Absolute scam of the century. Please do your due diligence before falling for this. The Airbnb market is beyond oversaturated, and the few areas that are still profitable are heavily regulated. The truth is most people will fail.

I completely lost respect for Chi Ta when I realized many of the “done-for-you” properties were literally within a block of each other. Imagine paying someone tens of thousands of dollars just to compete directly with their other students. That alone should tell you everything.

His so-called “white glove” service is also a complete joke. He’s been saying “I don’t have time for this, I’m doing this one last time” for the past two years while charging $40k. If it was truly the last time, it wouldn’t still be happening.

Meanwhile, a huge number of his students fail because the exact same strategy gets dumped into the exact same areas. The only person consistently making money in this setup is him.

It’s honestly sad that people looking to make a little side income end up getting sold a fantasy like this.

Working with Chi has changed my life. I joined the BnB university in 2023 and Chi has personally mentored me and instilled a faith in me I didn’t know I needed beyond my investment to take action. He’s down to earth, shows up, and has changed so many people’s lives beyond the financial, since I’ve been a part of the mission.

I joined BNB University after being sold on a “white glove” mentorship program promising expert guidance, full business setup, and ongoing support to launch a profitable business. What I actually received was the opposite: minimal engagement, incomplete services, and a complete disregard for the commitments in their own agreement.

The core of the program is supposed to be hands-on mentorship and structured onboarding. Instead, my assigned mentor failed to engage within the first few days of onboarding, key deliverables were never completed, and basic support was essentially disregarded from the very start. I made every effort to engage in good faith, responding promptly, following instructions, and giving the program a fair chance, but the services I paid for were simply not delivered. I even offered to sign a nondisclosure agreement to settle the matter quietly, yet they dismissed the offer outright. Since I never signed one, I am free to share exactly what happened.

When I exercised my contractual right to terminate for non-performance under Section 8, BNB University responded but failed to follow their own agreement and refused a refund, even though they breached their own obligations. To be clear, my first request was not even for the full amount. I proposed a pro rata refund, which reflected just a few days of onboarding and partial access to initial videos. Section 8 supported this approach, and I was willing to walk away quietly. They declined every attempt at resolution.

Their agreement also contains a chargeback clause under Section 28 that attempts to prohibit consumers from disputing charges. Under U.S. law, specifically the Fair Credit Billing Act, consumers cannot be forced to waive their right to a chargeback, and any contract clause that claims otherwise is unenforceable. Despite this, BNB University relied on that clause as a scare tactic and used Whop.com, a payment processor, to block refunds and send boilerplate responses that did not address the actual agreement. This was not an isolated misunderstanding. The way their Terms and refund practices are structured felt deliberately engineered to make refunds nearly impossible and to discourage clients from ever pursuing their rights.

That left me with no choice but to escalate through my credit card company. Despite their restrictive contract clauses and coordinated tactics, I ultimately won my case. For anyone reading, know that you still have rights under federal law and through your card network’s protections. Companies cannot take those away, no matter how strictly they word their Terms.

I documented everything, proved the breach with clear evidence, and still they contested at every step, acting in bad faith and disregarding their own agreement. That, more than anything, showed me their priorities: protecting revenue at all costs rather than honoring commitments to their clients.

If you value your money, time, and peace of mind, avoid BNB University entirely. Their marketing may be polished, but in reality the program I received failed to deliver on its promises, breached its own agreement, and relied on tactics I consider deceptive and unacceptable to fight legitimate refund requests. My hope in sharing this is not just to describe my own experience, but to help others understand they are not powerless when faced with this kind of situation.

SCAM don't sign with this program. DFY is not DFY you get a property but then you have to pitch to the landlord and if that doesn't work you have to wait another 30 days for them to find you another property. They use a software that finds them profitable properties quickly but then make you wait to cash in.

I signed up for the DFY program and after they sign you up for the property, you are on your own. There is no mentorship or close guidance and if you are actually having problems, they are not supportive. In fact, they ghosted me completely.

They pressure you to sign up for the first deal they provide you without an actual assessment of the rent and its breakdown of costs. They also say its between 10-12k to set up a place but that is an absolute lie. The total initial investment goes up to almost 25-30k.

I have had a horrible experience with Chi Ta’s team. I was given an initial estimate to open a BNB with a property I own for about 10k. Reality 25-30k. I’m not saying that everything is bad. But all they wanted to do is get money from me and upgrade for knowledge for more money to actually get rolled out, even though I invested 10k to begin with. Be careful. I had to abort because I found the representatives information to be not accurate and I wasn’t about to go any more in. I should ask for refund.

BNB University and Chi Ta have completely changed the trajectory of my life. I had always wanted to get into real estate but didn’t know where to start.
