Our reservation was canceled with no explanation (save “calendar issues”) or attempt to resolve the issue. We had purchased flights and there was no effort to provide an alternate solution.
This was my review fyi:
Our family reunion at a Portoro Homes–managed property turned into a serious health and safety ordeal. On the first morning, a major plumbing failure caused multiple bathrooms to back up and flood an entire level with foul-smelling wastewater, making the home uninhabitable. We later learned this was a known issue and that the property should never have been rented. We lost nearly a full day dealing with the crisis and relocating our group. The replacement home was a clear downgrade, with fewer bedrooms, a much smaller outdoor space, and its own sewage odors and drainage problems.
Portoro did refund the difference in value between the two homes, however this did not begin to address the unsafe conditions, major disruption, or loss of the experience we had specifically booked. After more than two weeks of communication, their additional compensation totaled only $1,600 on a stay that cost over $6,400, a response that felt dismissive of the severity of the situation. They were even unable to process the full amount correctly, resulting in a separate mailed check for the final $22.44. The handling of this situation demonstrated a lack of urgency, accountability, and care. We cannot recommend booking with Portoro Homes and caution guests that serious maintenance issues may be met with slow and inadequate resolution.
They are sorry. They don't care about the health or safety of their customers. They lie about mold. They only care about profit. Please, please do your research. Don't trust me, and especially don't trust them. Ask around, ignore the fake reviews, do your due diligence. Not just for saving your time and money, but for the health and wellness of your family.
The pictures are old and doctored, and the reviews are old or fake. They are quick to respond to issues, but not to provide resolution. They will take your money. They will say they did tests, or have a local crew on site. It's not real. They will say they will provide proof, but it's not real. It's your word against theirs.
If you are unfortunate enough to deal with them, take pictures, document everything and contact your credit card. It may not be enough, and you may have to appeal.
Just make sure you think it's worth the risk with Portoro.
Filthy accomodations. Food from previous guests on the floor, caked dust on bathroom fixtures, showerhead full of calcification, view was a junkyard, not close to what was portrayed on the photos. Worse, management has refused to respond to issues brought to their attention for nearly 2 weeks. So bad we checked out after one night and didn't even sleep in the beds!
Our home was managed by 850 Vacations for several years, and we had a very positive experience with them. When they sold to Portoro, everything went downhill immediately. Bookings dropped off, communication became almost nonexistent, and phone calls and emails were rarely returned. On top of that, several bookings were cancelled without explanation.
It’s clear that Portoro has little to no experience managing homes in a beach community. The level of professionalism, attention to detail, and care for homeowners that we had with 850 Vacations disappeared overnight. Instead, we were left with frustration, lost income, and a management company that simply doesn’t seem to know what it’s doing.
If you value your rental property and your peace of mind, AVOID Portoro at all costs!!
Portoro purchased our previous property management company and so far the 1st year our bookings have decreased by 50%. We're trying to leave but the COO Kenny is making it difficult.
Unsafe, Dirty, and Deceptive — Stay Away
This was by far the worst Airbnb experience we’ve ever had, and I strongly advise others to stay away from this property.
First and foremost, the house was unsafe. A large wooden panel broke off the kitchen island and injured one of our guests. One of the bedroom doors that led outside didn’t lock, which meant our toddler could wander out—or someone could break in. There was also zero functional lighting in multiple rooms, making them completely unusable after dark.
Cleanliness was also unacceptable. We found numerous millipedes behind one bed, hair on the bedding, and filthy floors throughout. The freezer was leaking fluid all over the kitchen floor, creating yet another slipping hazard.
We specifically rented this home for the advertised tennis court, but that turned out to be a complete bait-and-switch. A large shade structure had been built into the court, taking up a huge portion of it—and this was clearly hidden in the listing photos. The net was broken and lying on the ground when we arrived. The court was completely unusable.
There were also not enough towels provided for the number of registered guests—no separate pool towels either. We had to share towels, which is unacceptable for a property at this price point.
To make matters worse, we contacted the host repeatedly—three times the night we checked in and three more times the following morning—and received no response until lunchtime the next day.
Airbnb agreed the condition of the home was unacceptable and helped us transfer to another property after just one night. This house was unsafe, dirty, misleadingly advertised, and extremely poorly managed. I would never stay here again and do not recommend it to anyone.
Absolutely deplorable behavior from this company. Booked a place online then, within an hour, they canceled the reservation saying it wasn't enough money. Reminder: this was their pricing, I didn't make it up. They tried to extort another 70% out of me in addition to the original price! Do yourself a favor and stay away
Tried to book a vacation rental in FL through 850 Vacation Rentals for our family trip. The price on their website was ~$7,400 total. I began the reservation and was prompted to call them due to an error. When I did, they suddenly told me the actual price was over $12,000. That's a $5,000+ jump.
I shared this screenshot from their own checkout page and asked them to honor the listed price. Here's what they said in texts:
"We are terribly sorry for the error and appreciate you bringing this to our attention... Our team is working to have the information taken down."
And:
"This site is no longer being managed... the rates reflecting are not in sync with the rates we have."
Yet their phone number was still listed for booking, and they continued communicating as if it was their listing.
I asked if they’d honor the rate they posted, and they refused. Their fallback? A disclaimer buried in their terms that basically says: “We’re not responsible for anything shown here.”
It’s frustrating to see a company acknowledge their error and still not make it right.
Cancelled my reservation on me 2 days in advance
The company is just money hungry and run by greed. They won’t refund for any reason. If you got sick, natural disaster occurred, accidental reservation, cancellations or anything, you’ll still be paying for the rental - even if it was cancelled WAY ahead of time.
I would AVOID them on Airbnb, VRBO, or any other vacation rental sites to avoid financial stress and anxiety.
We rented a house in the Quechee VT area from Portoro. Three days before our rental start date, they emailed us at night saying there were plumbing problems and we wouldn't be able to rent the house. They said they would find us another one. Why did they email at night when we may not see it, why not call us for something this important? And why didn't they have any options when they emailed us? So we waited a day. They sent one listing (even though if we repeated our search, we found 9 others, but all more expensive than the one we reserved. They had said they'd pay the difference, so obviously they didn't want to do that). We said that house doesn't take dogs. They didn't bother to notice that we had paid a dog deposit. They said they'd get back to us. We waited another day. Called them, emailed them, no answers, no one even knew what was going on with our situation. So we picked one of the other properties and emailed twice, please book us in this other house. No response. The day before our trip, they say, oh, the plumbing is fixed, you can proceed as usual. Well, on our last night there, my daughter took a shower and we hear gushing water. We went down to the first level of the split level house, and saw sewage spewing out of the shower drain and toilet. It was a horrible mess and it stunk awfully. That level was where my kids' bedrooms were. We called them at 9pm to see what they could do. They called me, my husband, hung up on us, no one knows what's going on... then an hour later at 10pm they said we could pack up our stuff and move to another house. We were leaving at 10am the next day, why would we do that? It took an hour to figure that out when this is an emergency situation? We requested (and received) a full refund. My kids slept on the couch. Oh, and their emails sound like it's chatGPT/AI-generated, not a real person. We will never rent with this company again.
My son's tournament in Florida was cancelled due to the hurricane. They REFUSED to refund ANYTHING - even though it was out of my control. See email from the coach.

Hope everyone had a safe trip home from Raleigh this weekend and is rested up after a good weekend of lacrosse. We wanted to reach out and let you know about a change to our tournament schedule for our last event, originally scheduled for the Jacksonville area. Due to a number of reasons, including primarily the effects of last month's Hurricane Milton, and the subsequent effects on practice schedules and field availability for teams in the state of Florida, the tournament scheduled to take place in Jacksonville will no longer be operating.
They said because cancellation has to be 60 DAYS prior to arrival, I do not get a refund!! I can't afford to lose $1900.00
We stayed in one of their Lincoln City properties, I left a pair of expensive, brand new sandals. I called and was told they were located and would send them to me for $35. Ok,no problem. I waited and kept getting the run around for 3 months. Finally message me today and tell me they were never found and sorry. That's a lie. Someone dropped the ball. Don't expect any help from them!
The beach was beautiful but the home, Villa Adriana had cockroaches and after several calls they sent someone out who spent less than 5 minutes spraying and told my husband they come in to die. We never saw any that were dead but quite a few that went scurrying when a light turned on. The kitchen cupboards were filthy and I’m sure that didn’t help with the pest problem. No chairs on decks and many broken items. I don’t think Portoro cares about the homes they rent it is just a money maker to them. Some items had been broke for some time so I can’t blame Portoro completely after all the buck stops with the owner. On our last day the cleaners came over an hour before check out and just sat waiting for us to leave. They even ran up to the house several times thinking we were leaving and we had to let them know that we were not leaving yet.
Just want to let a prospective renter know that we were charged 3x by Portoro for the remaining balace due 30 days before. I called and emailed many times as I kept seeing the same charge put on in a matter of an hour. No response as my balance went upwards of 15,000 dollars and it should have been 5,000. I finally looked closely at the charges and saw a telephone number. I called… it was the owner’s cell. First thing he said was how did I get his number? I explained the situation and of course he took no responsibility saying it was computer error and he seemed annoyed by my call. No one ever seems to answer the phone and getting a name is impossible. All you get is the Portoro team.
I hope my review will help someone who is renting on Ponte Vedra Beach, Florida. The beach was beautiful but the amount of dollars we spent and the lack of concern by Portoro Homes and the owner, you could find a much better management team and home than Villa Adriana.
