A couple of stressful times when no feedback/update was received on a Friday over proof of buyers funds, eg ! Short notes would be useful ie 'waiting to hear' !

Many times phone lines very busy, Central Office intervened. Often waited for return call to filter through.

The delay was extremely frustrating but your staff are not proactive and did not on many occasions call us back. We only got to know by accident that they’d lost their buyer. James did say they only needed a small mortgage. We weren’t given a brochure of our property and when asked I got a few pages not even paper clipped together. The word on the street whenever it’s been mentioned is that your customers are a hindrance and your staff are not very goodThere were many other things that occurred and the solicitors you recommended for our buyers are inefficient and lazy. If I could do anything about the house buying process I would ensure that the fees charged for your service are substantially reduced as you don’t provide value for money. I’ve worked with excellent negotiators over the years so I know what I expected and didn’t receive. You Leanne are very good at your job but let down by your office.

We had used Ryder and Dutton 10 years previous in a house sale and this again was an excellent experience. This time we chose Ryder and Dutton because they were local, prompt in coming out in giving advice and we quickly established a working connection.

Good advice at every stage of the process of selling in a difficult market for a Victorian era house. All major contacts were with staff in the local office who understood the environment. Friendly approach with none of the pushy commercialism that you get with some other agents. They were great!

Buying with Ryder & Dutton was a bit of an experience of two halves. I'll start with the positives. Once we'd had an offer accepted, Nichola was super-responsive, easy to contact, and gave us timely updates from the sellers. Up until that point, James was also contactable and really clued up on what was out there. Ultimately it was his advice that meant we even considered offering on this house.

On the flip side - though I have no written evidence - I do feel strongly that James tried to play us on the day our offer was accepted. The house hadn't been viewed for weeks, then all of a sudden a mystery buyer came in and offered £10k more than us. We refused to budge, and hey presto by the end of the day the seller's had accepted our offer anyway. It's not impossible, but it seems unlikely.

Overall, I'd say my experience was good. And if I was selling, I'd probably definitely recommend them because they might get you an extra £10k.
