Experience of a tenant with Urban & Rural
As a tenant we found Urban & Rural to be no more than a post box to the landlord of the property.
When we vacated the property Urban & Rural had lost our initial conditions survey and itinerary, a sign of a business without any of kind process.
The service we received felt more like a messaging service from our landlord than a business with any kind of procedure for managing tenant landlord relationships.
Our tenancy ended 11 weeks to the day of writing, Urban & Rural to date have not been able to manage the return of our deposit payment.
Unfortunately tenants do not have a choice in who manages the property they rent. With Urban & Rural just ensure you’re expectations in terms of support with even minor challenges are not to high.
Ampthill : highly professional and efficient
We have just completed a house prurchased via U&R Ampthill. There have been highly professional , efficient and facilitating. In a hot market with tight supply , the role of the agent is crucial. Both the pre and post offer coordination by Amy and Briar respectively was professional and helpful.
Urban & Rural - Luton, Marsh Road
My wife and I are Landlords seeking a Tenant Find Only Service
All was going well until an unfortunate situation occurred for the agency whereby the tenants they had found for us decided to approach another agency. The letting agents were helpful in initially finding us a potential tenant, thanks to Ashleigh and Stuart. However, when we alerted them that the tenants were now approaching another agency (to avoid fees that Urban & Rural charge, that other agencies do not - which clearly has nothing to do with us) the agency dealt with this in a very unprofessional manner. Fair enough Stuart did all the leg work for us, which we were thankful for, but the tenants looking elsewhere was out of our hands.
Nonetheless, the manager Daniel was passing messages on through Stuart, threatening if we take the tenant on through the other agency we would be obliged to pay their "fees". Little did he know, we work in the legal sector and aren't stupid enough to do so. We made it clear there would not be any fees paid as there were no agreements signed.
We further explained we played our part in letting them know that the tenants had started checks with another agency and he had the audacity to say we were favouritising the other agents. Not only that, but when we finally got on a call with Dan himself and explained there was nothing else we could do about this, he immaturely suggested we tell the other agents they had to return the tenants to Urban & Rural. His response was unprofessional and whiney, and to embarrass himself more we felt like we were a child between a bad divorce. Why would we as landlords, tell another agent to stop acting because someone else found them first??? He was prepared to ruin our reputation and create a hostile environment with other agencies and ruin a relationship with potential tenants, which makes us think he was only after the money. When we challenged him he rudely cut the line on us. We were going to request the director of the branch to give us a call, only to find out he was the Director. Only Lord knows who put him there!!
Due to the unprofessionalism on Dans part, we sent an email of dissatisfaction and requested for our property to be removed from their listing with immediate effect. The listing was removed but we received no acknowledgement, probably due to embarrassment of their own Director behaving like a child throwing a tantrum in this matter!

Urban and Rural Bletchley
Just today completed my sale with Katy at the Bletchley branch. She was absolutely brilliant at keeping things moving and reassuring us throughout! She was always reachable and made a very stressful move much easier! Would recommend them in a heartbeat!
Hassle free listing and sale
We sold my late sister's property through Urban and Rural's Milton Keynes branch. They valued the property sensibly, were competitive from a fee perspective, listed the property in 2 days and sold it the next day. Thanks to Steven and team for a job well done. He was always responsive to our buyer chasing requests as the purchaser's legal team were disorganised.
Bedford branch
Bedford branch. Awful. Just, awful. I hope every time I have contact with a new estate agent that the experience will be positive, but no. Urban and Rural Bedford. Shameful business. They have little to no interest in the properties they’re trying to sell, their admin is diabolical, and they have directly caused us heartache following an offer being accepted on a property, only to then come back and make out like it hadn’t been (it had been, they outright lied) and ask for more money on behalf of the sellers as they had a better offer (after accepting ours) ... Really? The level of communication is appalling, there are no values, just blind selling. Unprofessional. Will never view a house with these people again on principal. There are some good estate agents around but they’re few and far between. Urban and Rural Bedford are the worst I’ve come across so far.
The very worst
The very worst. Disinterested and uninformed people trying their very best to flog product to anyone who’ll bite. ‘Admin mistakes’ lead to offers being accepted, only not really: surprise we want 5k more. I can only imagine this kind of lying, deceitful, dishonest, criminally minded dung comes from the very top.
Do not market your property with Urban and Rural.

Exceptional service, I would definitely recommend
Like the previous reviewer, I would have no hesitation recommending Urban & Rural, they were exceptional.
Urban and Rural have been truly excellent throughout the whole sales cycle, from the initial meeting right through to completion.
At the initial meeting at the property Neil was very well prepared with evidence and data of similar properties in the area. He was very thorough and gave me confidence in U&R’s professionalism.
They provided 24 viewings in 2 days after which we received a number of quality offers.
The viewings were well managed and feedback was excellent.
Following acceptance of an offer Ann the Sales progressor was amazing offering frequent updates and advice, right up to completion. This was very welcome as the solicitors provided very little information.

Great Service
Firstly I must say that the previous review slaughtering Urban and Rural does not make any sense with regards to the dates mentioned. Would you leave it 9 months before getting in contact about your house sale?
Anyway, our experience - Having not had much luck selling through a rival agent (after it falling through) we put the house up with U and A. Neil photographed the property on a Thursday evening and had it advertised through Rightmove that evening. On the Friday we had two viewings with a further two scheduled for the following Monday resulting in two offers. Eight weeks later it transpired that the "buyer" could not get a mortgage so the house was relisted. Within 2 days it resold but in a short but complicated chain.
During the sale process Ann Clark was tenacious and determined in her quest for updates and information and made sure that she kept us up to date even if there was not much progress to update on. Without Ann we would have been completely in the dark and I am certain that we would not have beaten the stamp duty threshold without her. All of Anns colleagues were equally professional so a big shout out to them too. Thanks all
Beware of Urban and Rural Estate…
Beware of Urban and Rural Estate Agents - Stopsley Avoid at all cost!!!!
They make other estate agents look like Angels – no pun intended. Here goes my story of my recent dealings with them.
I made an offer on a property which was accepted after several back and forth in August 2020. A week after the offer was accepted, I was contacted by a lady called Ann Clark who introduced herself as the Sales Progressor. Ann asked if I had instructed my Lawyer and mentioned that I needed to commence with the searches to move things swiftly along. She further mentioned that the property would be remarketed if I didn’t do this. According to her, this would be seen as commitment from my end.
In September 2020, I instructed my Solicitor and put in place arrangements for a mortgage. As soon as mortgage was agreed, I contacted Ann in October 2020 to notify her of this. In addition, I asked if they seller had found a place. She mentioned that the seller was still actively looking and that I should proceed with things from my end.
Stupidly, I believed this and went ahead with instructing a building surveyor. Fast forward to June 2021 without any communications from them and now almost £1500 out of pocket, I contacted Urban and Rural today who mentioned that the seller is still actively look for a property and the decision was mine to pull out if I wanted to. My question to them was that its easier said that done when the £1500 loss is not coming out of your pocket.
I must say that that Ann Clark and her accomplice Neil spoke to me in the most demeaning way during the entire process.

Urban & Rural Dunstable
We first came across Urban & Rural, when looking to value our home when paying back our help to buy loan.
We were looking at our options to sell, or pay back the loan.
We choose Urban & Rural, as I had noticed they had sold a lot of houses on our estate.
Brad visited us and from the first meeting, we were impressed with his manner and confidence when it came to selling our home.
We had never sold a house before and the process actually filled me with dread!
We had found our next home, but the process was complicated, as it was not 100% sure we would get to purchase it. We had a very tight window and had to be in a position of SSSTC, to secure the other property. We were upfront from the beginning and Urban & Rural were actually amazing. They understood our parameters and were open and honest with potential buyers and with us.
I really cannot fault them at all, Brad and Darren had our home on the market within a few hours!
The write up and pictures were top class.
The feedback was precise, honest and quick. Lily & Brad were also amazing at showing potential buyers round our home.
I felt total trust in Urban & Rural selling my home.
We actually ended up with a concrete offer and Brad negotiated the selling price excellently.
Unfortunately, the property we wanted to purchase fell through, so this time we had to pull our house from the market.
However, we will be back in a couple of years and I would not choose any other agent to market and sell my home.
Urban & Rural gave a first class service and I cannot recommend them enough.
Good customer service was delivered…
Good customer service was delivered from the start of my transaction with the company through to end of the transaction, friendly ,courteous staff was taken along every step ,through the viewing of the property and completion of the sale. Most importantly i admire their patience as this transaction was a bit longer but at no time did they weaver in their responsibilities. Would definitely recommend them ,most importantly would commend Daniel Phillips, Darren Powell and Katie MIddlemas.

Couldn’t have asked for better service from Cathy (Estate Agent) and Ann (Sales Progressor) at the Stopsley branch. From our first viewing to completing the purchase of our first home, they kept us informed and replied very quickly to all my emails. They were also very good in chasing the sellers when I requested which meant we completed in 2 months. Highly recommend!

Newport Pagnell
The viewing in Newport Pagnell with Charlie was very good and he was interested and professional throughout, as was Daniel from the Newport Pagnell office. Sadly, the deal was then handed to Katie Middlemas, who appeared good initially, but who became disinterested when problems arose and frankly her behaviour became unprofessional and, at time times, she was sarcastic and bordering on being rude. If she gets the deals to complete, I could not recommend using this company

Excellent service. We bought a property in Westcroft in Milton Keynes in February and are very happy with their professional service.
Steven, Jonathan and the entire team was very helpful since the beginning were fast at responding to us with all the questions we had through the entire process. Our house buying process took three months due to the Covid circumstances but Steven kept us informed along the way and put us at ease. We are very grateful and thankful to the entire team at Urban and Rural in Milton Keynes and would highly recommend their service.
