Would recommend!

I have been using makeurmove as managing agent for several years, and I am very happy with them. Being an overseas landlord, I appreciate that they handle everything for us, at a much better price point than our previous agent. There are occasional hiccups of course, but the makeurmove team is always very responsive and helps resolve the issues quickly.

They’re great in most respects

They’re great in most respects. Not cheap but probably worth it. My only gripe would be
with all the on line processes which can be very difficult for the elderly and non IT savvy customers to negotiate. A letter or phone call is so much easier than a “download”or “portal” or whatever.

Inefficient processes and poor communication

Makeurmove is not a suitable agent for any landlord, especially in a fast-paced London rental market. The staff of phone were unresponsive, unprofessional and there was no open line of communication.

During our move-out, we introduced a tenant ready to move in immediately, on a 12-month contract at £250 more per month than the offer the agent had accepted. This would have meant no void period and higher rent for the landlord. Despite this, Makeurmove refused to even reconsider — even though the accepted applicant had not paid a holding deposit or engaged at all after making the offer (they have an inefficient waiting period of 3 days in a market like London ! to consider other offers).

The agent hid behind a vague reference to the Tenant Fees Act rather than applying judgement or acting in the landlord’s financial interest. There was no flexibility, no commercial thinking, and no urgency. The whole experience pf vacating was very stressful for us due to the lack of communication and delayed process from Makeurmove’s end. Even though the tenancy act does not permit collecting cleaning charges from tenants, they claimed £250 professional cleaning charges and further £250 damages (all related to previous tenants’ use of nails and fittings) from our deposit.

Landlords need proactive, decisive agents. Makeurmove is none of these in my view. I would strongly advise landlords not to appoint this agent if they care about maximising rental income, ensuring compliance and efficiency.

Our team has contacted you directly but we have not received a response. As noted in our appeal to your earlier review, we are concerned that some of the statements you have made are misleading, and we would welcome the opportunity to discuss the matter with you properly.

Your comments refer to matters relating to landlord authority and agency processes. As you were a tenant rather than a landlord, you would not have visibility of the contractual relationship between a landlord and their agent, or of the legal parameters that govern how instructions are handled. It is therefore not possible for you to accurately comment on how these processes operate behind the scenes.

Make Ur Move acts only on the lawful instructions of a landlord. That includes decisions such as which prospective tenants may proceed to referencing and whether the landlord wishes to make a claim on a deposit. Like other reputable agents, our contract for services allows us to act on a landlord’s authority—it does not permit us to make decisions in their place or act as if we were the landlord.

We also operate a flexible process for tenants who enter a fixed-term agreement and later seek to leave early. You are free to propose replacement tenants; however, the decision to accept or reject any applicant rests entirely with the landlord. We cannot override that decision.

We do not “hide behind legislation” when we explain that we cannot progress multiple applicants simultaneously. This is standard practice across the industry for ethical, legal, and data-handling reasons.

Regarding the deposit matter you referred to as “cleaning charges,” we cannot discuss specific details publicly. We are happy to speak with you directly. What can be stated is that any proposed deduction must comply with the tenancy agreement and the rules of the deposit protection scheme, based on a comparison of the condition of the property at the end of the tenancy versus the start. The landlord makes the initial decision, and the tenant may then accept, negotiate, or dispute the claim through the scheme. In this case, you accepted the outcome of that process.

Finally, when you requested an early release from your fixed-term agreement, our team supported you and helped ensure all requirements and deadlines were met so that you could vacate when you needed to. As already noted this was completed more than 6 months ago and we did not receive any comments or complaints at that time.

I love these guys

I love these guys! I’ve recommended their service to a number of friends. Proactive, friendly, efficient and flexible, they really make being a landlord so much easier. And their pricing is competitive too! My wife and I became landlords more by default than by design, so to have such a helpful guiding hand from MakeUrMove really made a difference.

Outstanding service

I have used the let only advertising and EPC services as few times and had great service. The online booking system for prospective tenants and landlord is simple and easy to use. Tenant referencing was done in 36 hours! Highly recommend and will definitely use again

Great Company for Landlord support, thank you.

I have used Makeurmove for several years they are always very helpful keeping everyone informed at all stages.
I wouldn't have stayed for several years if they did not provide a professional quality service. They form part of my business plan now and in the future they are a trusted part of my business strategy and I wouldn't hesitate recommending to any Landlord as they really support Landlords' in today's PRS market, they are really great and I believe I am lucky to have such a great company on my side.

Poor communication & lack of…

Poor communication & lack of accountability

I made an offer on a property via MakeUrMove my offer was accepted...deposit taken & references done...but due to me not providing a guarantor on time after asking what info is needed (as I have an IVA) and if I could do rent in advance my offer was then rejected because apparently, the landlord changed her mind and because after the fact I requested some requirements done before I moved into the property eg. Removal of a breakfast bar (that wasn't in the initial property pictures), a deep clean!
As a business I shouldn't have to wait a day/24 hours for a response and be penalised for the lack of communication. Yes, I'll be getting my deposit back but this is a business I would NEVER recommend or use again! I also asked to speak to a manager and was lied to about who is the owner was! Do not use MakeUrMove it's a waste of time and energy!

Good morning Juliana - as discussed with staff yesterday we understand your disappointment however this review omits some facts and also makes claims which are untrue and so we will reply to correct the information as best we can without disclosing personal details and information.

In the first instance you made an offer after registering and failing to declare details. It was only after your offer was accepted that you declared the credit issues and it was explained prior to the start of checks that the landlord would proceed and review once the applications was submitted. It was also explained on the 3rd October that a guarantor is most likely to be required and what that criteria was including income and credit status - you confirmed you had a guarantor and sot he application proceeded. You are also advised that you have 3 working days to complete all checks and provide all requested information.

Your application did not meet the criteria set to be offered a tenancy after initial checks were completed. You were asked by the reference agency for the guarantor (which you said in advance you had). You requested details about the requirements on the 9th Oct and at 10.50am the same day this information was provided to you on a call and you suggested you may prefer to offer rent in advance. The reference agency advised that you would need to contact us because they had been asked to obtain a guarantor. You did not make any contact with Make Ur Move regarding this.

Separately you had already sent a number of amendments to your offer requests that had been sent over to the landlord - this included removing fixed furniture and a full repaint of a recently renovated property.

All other checks on you were completed and updates sent to the landlord. We contacted you in advance of their feedback at the same time to chase up the guarantor as this was required and had not yet been provided. You then replied to ask if you could offer rent in advance instead of a guarantor. Yesterday afternoon after considering all information the landlord took the decision to reject the application and return your holding deposit which was communicated to you immediately and then your funds returned to you within a couple of hours.

Your application was declined because the criteria was not met to be offered a tenancy and because of the changes requested after the offer was accepted, it was declined by the landlord and communicated to you promptly.

Make Ur Move provides service and a platform to landlords and in delivering that service we engage with other stakeholders in the process including viewing applicants and tenants. We do not work for those individuals and we only follow the instructions of our landlord clients.
You have been communicated with throughout, your queries have been promptly replied to - you have utilised the platform to request changes and have been informed of outcomes in a timely manner.

The final part of your review which is factually incorrect refers to a lie told about the owner/manager. You were not lied to and cannot offer any evidence of this whereas we can offer evidence to support all of the above.

Excellent service

I cannot thank Joanne and Charlotte enough for the excellent service, there were many delays due to my tenants not speaking fluent English and it was a long drawn out process where I had very good communication from Makeurmove

What a great team at Makeurmove!

Being a first time Landlord, I had no idea how good Makeurmove were until I started to speak with friends, family and work colleagues about their experiences of dealing with letting companies and agencies. This company seem to be head and shoulders above the opposition. It can be tempting to make allowances for an online agent but there is simply no need with Makeurmove, they are simply excellent. They are courteous, responsive and efficient in responding to my needs and requests and are proactive and reliable in bringing solutions to issues I have faced. I find them simply brilliant - what a difference it makes when people care about what they do.

What more could a landlord want

As a landlord I find make ur move offer an excellent service. I have several properties all vacancies have been filled within days. The fees are much cheaper than the high street chains and they offer rent protection insurance as part of the deal. I honestly can't fault this company. Although they are online all queries are answered very quickly by a real person.

Poor online experience

Poor online experience. I could not change the 'rent share' section for a tenant to reflect a change in rent. 10 minutes later I tried to add the same tenant again (to then remove the first entry) but the 'form' would not accept this claiming I had not added a phone number, which I had. I tried to send some helpful feedback online one, but 'Captcha' failed, there was no Captcha box. I could not submit this text into the 'contact form' because of a special character a '?' I think. Time to change the webmaster. On a positive note, I have managed to get previous queries sorted on the phone.

I have contacted you personally to apologise for this frustrating experience. As explained our platform provides landlords the ability to find tenants and then use our software to manage their tenancies by purchasing a subscription or opting for a fully managed service.

Contract sending is a small part of this process and we decided to offer it as an independent service that can be completed outside the letting or management process. Unfortunately this will include some function related to other areas of the process such as reference checks. This is what rent share relates to and has no relevance to the contract, which are offered on a jointly and severally liable basis regardless of the rent shares that tenants have set between them. The second issue of adding tenants will be linked to this also as the system will not allow editing of a tenancy.

We will be withdrawing this independent service before the end of the year as we cannot commit resource to building out processes that do not constitute the core element of our service and that we have little demand for. In the meantime we will hide the rent share section to avoid confusion.

Captcha is a hidden security function on some forms and relates to our PCI & data compliance, it will fail if multiple attempts have been made to do the same thing and demonstrates that it is working correctly. We will investigate the special character issue and thank you for bringing this to our attention.

Awful online system

Awful online system. There was an option to click if there were no suitable appointments, which sends you a text link and directs you back to the exact same system / calendar. Pointless. No way to speak to anyone about anything directly.

Thank you for raising this issue, a member of the team has contacted you this morning to confirm that there was an issue with the 'request an alternative' function on the viewing booking service. This is now working correctly.
Please be aware that the calendar is set by the landlord and this is who you would be meeting so alternatives may not be available. We would recommend that you take a look at slots available in the next few days/weeks to find something that works for you on this basis.

Our operational hours are standard office hours, we have an online chat and contact us form but sadly we don't have any staff available to address your issues at 1am and no plans to make this available. Please do reach out to us on the numerous contact methods should you have any further issues, our team will respond as soon as they can and I am sure you will find them helpful.

I understand that you feel this warrants a 1 star review, this is disappointing as work very hard to maintain excellent service. An issue has rightly been identified and addressed at the earliest possible opportunity provided. We note that prior to this you have been able to book an appointment and then cancel that appointment. No way to get a hold of someone.

No way to get a hold of someone.

I called the number on right move which is disconnected and permanently hangs up.

I had to then fill out a form on the rightmove website. They then sent me a text message from a number which I can't text back or ring.

When I ring that number, i hear in a foreign accent "the namber is incorrect please check and dial again" infinently.

So I go on their website and fill out the form and get forced to make a booking to view when all I want to do is call and ask a question about the property I saw instead of wasting everyone's time by showing up to a viewing.

Our platform allows landlords to advertise their property, they provide the information listed within the particulars and then complete their online calendar to allow quick appointment booking. As a result you are directed to the online service to manage your enquiry and book a viewing should you wish to.

If you do have any questions then you can ask this of the landlord once you have requested your appointment as you will have their contact information, should you then not wish to progress the viewing you may cancel this or the landlord can.

Our SMS service is just that, you can text back and many of our users do. Of course, as it is just an SMS service, you cannot call that number. The number on Rightmove is an allocated number provided by Rightmove which diverts to our line and you will be presented with options on that line and then information to direct you to the relevant site area. We have an online chat facility that you can make use of should you have any questions about the process or platform, we also have a contact us form in which you can complete your details and send your enquiry. We cannot answer specific questions about properties or local areas as this needs to be sent to the landlord.

As a result of your feedback, we will be launching the 'Ask a question' function so that users can ask through the site and this will be sent on to the landlord.

A member of the team will contact you to find out what question you have and see if this can be directed to the landlord for a response.
