When I arrived in Amsterdam on January 20, I had already been on Funda everyday for almost 2 months searching for homes and analyzing the market from the United States. All I read about online was how competitive the market is and how there is a housing shortage and how it can take up to 6 months and many offers before your offer is accepted due to overbidding. The prevailing advice is prepare yourself for battle and don’t fall in love with any property because chances are your offer will not be accepted.
I made an appointment to meet with a local makelaar. The appointment kept shifting…meanwhile, I went back online to see about Walter Living which I had been thinking about using for months…fixed fee, access to their algorithm, online only help. By the time the IRL makelaar meeting was close, I’d already had a zoom meeting with my Walter Living agent, Emmely, and had gone to see my first apartment.
It is SO EASY to ask Walter Living to book viewings for properties I was interested in…to get the comparables…to have an idea going into the viewing of what the seller is expecting as an offer, what the market predicts, what the conservative offer or the All In offer would be…this is my dream scenario. I love numbers. I love analytics. Trends and numbers don’t lie. Average price per square meter doesn’t lie.
After walking neighborhoods and looking at the outside of places I was interested in viewing, I went to see my second apartment. And I fell in love. I fell hard. It was EVERYTHING I wanted—the neighborhood, the size, the layout, the appliances, the light.
Emmely and I strategized hard. We met at least two times online and emailed regularly to go over how to approach the offer. She was thorough and thoughtful and strategic and resourceful. She told me to write a letter to the sellers telling them what I loved about their home and explaining a bit about myself. She spoke with the selling agent multiple times before the offer deadline to make sure she understood what the sellers wanted (as much as was fair for the selling agent to share—nothing sneaky).
When she put in my offer, I knew we had done everything possible to ensure it was competitive.
AND IT WAS ACCEPTED!!!
My first offer on an apartment in Amsterdam was accepted. It was a miracle. Now I’m two weeks away from moving into my dream apartment.

We had a really good experience with Walter Living when buying an apartment in Amsterdam. It was a time when market was heated and it was complex to find a good house. What we (me and my partner) enjoyed about the service was that it was data-based and facts driven in terms of their approach to bidding in comparison with a more traditional bidding with the support of an agent. We actually felt that the price we payed was more reasonable. Additionally, the quality of service is really good: we always received the answers to our questions on time and our digital agent (Emmely van Grinsven) did a great job supporting us through all the intricacies of buying a property in the NL. Please be aware that you'll never meet your agent in person: they are not present at the viewing, building inspection or the notary.

They do check everything remotely though. I've never felt abandoned throughout the whole buying process.

Hester, our advisor was great helping us with frequent information updates and call whenever we needed. A lot of uncertainties related to inspection, notary which one might not be aware of to begin with are also communicated well so nothing comes as a surprise.
