August 2024, I purchased a 2 bed apartment in Hartland 2, through my agent. Had video call meetings with my own agent and with my Sobha sales manager. Everything was perfect.
I’ve made additional payments ahead of schedule for discount applied, this is another bonus, as other developers do not offer this.
I’ve had no issues with Sobha at all, this Easter (2025) on my holiday in Dubai I greatly enjoyed visiting the Sobha sales office. I have seen all the other upcoming developments, viewed the build tour, and visited a show apartment. So professional, very happy with my purchase and cannot wait for completion. Definitely 5 star for me.

They are making drama for the customers and all reviews fake and they are using the payment of the customer for personal purposes and not deposited in escrow account

Extremely disappointing – still waiting for my refund after 5 months

I've been waiting five months for a refund from Sobha. What started as a promising and professional experience has turned into a frustrating and disappointing one. I’ve received multiple promises via email, each time from a different person, but nothing has actually been resolved. No one takes responsibility, and despite my dedicated point of contact also escalating the issue internally, there has been no reply and no payment.

For a company with such a strong reputation in construction, this is a major red flag. If this is how things are handled from the start, it raises serious concerns about reliability and accountability.

I will be taking legal action next week. Enough is enough. I highly doubt I’m the only one going through this, and I hope this review serves as a warning. Being trustworthy isn’t just about building great properties – it’s also about how you treat your customers when issues arise.

I regret choosing Sobha. Here’s why:
• Fake Reviews: A majority of the positive reviews online appear to be bought or fake — far from the reality.
• Unprofessional Staff: Individuals like Ateev Mishra have threatened customers, and the collections team is rude and clueless.
• Post-Sales Nightmare: After booking, you’re left to deal with a dumb RM and CRM team who exist only for marketing gimmicks. There’s zero real support after the sale.
• No Internal Coordination: Every department blames the other, and customers are left suffering.
• Unfair Penalties: They slap late payment fines even when delays are clearly due to their own mismanagement.
• Toxic Work Culture: Employees seem to be fired every other day, which directly affects customer service and continuity.

Avoid Sobha unless you want stress, poor service, and no accountability

I wish I never was introduced to this company as our nightmare started here. We were introduced by Anwa Properties ( Fatima) based in London to Sobha's sales agent Nader, in London. They were able to reassure that there was no issues with deposit's refunded, in any case things change. SURE ? They were quick to get the initial deposit of 6k and then a few days later was told that the property is being taken by someone else. Basically advice is refund. Well this deposit was paid around Sept 10, 2024 and we are now end of March 2025 and still nothing. The sales agent Nader just made some excuses that they are following up and his team yet can't provide evidence. We are just being promised it will be whoever months then another month and so on. It is now more than 6 months and still fighting to get our money back.
I wanted to warn the public of this company! There is not enough money to pay for all the stress of having to keep chasing them. We did approach the Sobha Dubai base and so far at least Mear has responded but it has been like this since February and still nothing came out of it.

We primarily work with retail clients, and Sanjana has been a key figure in our approval process. She is professional, efficient, and highly effective in her role. We greatly appreciate her dedication and the positive attitude she brings to her work.

My purchase started out good at the presentation, but since I agreed to move forward the follow-up has consisted of being assigned a new broker without notice. Being sent to collections for payments made but not reconciled properly and my new representative barely reaching out unless it's requesting another payment. When it's time for money a customer will get called after that they are non existent. No online portal given to me. And I cannot escape the broker loop of having to send every communication to the broker even when they don't follow up with confirming my payment. In the states a development company with 3/5 stars would not exist. I guess business is different in different parts of the world. Know before you sign.

Despite assurances from your team that the refund would be processed promptly, I have yet to receive the funds or any concrete timeline for resolution. This has caused significant inconvenience and undermines the trust I initially placed in your company.

This company can talk but once they receive your money they will ignore you.

It is very distrustful that brokers advertise themselves as a review. This is an arena for consumers and end users.
Furthermore, as an investor, I would never recommend Sobha. They are so bad at communication. Absolutely terrible at fixing problems they create themselves.

They got paid by me in full and took 6 months to register it on the device. In the end, they write 2 times late fines. When I complain that it's not my fault, no one will listen. You contact person, the CRM staff and the help desk all owe it to the management or to each other. It is completely hopeless.

Furthermore, they talk about their own quality, it's just advertising. Several other developers are doing much better than this one.

Do not trust them, they will fool you!

Sobha is also absolutely miserable in size. They just want to sell as much as possible and make money and place as many apartments as close to each other as possible.
Those Agents deceive you in order to make as much money as possible. So be careful if you choose this developer.

I wish some one would tell me that!

I wrote this in Sep 29, 2024 and guess what

"I filed a complaint, but the person against whom the complaint was made is the one responding to my email, dismissing the issue as resolved. This raises serious concerns about the professionalism and integrity of your company. What kind of organization allows this, and what authority does this employee (Renfeng Xiong"have to treat customers with such disrespect? I will not accept this poor treatment and lack of professionalism from your company."

I booked a unit and have been paying the installments, but I've been waiting over six months for the DLD. I know I have the right to cancel my contract, but I chose to remain patient given their situation. However, I recently encountered difficulties and requested a delay on my last payment. Instead, I was informed that I would incur a fine of 7,450 AED for the delay.

When I tried to explain my circumstances, Renfeng from the collections team responded aggressively. She initially claimed I had two additional fines (1,750 and 3,500 AED), but then removed them, keeping only the 7,450 AED. This inconsistent communication has eroded my trust.

My attempts to reach her have been frustrating; she spoke to me rudely while eating and dismissed my concerns. I have never encountered someone as rude and aggressive as her. As clients, we deserve respect, and if your team cannot provide that, we don't deserve to be your customers. I have evidence of our communications, including all relevant emails.

I've reached out to several people for assistance, but have had no success. It's been difficult to get a satisfactory response. I contacted Mr. Nikhil, the Sales Manager, via WhatsApp to explain my situation, but after three weeks, he has yet to resolve the issue, despite having all the necessary information.

I cannot recommend this company to anyone. They make the process easy until you sign the contract, at which point their customer service becomes unprofessional. I will share my experience widely and advise others to avoid this company”

I wanted to rate this Company less than 1 Star, but did not see that option. As I was retiring early (at just 55) for health reasons and relocating overseas for better medical facilities and to live with my children, I decided to sell my home in my country and buy 2 Off-Plan Units (to be delivered to me after 3 and a half years) from Sobha Realty in June 2023, for investment purposes. I had no obligation to do this, or to buy from this useless company, but I acted in good faith. I travelled to Dubai for this in June 2023, met their Execs, and innocently committed. I made the down payment in good faith, and planned to pay the balance over time from the proceeds of sale of my home. Within a month of this commitment, our Govt. changed, and the new Govt devalued our currency by roughly 130%, thereby wiping out the AED or $ value of the money I had; leading to severe inflation; mass poverty; collapse of major Corporations; exit of Global Companies that had been in the country for several decades; massive unemployment, etc. I immediately alerted Sobha Realty about this easily-verifiable Force Majeure condition, and still struggled to remit almost US$300,000 at the new exchange rate to them within 6 months. When my Funds were exhausted and I could no longer pay, I wrote them severally (progressively escalating all the way to their Chairman, Mr. Ravi Menon), suggesting several ways out: consolidating my payments into one Unit; issuing the necessary Documents to me so that I could possibly find buyers and sell; their granting me a Facility at an interest rate to avoid default and until I had sold; freezing all further payments until I had sold; reversal of the transaction and my payment of a small Administrative Fee to them, etc. etc. There was NO WAY I could excise and carry the Units away when they are completed in the Sobha One Project in late 2026. In all, I wrote over 250 emails to sundry senior people in the company. With uniformity, they ignored all the FACTS and kept insisting on the scheduled payments which I could obviously no longer make. They demanded that I should execute further Documents which expressly authorized them to seize my funds if there was a default for ANY reason. Of course, I refused, referring to all my emails and the objective issues which they ignored like the ostriches that they are. In summary, their cruelty, arrogance, unprofessionalism, entitlement, ostrich behavior, etc., have worsened my health. They have now seized/ stolen all my money, claiming that I forfeited US300,000 to them !!! I no longer have my home in my country, lost a lot of money (over $500,000) to the massive and unexpected devaluation, do not have the funds I paid to Sobha Realty, and have no more Units from them, and this thieving company expects me to keep quiet. They have stolen my money (almost US $300,000) and plan to make money on the same Units twice by reselling the two Units to other Parties. Meanwhile, to burnish their dirty image, they paid GBP10m to Arsenal FC, London, for the branding of their Training Centre, as well as electronic banners around the football pitch. I am sure Arsenal does not know the reputational damage that associating with this company, Sobha Realty, will cause them. Presently, I am working with lawyers, while also submitting detailed Petitions against this Company to the UAE Authorities and Embassies. My lawyers' letters to them were even ignored, because they assume they can steal my money and nothing will happen. I will keep exposing this shameless company and fighting them until the world ends... a pathetic bunch of low lives and shameless characters. A truly HORRIBLE experience...

ITS IMPOSSIBLE FOR ANY REAL WATATE DEVELOPER TO GIVE ANYTHING …..WE WERE NOT EVEN OFFERED A GLASS OF WATER IN THEIR DUBAI HEAD OFFICE ,, what can you expect from such oversubscribed people ,, who don’t care now,,, we went to other developers in Dubai and will book our property ,, they welcomed us very very warmly
