Wren provided us with a very detailed and accurate survey which ultimately led to us being able to renegotiate our purchase price at quite a significant reduction.

The Homebuyers Report prepared for us by Ben at Wren Chartered Surveyors was excellent. It was carried out promptly, giving us time to fully consider what it said. It identified issues with the apartment we were on our way to purchasing and the block in which it was situated. Ben was happy to provide clarifications and answer our questions. The report played a large part in stopping us making what for us would have a been a significant mistake

From the offset communication was easy and smooth. We requested a Homebuyers Report for a property we are in the process of purchasing.
We received the report within the timeframe promised. This gave us time to go through the report. The conversation following the report was invaluable. I learned a great deal from Ben. He discussed in great detail, the points we had not quite understood. I felt able to tell him if I had not quite understood certain terms and comfortable when I needed layman’s terms applying.
Ben also pointed us in the right direction to pursue trusted and recommended tradesmen.

The follow up report was printed, sent by post in a professional, beautifully presented booklet with a branded notebook- really nice touch!

Even after our instruction of Ben at Wren Chartered Surveyors- I still ping him an email to tap into his expertise, I trust his opinion and anyone he would affiliate with.

Ben Wigglesworth was appointed by the potential buyer for my house at Elephant and Castle to conduct a full survey on 31/08/2023.
He examined the house from inside and outside for about three and a half hours and according to the buyers the surveyor’s report stated that the house had several structural issues, the most severe being the structural issue on the front wall, the roof creep, several cracks/rafter issues and damp.
According to the buyers the surveyors general view was “this is a very expensive fix overall”.
The buyers added “We are disappointed as we love the house and location, but do not have the capacity to proceed and address these major issues”.
Finally, the surveyor’s “kind” message to me was “she might want to try to sell her house on auction”.
Because of this report the buyers decided to stand down from their offer.
I was in a state of shock for days, worrying that the house was soon going to collapse.
After I recovered from the initial shock, I approached a reputable London engineering company asking for a structural inspection of my house and their recommendations for future actions to remedy all structural issues.
The general structural inspection took place on 29th September 2023. A structural engineer accompanied by his colleague came to inspect my house and the report I received on 29th October among other points stated the following:
Front elevation (West) - Bowing at the top of the front façade but the brickwork is in good condition and the wall is stable. However, if the client requires from an aesthetic point of view to rebuild the part of the wall to make it less bowed then advice from a bricklayer should be sought.
“In conclusion, the house is in a good structural condition and there is no evidence of recent structural movements”.
I am now considering making a claim for surveyor’s professional negligence.

Ben was brilliant. He was quick to respond and get a date in the diary to conduct the survey and within a week he had returned a very clear and comprehensive report. As well as this, he offered additional guidance for a couple of first time buyers which was invaluable, and continued to offer support on how to proceed with the survey results. Would thoroughly recommend to anybody looking to buy a property.

They were so professional and high quality, can't recommend them enough. They were thorough with there analysis and took the time to explain their finding with future implications (if any).

Ben carried out a full structural survey on a house I was buying. He was really helpful and generous with his time throughout, explaining the report, and which of the issues identified were of serious concern. He was also happy to have a follow up conversation when it emerged that building consent had not been secured for a two-storey extension, and advise on another issue that emerged. I am very happy to recommend him.
