Newbuild property at Jacksons Landing

I have been in my new build property at Jacksons landing now for the last 6 weeks and can highly recommend the site staff for their customer service Andy and Louis have been amazing if I report any snags they contact me the same day or send a workman around to repair my snag. Jill and Lily in the sales office have gone above and beyond to help me which I have really appreciated.
I have had a few issues with plug sockets in the wrong places in the bedrooms, not having a radiator in the porch way but these were all down to the architects who designed the properties. I would highly recommend Noble Homes.

There is simply too much to list wrong with this company, particularly given the value of what they are in the business of selling. If you thought the likes of Barrat and co had issues...well these guys are cowboys.

They use sub contractors (fair enough) but clearly there is no control over them and neither they are Noble really care about the work carried out. We have had multiple issues with windows and external doors in our £190k property. They have been called out several times and still the french doors are not right. Basically the doors (frame) don't fit the gap and Nobles attitude...... "this is the best I can get it" "this is the best we can do". Unwilling to replace them despite at least 2 members of Noble's own staff admitting that the contractor used had been changed due to poor quality window fittings and poor workmanship. How about you replace the poor work done then!

I accepted other issues with windows which although aren't right but not as pressing an issue in the hope of focusing on the french doors but nope, they don't give a hell.

Add to this simple poor quality work such as.... terrible plastering, painting like a toddler has done it (too much put down so it flakes away and looks uneven in several places), being told a different story by 4 different members of staff, clueless sales/customer service staff on site, light switches and wall sockets not mounted level or with gaps left around them. Site manager and staff appear to have no communication with each other.

Once they get your money they really are not interested. The houses are knocked up. Business model is clearly, buy land, knock up houses as cheap as possible using the cheapest labour they can (poor contractors and apprentices used for key jobs like fitting windows and doors!), take money, move onto next site.

Been in the property 2 years and had to make do sticking rubber to our external doors to fight drafts. Can't wait for the winter and high fuel costs when we will literally be throwing money down the drain trying to heat a home with a constant draft, may as well have all the windows open in December.

PLEASE PLEASE PLEASE avoid.

Please read,TRUE 100% MY 1ST EVER REVIEW..
Ive had a year awaiting the grand duke at treetops south kirkby.Paid reservation feb 2021.At the price of £265000,Endless delays,alot whom do reserve,drop out,due to the delays.
I was patient!! A year, no pressure sent nobel homes way.
I was happy to wait. I was told by Mr wilson manager of sales, to sell my house nov 2021 i sold in 6 days. I had a amazing understanding buyer. I still didnt get a completion date, its not my first new build purchase. ive bought, sold before. After selling my house with strike, they recommended solicitors, as it was near christmas didnt want to delay.
I signed a purchase agreement which they dated 14/2/22 thats 42 days folks to get a contract signed. In a housing boom. !! 12-16wks..
Yes solicitors involved will have known, under that date in red was completion feb/march warning of, if not finished by that time frame not builders fault bla bla.. ive a large family no where to move too.
My buyer was understanding, was still all in as were we.
I like anyone else,paid a solicitor to do legal side.You have to have a morgage in place.
Have searches in, can take up to 5wks, longer if a busy period.
Again no legal expert!! not my job role, just what im told. (Nobel homes say 2wks,) on top of that valuation from your morgage provided, needs to be completed. Takes longer than the 42 days given.
Now this is to keep your price you reserved on!. On a build which was ment to be finished late 2021.. none of this was explained until 7th feb, wk before.
As ive given regurlar updates,
ive kept up communications, 2 wks timeline, christmas period. Solictors close. The whole of january my household had covid, therefore delaying my buyers valuation, legally wasnt allowed. 9th feb valuation took place.. my bank didnt get in to value the grand duke until 28th feb 2022 to do my valuation. Again i repeat no finish dates. In the passed 2wks from 14th march,i recieved a call from sales, saying no corrispondance from my solicitors. This was first i heard, as far as i knew my solicitor was awaiting searches,all was well. I had communication with my buyer all of us had searches in awaiting completion.
I rang mine up to ask them to give mr wilson a call, he wanted a update, which they did. By the 19th of march id recieved emails threatening to re sell plot 19, i was given a deadline, i didnt know about, but my legal team did according to mr wilson.. i was told not to worry all builders push for paperwork searches were back paperwork completed. Awaiting on my buyers paperwork.
In the following days, the emails were thick and fast from mr wilson late at night, the stress has been so bad.
The back and forth between the builder, solictors my buyers has been none stop, trying to reach a short time period deadline. 23rd march i gave nobel homes yet another update how all was being sent be a few more days, all sending that day, to my solicitors from my buyers.
I was given by mr wilson 2 days from that email.
I was encouraged to push my end, my buyers to push there end,16wks is avarage time for solicitors, Some take longer..
My solictors been blamed, which ive no control over, i cant do the paperwork. Im not the expert. Its been 13wks.
Covid and christmas period took 6wks off this time. However zero understanding from nobel homes, they will reply with we gave you 3 deadlines..which is to there time limit!, not my solictors ..while nobel homes STILL CANT GIVE A COMPLETION DATE..ITS STILL NOT EVEN FINISHED..A WHOLE YEAR LATER. wanted exchanges done.Other new build firms,give a date. To exchange without a date, builder can take longer to complete build. Youve no choice but wait.
This firm will allow you to reserve!!, but delay, is there middle name, delay covid blamed, building materials not been avaible. Expect you to understand. Ive waited..ive seen people reserve pull out,due to slow work.If youve sold your previous house before hand,waiting 6/12/18 months, you complain, they will resell to another. If youve reserved a king,plot 18, 20 theyve now sold for £285,000..
1st people whom reserved paid £275000 ,the houses across street plot 34/36,38 gone up £10,000 completion summer 2022!, no chance..your looking at end of year!!
Another up, this is a single garage,king.Gone up at £295000 10 grand more than double garage kings, 20 grand more As 2 reserves pulled out. Delays.
Ive been emailed at 130pm,28th march 2022, asking for extra money of 10 grand. Nooooo.

We are genuinely sorry it has reached this point, but also disappointed with some of your comments after we shared countless communications with yourselves during the process, but you have confirmed our reply content, and as you state you were fully aware of the deadline at the outset. Yes we did extend the initial deadline, a further two times, and by 6 weeks to try and assist you, so you had over 12 weeks in total, a fair and reasonable timescale to reach an exchange, which unfortunately was not achieved, so we are not sure how that blame lies at our door. Again we are sorry it has not worked out as we all hoped, and wish you well for the future.

The completion of the property was slightly delayed but this was due to COVID and lack of materials which is fully understandable.

Nicola was great to deal with, she advised and guided us every step of the way. Fantastic communication and always answering to any queries from start to finish. Eddie, the site manager, always happy to help.

Noble Homes Rented property

I rented a property from Noble Homes for three years. Lovely clean and well kept house which was well worth every penny. Staffing issues mean the phones can be left un-manned sometimes, but you do get through with patience and when you do they are super nice and helpful.

Noble Homes - Highly recommend

We recently moved into our new Noble homes at Water View and we are so happy with it. The internal finish is to a very high standard and as of yet we have not found any snags to report. Although the exterior of the house was slightly different to the CGI images (which showed the house at street level) we are so pleased with the changes that were made and feel like it has enhanced the overall appearance.

The completion of the property was slightly delayed but this was due to COVID and lack of materials which we fully understood.

Glen and Janine were great to deal with, as first time buyers, they advised and guided us every step of the way. Communication was second to none and somebody was always on hand to answer any queries or concerns that we had.

We would highly recommend Noble Homes to anyone looking for a new house that is high quality, good value and a forever home.

Very happy Customer

I have just moved into a Noble bungalow at Treetops, South Kirkby, my whole experience of Nobles, including Nicola (sales), And all the guys on site has been excellent. From the moment I made a reservation, they have been helpful, informative and guided me through every step. The quality of the build and fixtures and fittings is very high quality, I have bought new build before and not had half as much as standard. The site manager Eddie is very helpful and any queries he comes back as soon as possible, it has been a very pleasant experience. Glen at head office has been more than helpful guided me through every step of the way. All of this through the Covid-19 pandemic, it was a little delayed but only to be expected in the current climate. I would highly recommend a Noble Home.

Our experience

We moved into a Noble Homes, house just over 2 weeks ago, it hasnt been the easiest time buying a house when we reserved in November with coronvirus and bad weather. It didnt complete on time but with the current way of the world was understandable.
We was able to do all our choices and and upgrades we wanted with ease.
We was very pleased with the house and the finish with very few snags which is to be expected.
Our site Manager Andy has been great with communication, and information regarding the build, as the site is still underway we see the staff and all are very polite and friendly.
My only reason for not giving 5 stars is the communication between the nobels office staff and site staff isnt great they both say different to each other. Advice, always listen to the site manager Andy was straight with us so we knew where we was and what progress was being made.
I would recommend Nobel homes as developers but would say it is down to individual site managers, thanks Andy on our home

Avoid this company

Bought a home from noble, was a shambles from the start. Had to deal with rude and unhelpful staff throughout. Still have snags 2 years later that have never been rectified. When I contact by email or telephone I just get ignored. I’d personally stay away and give money to a much better company. Once you’ve got the keys, there’s no aftercare.

Useless management

Bought a property from Noble homes which ended up been 4 months delayed. On the 2nd day of living there I discovered a leak from the bathroom which was leaking through to the garage. The site manager then lied to me 3 times about people turning up to fix it. Instead of them turning up I had to go find tradesmen on the site myself. On the 3rd occasion he had no idea it was agreed plumbers were to fix it that day, then tried to sell me a story about some big industrial accident before then trying to change the subject to how he could smell burnt potatoes? In the end the plumbers still havnt been and Iam stuck with a bathroom I dare not use. This has been on-going for a week now and Noble Homes show no sign of taking this seriously or rectifying the issue.

Worst company I’ve ever dealt with…

Worst company I’ve ever dealt with spent £280,000 and when they’ve got your money your just a number. Aftercare service is shocking. Quality of build is shocking and they also do not comply with the deeds of covenant. Keep away 💯

Mr Hardy, as you are now fully aware with our many previous communications, we have restrictions in place in regard to the rules put upon us with Covid and the current lockdown. We are not allowed nor prepared to risk the safety of our staff on non-emergency visits to a third party property. Your snagging is far from being an emergency and those take priority. We would expect you would not want to put yourself and your children at risk either? If you have an issue with the Covid rules and regulations then we suggest you take them up with the authorities.
Once the restrictions are lifted we will recommence on non-emergency snagging in order of those that have had some respect and understanding during this unprecedented time.

9th February 2021 - With response to your reply......

The only customers that moved in before Christmas were the ones that had been waiting for completion from July onwards, when at that time we were assured our plot would be started next in that line of properties, this didn't happen and your company were aware at all times we could have signed up at any point being in such a good position but could not get a legal completion date from yourselves.
Yet more stretching of the truth, as we were told in January by the site manager that the reason ours wouldn't complete until May is, there was a problem with the utility connections, but yet your legal team said it was due to COVID but that didn't stop the rest of the site going up - only plot 13 - 16.

Don't put the onus back on customers - this is just another unhelpful and unprofessional show of bad customer services

AVOID THIS COMPANY!! DON'T BELIEVE ANYTHING THEY TELL YOU!! NO COMMON DECENCY!!
NO CUSTOMER RELATIONS!!
ABSOLUTELY AVOID AT ALL COSTS - as any cost will be yours not theirs

We had been a customer from Feb 2020 hoping to move into our new home possibly mid summer but no definite dates which was fine as our purchasers were cash buyers and didn't need to sell so none of us were in a chain as we also were cash buyers. At the first lockdown work did cease altogether - this was throughout the country so we were fine to just sit back and wait. No correspondence from Noble Homes informing of anything but fair enough no one was at work so not at problem. After the country opened up and we had been to the site and things were progressing slowly, after contacting the sales team ourselves we were informed things may take a little longer and may now be October, not a problem due to COVID this was expected. from then on the completion date went from Sept - Oct to maybe Dec - Jan, but in July we got instructions from the sales team out of the blue saying go to legal for exchange of contracts at the end of August to move in on completion in October. We were overjoyed, so were our buyers who then put their home on the market and we all made our plans to move in as instructed in October, which came and went, with no correspondence whatsoever from Noble Homes. We were visiting the site weekly to check progress at that point and our plot was still a lump of concrete in the ground. Several conversations from mid Oct to November not instigated by Nobles I had to contact them, being told not to worry there wasn't any problems, we would be in for Christmas. Obviously not, as not hearing anything then until i emailed on the 27th Dec asking for someone to contact me with any information as to what was happening.
To be told on the 8th January, a year after we had originally began our journey with Noble Homes that it was now going to be May. We have terminated our reservation with them and would advise anyone to avoid like the plague.
We and our buyers have endured significant financial implications because of their total lack of empathy, communication or understanding and have had no acknowledgement of their total incompetence.
Don't make the same mistake as us even their legal team aren't open and honest which spoke volumes and assisted us in our final decision.

PLEASE BEWARE !!!!

One should not presume that you know or understand our business, facts are reality.
All the buyers that were offered to prioritise their plot by legal exchanges, including yourselves, were given an anticipated completion date, along with a long stop date, as you are correct, we were unable to guarantee actual dates due to Covid. You didn't take up that opportunity, bar one plot, those that did, are now in their homes, fact.
Yes we did at one point have utility delays, guess what caused that, Covid, fact. All companies are suffering which causes delays and has a huge knock on effect. That is also a fact, none of these comments are lies as you keep referring too, and I don't think our legal company are too pleased with you referring to them as liars in a public arena either, but I shall leave that with them.

We are genuinely disappointed it didn't work out for you but now consider the matter closed and wish you well.

Firstly, we are glad you have acknowledged the Covid crisis, this has caused unprecedented delays from staff issues with isolation, material shortages and the whole knock-on effect to the industry as a whole, and indeed the world as we used to know it.
Dates are not given for any other reason than they are, and were, given as a best intention, extremely difficult to calculate in this fast-moving crisis amid various lockdowns, as most would acknowledge. Saying they are actual lies is a tad harsh and we refute that comment.
Due to the ongoing issues and also the large number of reservations we hold, we offered to a group of buyers, including yourself as you mention, the opportunity to exchange in advance, which would have given your plot a priority to complete before the end of the year. With the exception of only one plot, we are delighted to say all those keen and eager buyers that jumped at that chance, even after many challenges, were all safely tucked up in their new homes pre-Christmas. It is a shame you didn’t grab that opportunity as offered, for yourselves.
January came and if you look out of the window to see the inclement weather, along with the still ongoing lockdown causing further delays, we have elongated all our plot completion schedules with a worst case scenario, to the understanding of the majority of the buyers.
We are sorry it hasn’t worked out for you and wish you well.

YOU WILL NOT GET WHAT YOU ARE SOLD!!!!

Do NOT consider/buy a property from this company, we reserved a property based on the sale literature/CGI images they had provided us with, we raised numerous queries with them prior to this, and upon finally receiving a reply after numerous chasers we went ahead and reserved to buy this property.
After making a few visits to the building site of what should have been our new house, this was not as planned, brickwork had changed, the footings of the house have been built at least 3ft from pavement level, to which we have not been informed of, when confronted we were told not to worry the house will be flat to the pavement it’s just how it may look whilst it’s being built, we raised this a few days later and after going back and forth and having to speak to the actual builder on-site regarding it they confirmed what we could see....
That the house will be that high from the ground that a slope would be built out front and would need to run all along side of the house in order for this to look gradual and not steep, that the garden will not be flat, that a fence has been planned to go around instead of a wall as per photos, that when stood in the garden although it’s a 6 ft fence at the pavement side in the garden it will only seem 2/3ft and we would be able to see in our garden and over the fence, but to them that was ok because people looking from the pavement wouldn’t be able to! That there will be a telegraph pole in the actual garden even though before reservation they confirmed this is on the outside of the boundary so wouldn’t be in the garden! The photos of the house showed a kitchen island but the builder said this hasn’t been planned for so won’t be going in!

We were advised of a build date of Jan- March, and then were told Dec, then when they spoke to our Mortgage Company they said that it might even be after March!

We raised all of these issues with Noble and had to chase these up numerous times before we finally had a call and seemed to have come to a sort of settlement with regards to how things will be, even though all of these was not what we was sold on.

Whilst this was ongoing they have changed the photos on the website, which we noticed and raised with them, and because we have queried that they have changed these behind our backs, Mr Noble has since been in touch to advise that because we have got off on the wrong foot that he is now not willing to sell us the house and has cancelled our purchase!

Since the reserving of the property, the remaining houses had gone up in price by £10k-£20k however they had to honour the lower price, guessing now they’ve dropped us they can put this up a lot higher now!

The service has been absolutely shocking and Noble should not be able to carry on as they are. I just hope this review helps future buyers into not even bothering with this company.

We are now left with nowhere to live having sold ours on the basis of a Dec complete date and now have to live with family until we can find something else!

We have asked Noble for their complaints procedure and how we can take this further with no reply from them and we are currently on our 3rd chaser!

What a lovely Christmas this is going to be for us

Shocking company, don’t care about customers

House itself is alright. Poor tiling, paintwork shocking, shower not fitted properly, leak from downstairs toilet, spotlights in kitchen not put in properly, carpet not fitted down. Most of these issues have been rectified apart from paintwork and shower, oh and our tiles aren’t sealed anywhere in the bathroom to the floor.

However there customer service is ridiculously bad. They tell you what they think you want to hear rather than the truth. Our house should have been ready in December but ended up moving in in July. After they had said. “It will definitely be March, then May, then June”. They talk garbage. Also said if we paid for a double drive it wouldn’t be a “double” and would only fit one car, hence why we said no. To then find out a week before we were due to move in that it would have been a full double drive however we were missold and miscommunicated with. Noble do not care. They wanted us to pay the initial price they had quoted for the double drive plus the price for excavation even though it was an error on there part. They are a joke of company.

Not very Noble !

I have now had a response from Noble Homes stating that they are no longer the freeholder and therefore not responsible for maintenance. Whilst that may be the case ( I am checking with Moreland Estates) I find it disappointing in the extreme that it took a posting on Trustpilot to elicit a response and a poor reflection on their aftercare and concern for the customers who bought their properties in good faith. Would it have taken a lot for Chris Noble to have responded to me over two weeks ago given the seriousness of my complaint?
The following email was sent to Chris Noble, MD, The CEO of the Facilities Management Company and the The Head of Environmental Health, Sheffield on the 20th July. We have yet to receive the courtesy of an answer from Mr Noble!
This will be taken down when I consider Noble Homes have done the right thing and acknowledged that they have a responsibility for ensuring their legacy is upheld and not ignored or 'fobbed off' on someone to whom they sold the freehold to.

Dear Mr Noble
Five years ago my Mother purchased, with cash, a one bedroomed apartment from you, which was to be her “forever home” after the stressful and emotional decision to leave her previous home of over 40 years, the one she shared with my late Father. My brother and I encouraged her to move home to the safe, gated community outlined in your glossy promotional brochure, and the reassurances provided at the time by your sales manager.

Now 81, my mother finds herself living under an inordinate amount of stress due to the physical and social deterioration of Cuthbert Cooper Place. Her family is now very concerned for her health, safety and well-being.

Looking now at the vision outlined in your promotional brochure for Cuthbert Cooper Place I would find the contents laughable if the current situation wasn't so serious. I would go so far as to say it has turned out to be a breach of The Trade Descriptions Act !

The passage-ways and communal areas are litter-strewn and filthy. The communal bins are not being emptied regularly, and are often piled with old mattresses and other household waste. The lift in my mother's block has not worked for months, leaving an infirm resident on the top floor having to risk using the stairs. The Facilities Management do not answer calls from residents.

Children, who are clearly unsuited to this kind of community and type of property, are running feral around the car park, often late into the night, Noise levels are unbearable and damage is being caused. To make matters worse the children are often rude and disrespectful to residents. The entrance gates have been broken for some time (just recently repaired) resulting in cars from non-residents being parked there with the attendant safety and security risk of unauthorised access to what was portrayed as a private gated community.

Social unrest requiring Police intervention is becoming commonplace. For example, an argument between residents recently broke out which went on for some time. A number of people congregated, and damage was caused to a property. Last night a masked gang came into the community and smashed all the windows of an apartment, which is indicative of a drug related vendetta. Police later visited residents and letters have been sent with contact details to report any further incidents.

These circumstances are largely the result of your outsourcing policy with regard to Lettings and Facilities Management. Good people have left the community to be replaced by some with questionable backgrounds and lifestyles, presumably in order to fill the rental void. Your Facilities Management Company, based in London, is presumably paid quite a monthly fee yet remain negligent in their contractual duty to maintain and keep safe Cuthbert Cooper Place. It has proven almost impossible to contact anyone at the Facilities Management who is empowered to take action to address and rectify complaints.

In short, I would contend that you have created a ghetto type situation here, and I challenge you to make a site visit with me and take a moral view of this deplorable situation and assess whether its aligns with your Corporate Social Responsibility values. I look forward to receiving a prompt and meaningful response prior to considering what should be our next course of action

Hi Sue, firstly we feel for your Mum but Noble Homes have not legally owned the Freehold of this property since 2018 so we have no responsibility with the maintenance of it. Secondly, we still do have interests in some of the apartments and we completely agree with some of your comments in regard to the current maintenance of the development which has obviously gone downhill since we left. You need to direct your issues to Moreland Estate Management.
If you can kindly remove this report and redirect accordingly, we will obviously echo your comments as we have done so directly to the new owners.

Avoid at all costs, I wish we had seen the reviews before we purchased

Soon as they had our money they ignored us. They have left tons of snagging, when we tried to resolve they told us to get a solicitor! Another buyer who is quite elderly was told the same and then the following day they would be getting a restraining order on her! 60 year old, didnt understand what she had done. We've been intimidated and had several sarcastic emails from staff especially the owner. He is atrocious! I do not recommend buying from them. They are absolutely horrendous and the owner is more than happy to let you suffer once you've paid. Left us with rubble and uneven garden when told it would be level, doors are warped and not secure. The forgot to put the alarm sensors in!!! I will ensure no one I know purchased from this disgraceful company.

Terrible internal communication and after sales

Credit where credit is due - Noble do build lovely homes but their customer service once you're in the house is absolutely appalling.

Please see attached images for reference.

When choosing the extras for our home we decided not to have our rear garden turfed mainly due to the fee Noble wanted to carry this work out (we were quoted over £600) and we knew we could do it afterwards for cheaper and to our taste. Upon moving into the house we were greeted by a garden full of weeds (first image), which we didn't expect but wasn't too bothered about it due to landscaping the garden in the near future.

So a few weeks pass and I decide to tackle the weeds in preparation for the landscaping. After spending hours getting rid of the weeds I am greeted with a big pile of cement which has been disposed of at some point during the building, I presume (second & third image). I expected the weeds but I did not expect to be removed concrete from the centre of my garden.

When moving closer to the house I noticed a large amount of cigarette ends and on one occasion I removed 44 ends out of a 10ft x 10ft patch of weeds (see fourth image). I'm guessing it will have been the site workers who have disposed of these, which I have no problem with but they should be cleared before we moved in. When we asked the sales rep about she said there was a possibility it could have been our neighbours and not necessarily the site worker. However at this point we didn't have neighbours...

Once all the weeds were clear it was evident that the garden was not level (see fifth image). I had raised concerns with Noble before this about the garden but they did not seem interested. We had two separate companies out to quote us for levelling the garden - both said that the garden could never be perfectly level, which when buying I new build property you should be able to expect to do this. I raised my concerns with Noble again who advise that they would provide some more top soil for the property. I advised that this would not remedy the issue and asked if they would pay for the gardening levelled (£300) which we had been quoted. Noble advised that they would not do this, nor would they level it themselves and that the only thing they would do is provide top soil - again I advised them that this would not remedy the issue, if not only make it worse as it would cause part of the fence to be covered and in turn cause it to rot over time. So I then asked if it could be reconsidered to pay for it levelling and expressed that although it would not be perfect we would be happy with the result if they were to pay. We was then told that the have exhausted all possible avenues as it had gone to the owner of the company and that there was nothing else they could do other than offer top soil.

It seems that it is the usual case of once they have your money they could not care about you and your experience with them. If you want a house that looks like it has won Hiroshima's Garden of The Year 1945 then look no further - unless you want to pay £600+ for turf.

We also had a terrible experience not only due to this but down to lack of internal communication the day before our handover date which resulted in myself visiting Noble's office to ensure that the work was carried out in a timely manner.

So in conclusion, if you're looking to move in on the date you was assured you'd move in without almost having aneurysm ensuring that this happens as well as having a garden which is classed as acceptable I would advise using someone else other than Noble.

On a seperate issue

On a seperate issue, a pole was cut outside our house (it held flags or something) but the hollow hole wasn't sealed, it's on my driveway and my son put his hand in the hole, he's now cut himself (nothing major, very minor cut) however that's not the point, I've emailed the company and waiting a response (review subject to change based on response, i MAY be wrong in terms of who actually cut the pole)... edit to original review, i was right, noble homes did it, but not once have they apologised for what happened, typical if the company really, to elaborate more on other issues, mound of soil in garden (should have been decking as promised by sales rep) worktop out of sync with kitchen (they came to 'fix' this once and made it worse, i told them what needed doing to rectify issue but they ignored me) shower knob fell off and fixed (again, made worse) soil in back garden is only a few inch deep, rest is crap left over from building, ie, bricks, mortor, glass, wires (I even found a street sign) crack in all ceiling corners that they said they'd come back and do after a couple of month once house settled, guess what... they didn't (there's a theme here) cement stuck to back of house walls wheres it's splattered and not cleaned, exterior grouting incomplete and shoddy, couple of bricks on drive came loose within weeks, quality of front door is terrible, bowed from day one and already struggling to lock on a night (only moved in just over a year ago) couple of kitchen cabinets not fit correctly, cooker hood door grates and makes a noise when opened and closed... told me this is normal (I've worked in kitchen for 9 years, this is far from normal) cupboards either side of oven get unnaturally hot when ovens on, middle bathroom bath panel is cheap edged MDF cracked and swollen (can't simply change it because it's just panels chopped down and siliconed in!!) The bath itself 'creaks and pops' really loud and silicone is coming away around bath edge (been told by a plumber both of these are happening because the bath hasn't been secured properly inderneath) laminate in same bathroom been cut incorrectly, you can see the floor underneath on part of it. The sales rep lied about the back garden, released personal information to us about our new neighbours, gave incorrect financial advise (found out later that is a massive no no! They shouldn't even give an opinion) she told us how she didn't get along with the site manager at the last site (I can see why) extremely unprofessional

Bad, bad sales and after sales

Very, very bad, was promised a decked back garden when the house was purchased (as were our neighbour's), long story short, the sales woman lied to us, when i e-mailed the company, they were very dismissive, then i wrote a review on there facebook page, they got passive aggressive and threatened me on grounds of slander (clearly they need to look up the definition, that implies that I'm a lier, this just adds insult to injury) after 5/6 more people also left 1 star reviews, Noble homes took down the review section of the facebook page and completely ignored, a year and £600/700 later, the garden is no where near what we were promised by the company, there's other issues (still) but it's the garden that's really affected us
