I had my offer on a property accepted the end of May, I completed & we moved in on the August Bank Holiday, quick and straight forward process, kept me informed at all times, and assisted with the cladding issues on the property. I would use again and recommend for those with challenging properties.

We had Joe Hadden dealing with our property purchase. Him and Sam were so amazing and speedy! Joe kept us up to date and they were both so wonderful. I would highly recommend Joe and Sam.

This was my first time purchasing a property and I couldn’t have been in better hands than with Joe Hadden and Sam Wadmore. Both were professional, helpful, kind, and very patient with my endless questions (of which I had many). I’m so impressed with how quickly Joe answered emails, and kept me in the loop, as well as proactively chasing the other parties that were very slow to respond. Joe and Sam’s dedication and professionalism is truly commendable and I felt fully supported throughout. So happy I had them by my side.

From the outset, I was transparent about the location, address, and nature of the property I was selling. Despite this, Bespoke Law repeatedly contacted me—both by phone and email—offering to take on my case. At no point during these interactions was I informed that the firm does not handle cases involving so-called "high-rise buildings."

I promptly completed and submitted all required questionnaires and provided comprehensive details about the property and building. I also exchanged numerous communications with my assigned solicitor over several months, including sharing planning documents—yet there was never any indication that the firm was not qualified or insured to proceed with my case.

To my surprise, I was informed—without warning—that the firm would no longer act on my behalf, citing the building type as the reason. This decision came extremely late in the process, causing unnecessary stress and disruption at a critical point in the transaction.

With a buyer’s mortgage offer close to expiring and my own purchase at risk, the timing and manner of Bespoke Law’s withdrawal was highly unprofessional.

The lack of transparency, poor communication, and last-minute handling of such an important matter left me deeply disappointed. I would not recommend Bespoke Law for anyone seeking dependable and proactive legal support in property transactions

Joe Hadden came highly recommended by my brother. I found the initial quote a bit higher than others, but decided to go with the recommendation. I think we made a good choice as Joe and their assistant Samantha have been really on point with our purchase.
We realised that we have found a decent company after dealing with the seller's solicitors. Not naming them here but they were painfully slow at times.
From guiding us on stuff to updating us in real time, we really liked the service. I would highly recommend Joe and team, and would definitely take their services for my next property as well.

I had a fantastic experience with my conveyancing team Sophie and Rebecca. They were incredibly supportive throughout the process, especially as a first time buyer with no idea what he was doing! They were always quick to respond and advise on any questions I raised, and made what could have been a stressful time feel like a breeze.

Hopefully I won't need another one for a while, but if I ever need another conveyancer, I know who I will be emailing.

Would not recommend due to unadvised additional costs.
We had to chase up to find out what was happening as there was no communication unless we instigated it. The cost of the BLS bill tripled by the time our sale went through - which took from Jan to May. BLS blamed this on the property having a management company. However, the management company set up was explained when we put in for the initial quote. I also following up with an email at the time to check if there could be any additional costs added to our quote as other reviews had stated this. I was reassured that there wouldn't be - which was clearly not the case.
Due to the length of time it took to progress our sale we were then impacted with Stamp duty - as well as needing to pay rent, along with the BLS additional and unadvised costs in total cost us £8k from when we cleared our paperwork to purchase.
It should have been straight forward as we had no chain, no searches or surveys (due to living in the property).
We were made aware our sellers solicitor was not providing what was required but I'm not convinced more action could have been taken and if it was just emailing rather than talking to them to speed the process up.
I fed back my concerns to our solicitor but there was no acknowledgement for any failings in misguiding us on how much it would cost - or that maybe they would review how they quote in future.
Once the purchase went through it should have been a joyous time as my first home purchase, but it was such a disappointing moment due to all the unexpected additional fees and stress.

The whole experience was a professional and caring time by Joe & Sam, Honestly I wouldn't use anyone else other than Bespoke Law for buying & selling property. Thank you.

Awful law firm! We used BLS for the purchase of our property. Communication was shocking.
We had to chase them constantly with very little positive feedback. Changed our Conveyancers halfway through and never communicated that with us, which delayed our process. Spelling errors and breach of their terms and conditions. All leading to months and months of delay, the completion date was delayed, and an additional 7.5k payment was made less than 24 hours before completion, which could have been prevented by BLS, but they refused to help. DO not recommend this firm.

I would definitely recommend Sahil and Aimee at Bespoke Law Services. This was the first time I’ve used the firm, as well as using a firm that wasn’t local. I was a little dubious, however the whole process has been very professional & straight forward. Sahil & Aimee have been accessible & communicative at all times, as well as understanding & supportive of my individual circumstances. Thank you very much.

From the initial enquiry until completion the communication was excellent, we encountered a few issues but Sahida was extremely knowledgeable and helped us with the processes. I would definitely use Bespoke Law again and highly recommend them

Me and my partner are first time buyers and so we had absolutely no clue what was going on most of the time while buying a house, but Joe and Samantha from BLS were so supportive throughout the whole process! Their communication was fast and responsive, the costs were reasonable, and Joe really advocated for us when things got a bit tricky with the sellers.

We would definitely recommend BLS's services to anyone we know who needs help in the future when buying a house. We could not have had a better experience.

I have had nothing but a pleasant experience with bespoke law services, I was so worried as you hear about the horror stories of awful solicitor’s, however I have had nothing but an amazing experience.

I’d like to thank personally Amanda W, and Kayleigh M, (her legal assistant), as both of them have gotten back to me in such good notice (sometimes even on weekends) and before 9am on most weekdays. Amanda has worked hard and made sure she answered every one of my questions which is amazing as it’s so difficult for a first time buyer.

As I await my completion due to a delay on the other side of things. Amanda is still pushing and taking precautions to make sure everything runs smoothly.

Not only that, these services are extremely affordable, I’m quite a hard person to please but this has been one of the best experiences I had with a company and I will be using this company for all my buying and selling for all future properties.

I was extremely satisfied by the professional service Sophie and Rebecca provided. They were quick to respond and unlike other solicitors and were proactive, not needing to be chased.

I was particularly impressed by their ethics. There was a situation where I found myself being pressured to make a decision, that wasn't in my best interest. Sophie was the only person who contacting me, advising me not to. Sophie recognised it was a difficult situation and checked on my wellbeing.

Lillian was a great help in dealing with our property purchase. She was always quick to respond and helped when we had last minute queries. Everything ran smoothly from exchange to completion.

Very poor experience.
They were very disorganised and sent paperwork out too late to enable completion for the deadline date and it was also the incorrect paperwork which they then took weeks to amend. That cost multiple £100's in extra interest charges.
However, they felt this was "adequate" and so did not reduce their fees or show any goodwill, which sums up their idea of good service.
I was also charged a company purchase fee, even though this transaction was not a purchase and would not complete the transaction until it was paid.
They ended up costing me way more than their charges.
I would avoid.

EDIT:
As a response to Bespoke Law. My information was received well in advanced (multiple months) in order to complete.

A different solicitor had to identify that Bespoke law used the wrong forms, I don’t believe that is overly complex as a solicitor identified it quickly.

I was on holiday after we should have completed and after the wrong forms were issued and then the further delay (10 days) for bespoke to send the correct forms and therefore should never have caused timing issues at any point of the process.

Bespoke law as they suggest did complete matters but at significantly more cost than it should have and would have been far cheaper and easier to just product transfer than using Bespoke.

They dealt with everything smoothly, Tizzy was always so helpful. diligent and a pleasure to communicate with. I would recommend BLS to anyone. Thanks.
