Extremely frustrating service and lack of clear communication
I have been trying to resolve a straightforward service-charge and management-company issue with Trustgreen since February 2026, shortly after purchasing my property.
I contacted Trustgreen proactively because I had not received the expected service-charge invoice and wanted to make sure my account was fully up to date. Rather than avoiding payment, I was trying to establish exactly what I was required to pay.
Since then, I have repeatedly contacted Trustgreen and have received a series of holding responses without a clear resolution. I was initially told that the development was going through a phased handover and had not yet been received by Trustgreen. Later, I was told that my account had been "changed over" and that the Accounts Team were reviewing the position. Shortly afterwards, I was told that the development was still "not yet live under our management" and that formal handover from the developer was still awaited.
I appreciate that a development handover can involve different stages, but Trustgreen has still not clearly explained what these different statements mean or, most importantly, when they consider my liability for service charges to have started.
I have now spent months chasing this matter and have had to repeatedly ask for basic information about the charges, the relevant period, the calculation and the contractual basis for what I am expected to pay.
What makes this particularly frustrating is that I have been trying to resolve the matter proactively from the outset. I am perfectly willing to pay charges that are properly due, but I don't think it is reasonable to expect a customer to simply accept a full charge without first providing a clear explanation of how and why that amount is being claimed.
The amount of time I have had to spend repeatedly chasing this issue has also been extremely disappointing.
Shambolic company avoid
I’ve been waiting to buy a property on an estate managed by this company for 8 months there is no chain involved on either side and any single enquiry takes absolutely months on end to answer, not sure if it will end up going through but if you want to move or buy or sell a property on an estate managed by this company you can expect it to go through some time in the next decade or so if you are lucky

Complete waste of time. Last year I sold my house. But because the Trustgreen Management company were unresponsive and were not able to provide us with everything that the buyers’ solicitor requested (and the list was not long), that sale fell through. I sold my house again this year. And the story is now repeating itself! We’ve contacted everyone we could on their contact list (inc. customer care) and had our comms escalated. And nothing. All of the enquiries are being ignored. Enquiries from us, our solicitor, our agent. It’s impossible. I’m close to losing my mind.
If you’re considering working with this company (or buying a house that is in an estate that is “looked after” by the Trustgreen Management company, don’t. There are plenty of other estates and houses to choose from. You’ll save yourself a lot of headache and health.

Zero stars if I could — Incompetent, money-grabbing, and completely invisible until they’re taking funds without consent.
If you are buying a home on an estate managed by Trustgreen, brace yourself for total apathy combined with aggressive, predatory billing.
During our time living at Allscott Meads, Trustgreen was practically non-existent. We paid regular maintenance fees for years, yet the estate was left to rot. Dog waste bins were constantly overflowing, public areas were left scruffy and unkempt, and grass cutting was so rare it felt like an annual event. It begged the obvious question: where on earth was our money actually going? Certainly not into maintaining the community.
When we finally moved out, their greed shifted into overdrive. They forced us to pay a disgraceful £200 for a "management pack" just to sever ties and allow the sale to go through.
Why the financial onus and administrative burden for a property transfer falls on the outgoing homeowner is completely beyond me. It is nothing short of extortion for a couple of generated documents.
To make matters worse, months after our account was officially closed and all obligations were fulfilled, Trustgreen went directly into my bank account and illegally withdrew £24.98 without consent, authorization, or an active Direct Debit instruction. Taking money from former customers after account closure is not just incompetence — it is unlawful. When challenged via email, they ignored it completely.
Trustgreen is a textbook example of a predatory management company: invisible when it comes to doing actual work, but relentlessly aggressive when it comes to extraction and unauthorized charges.
Avoid them at all costs, and if your developer uses them, push back immediately.

Poor land management in Brougham Fields estate, the grass gets cut but there are 22 trees dead on the estate and they have been like that for over a year. The shrubs are not tended to and there are garden areas full of weeds. When selling the house it has taken five weeks and we are still waiting for a contract transfer document to send to our buyers.

If I could give no stars I would. Shocking service on our new build estate. Grass and bushes are hardly maintained and when they are they are poorly done.
Over priced and unfair
Another price increase. What was once affordable, now is becoming unmanageable. Pricing structure is unfair as well, given that low income households pay the same as larger properties. Needs reviewing. Another case of rip off Britain. This company needs investigating by the residents.

No weed suppression, barely any grass in grassed areas they supposedly manage and have ruined personal gardens due to area they are meant to manage being overrun with weeds.
Truly cannot wait for the government to put these scammers out of business.

I echo all of the complaints with them as all of the other bad reviews do.
They do not attend the grounds, they do not stick to the grounds plans, they leave litter, they leave fences in disrepair.
Their staff are a combination of dismissive and aggressive if you are in fact so honoured as to receive a reply.
The fact they are still in business astounds me and their staff turnover that I have seen in 5 years goes to further that thought.
If I could provide negative stars I would.

Appalling service. Lived in our house for a year and have yet to see anyone doing any work. And yet we received a letter today asking for money!!
Poor delivery of services
Poor site management and a complete lack of resident engagement. The work carried out is very low quality – it feels like a “cut the grass and go” approach with no care for the estate itself.
I have made multiple reports about dead trees. In one case, a tree was literally pulled out of the ground and shoved into the edge of the site by TrustGreen’s own contractors. That says everything about the standard of work being delivered.
This estate was only recently adopted by TrustGreen. Prior to adoption, a detailed list of concerns and outstanding issues was sent to them, yet they still chose to accept the site regardless. I can only assume that residents will now be left paying for these issues over the coming years.
What makes this even more unfair is that the estate management company is assigned as part of the planning permission, meaning residents are effectively stuck with them. It is outrageous that anyone buying a new build is legally required to pay a maintenance fee in this situation.
£410 a year just to have the grass cut and look at dead trees is completely unacceptable.

I'd give a zero if I could, terrible company. Estate looks bad, hardly ever see them doing any work, decide to charge fees 2 years late after admitting fault and accept no blame. If I had the choice to never pay them again I would.
Rubbish OMG
Rubbish OMG. They own land that they don't maintain! Street light obstruction and they won't do anything about it. Totally pass the buck. Property developers and this company working together supposedly but feels like a scam job.

Only one star as I can’t give zero…as zero is what they have given me. Currently delayed in exchanging and completing on my new property by two weeks, purely because we’re waiting on two documents from this company that were requested three weeks ago. Countless phone calls and emails and absolutely no escalation. Each time you ring they try their legal line which they can’t get through to. At this point I don’t believe it exists. Asked for a manager and they couldn’t give it to me. Asked for the address of their offices and they couldn’t give it to me. An ABSOLUTE shambles. I would advise any management company who care about their tenants to cease any relations with this company. One Director is actually using the ‘successful running’ of this company to advertise another. What a joke.

Disgraceful company to deal with. Send you bill after bill after bill despite not actually doing what they are contractually obliged to do!! They never reply with actual solutions to your complaints! How they can get away with this?

Complaints ignored and you have to beg for them to maintain the green spaces! They will take your money but won’t do the work. If I could post pictures on here you would be shocked! The maintained areas look like a rubbish dump and they get thousands of pounds each year to do this! There has to be a law somewhere where we have rights against these maintenance companies. Fleecehold it’s called!
Slow and lacking response
Slow and lacking response. We required a management pack for the sale of our property, and despite chasing them six times, they took over four months to respond.
