Lift left unfixed +3 weeks

The lift in my building in Shoreditch has now been broken for 3 weeks. There has been almost no communication as to why that is from the Ringley Group and only stalling answers when directly addressed.

This is not the first time and unfortunately fits the wider pattern of how the building is being maintained (open hatches that drip in the hallway, paint peeling off, etc). As someone who depends on this lift, this is extremely bad and causes me to replan entire days. Unfortunately, Dilara from Ringley has really made me feel like this is over all a low priority and to just live on hopes and prayers in the mean time.

Thank you for taking the time to share your feedback. We are genuinely sorry for the frustration and disruption the ongoing lift outage has caused, particularly given the impact it has had on your day-to-day life.

We would, however, like to clarify that updates regarding the lift were issued to all residents on 29 June, 8 July, 10 July and 13 July to keep everyone informed of progress as matters developed.

Following the lift engineer's initial attendance, replacement parts were identified as being required and were ordered. These took approximately one week to arrive. Unfortunately, when the engineer returned to install the new parts and recommission the lift, a separate fault was identified which required further replacement parts. Those parts have also been ordered. Throughout this process, we have been in daily contact with the lift contractor to obtain an ETA and press for the earliest possible resolution. While we appreciate how frustrating this is, the repair timescale is dependent on the availability of specialist parts and the contractor's scheduling. We have now been advised that works are due to recommence on 16 July, and we remain focused on restoring the lift to service as quickly as possible.

We are sorry if you have been left feeling that your concerns were not being treated as a priority. That has certainly not been our intention, and we appreciate how difficult this situation is for residents who rely on the lift.

In relation to your personal circumstances, we do not manage the subletting arrangements for this development and have not been provided with a Personal Emergency Evacuation Plan (PEEP) or details of any mobility assistance requirements by your landlord. We will raise this with your landlord, but in the meantime, if you require assistance accessing or leaving the building while the lift remains out of service, please contact us directly and we will arrange appropriate support wherever possible.

Regarding the wider condition of the building, we recognise that some communal areas would benefit from redecoration. Our immediate priority has been ensuring the building remains safe and compliant, and we are currently obtaining quotations for a programme of works, which includes addressing the roof hatch. In the meantime, we have instructed a deep clean of the communal areas and a carpet clean to help improve the appearance of the building while longer-term works are progressed.

We appreciate your patience during what has been a particularly challenging repair process and remain committed to keeping residents updated until the lift is fully operational again.

Recycling bins

It took a while because of difficulties in contacting Lambeth Council but our flats have now got recycling bins, which are greatly appreciated. Dilara Kara has been extremely helpful in trying to get a complicated situation resolved.

This is the worst management company…

This is the worst management company with which I have had personal experience. I suspect the 5 star reviews are fake. For example, the lift in our building in London (Shoreditch) has been broken for over two weeks, and their representative Dilara Kara keep refusing to repair it. She said that they need five days before they will answer any emails about building infrastructure, and after that time, they need over two weeks to schedule someone to come. Instead of trying to solve the problem, she gets defensive. As a result, my elderly father traveling from the United States was not even able to visit us when he came to London. The rest of the building is also poorly maintained. It is a nightmare trying to work with this company, and I suggest you avoid them if you can.

While we aim to respond to correspondence as quickly as possible, response time targets for emails do not delay emergency repairs or the management of critical building issues.

With regard to the wider condition of the building, we recognise that the communal areas would benefit from redecoration. Our immediate priority has been ensuring the building remains safe and compliant, and we are currently obtaining quotations for a programme of redecoration works, which includes addressing the roof hatch. In the meantime, a deep clean of the communal areas and carpet cleaning has been instructed to improve the appearance of the building while these longer-term works are progressed.

I just had to write a review to thank all the amazing staff on concierge in Cardiff Prospect Place and in particular the amazing Dianne who no matter how chaotic and challenging it gets she always makes such an effort to help resolve matters immediately and with such a pleasant demeanour and is an absolute gem for you guys at Ringley.

I’d also really like to point out and make special mention as my appreciation of Glyn who cleans and maintains the communal areas - someone on my floor had mucky boots!! And bless Glyn cleaned it up and to be fair always has a smile on his face and says hello whenever I see him or pass him so I’d like to commend him too - Celia x

The relationship manager

The relationship manager, Desiree, is a great asset to Ringley. She is always responsive to any issues that arise within the building, she manages 5 flats and 5 personalities with grace and diplomacy, which I am sure is hard at times. She is diligent and very knowledgeable and has been the best relationship manager that I have had in the last 30 years of living in this building. Thank you for all your efforts!

Our building Relationship Manager…

Our building Relationship Manager Desiree is a massive asset. Since she arrived a whole raft of issues that had been left for far too long are finally being addressed. She goes above and beyond in her commitment to the block, gives detailed responses to emails and issues raised and visits the site on a regular basis. She is extremely knowledgeable and really cares about doing her job for the residents and the building. She’s approachable and friendly but very strongly on the case when she needs to be. Highly recommended!

Ringlet a disgrace as a management company

They continually lie about their intentions towards our dying garden, saying they are taking remedial measures by a certain date to fix the irrigation system and then not doing so. They are a disgrace as a management company. They should be disbarred from management. This is the second year in a row that this has happened and last year we lost several trees as a result of this gross neglect.

Failure to live up to provide the service they advertise

The management company for my house has appointed Ringley as the managing agent. Despite a "100% transparency guarantee" that they put on their invoices Ringley have failed to answer basic questions about budgeted expenditure.
At the last meeting I had with the Ringley property manager I and a neighbour needed to write minutes for the meeting as Ringley failed to provide any. Ringley promised to follow up on various actions but appeared to do nothing.
