative as possible, I’ve linked the full history of my complaint, the firm’s responses, and the Ombudsman’s decisions. I still strongly believe the fees are not justified and that the firm failed in their professional duty of care. I also feel let down by a complaints system that I hoped would offer protection but did not.

So far so good.

It’s the first time I have used a non local company for conveyancing and the service from Tizzy Littleproud as my main point of contact has been exceptional.

Throughout the entire process Tizzy has been in regular contact, communicating efficiently with updates which has been refreshing. The process has been very smooth with Tizzy being one step ahead at all times. Even when Tizzy was on holiday, I received the same level of service from Kayleigh.

Easy to get hold of - Kayleigh and Christine always answered phone (the only occasions someone else answered, were when K on holiday or on lunch). They always called back promptly. Really liked the auto response email acknowledging that my email had been received. They were always polite and friendly and I felt nothing was too much trouble.
The quote Kai gave me ended up spot on - I did go through the T&Cs to check in case of missing/hidden costs and to understand the process as I hadn’t sold a house for 25 years and felt completely out of touch. Bespoke were nearly £1.5k cheaper than the most expensive quote from a well known Brighton Solicitor and £400 cheaper than the next feasible quote!! I liked the fact Bespoke had offices near me so if I needed I could pop up and see them. As it was we did everything by phone and email. Thoroughly recommend Bespoke. If only all solicitors worked like this!
