Beware of this company
This company fraudulently make you think you are dealing with The Government Land Registry. Their site looks like the real thing and only if you read the small print do you realise they are not.
They charged £55 for copies of my Land Certificate which would have only cost £14 direct from Land Registry.
More importantly the copies provided were 9 months out of date and useless for my purposes. They do not warrant even one star in my opinion.
Further to the response from OLR can i just add that I am surprised that you cannot trace my order as you have been emailing me regarding this matter. Perhaps not wishing to publicly responding to my comments.

Website is misleading and does not show…
Website is misleading and does not show that this is NOT the official UK government land registry site until after an order has been placed. I have immediately contacted them asking for my order to be withdrawn and a refund made and all my details removed from their systems. I checked all the FAQs before ordering so I believe there is deliberate intention to mislead, do not use this company.
Order No. 1381181 and. Refund request which was denied. Charged £36 for something that cost £7 from UK Gov Land Registry website.

This company is very misleading you think you are dealing with uk government land registry this company is an online conveyancing company.
I enquired on website about land i own but not registered paid £540 they sent me paperwork saw a proper solicitor who said they had sent wrong paperwork asked for my money back they hsve refused keep clear at all costs

Our Conveyancing Pack (£540) includes professional preparation of the required Land Registry forms, administrative checks, and tailored guidance throughout the application process. This fee is separate from HM Land Registry’s own statutory fees, which apply only to applications submitted directly by the applicant.
In your case, the documents were prepared, verified, and dispatched. As the service had already been completed and the documentation delivered, the order was no longer eligible for a full cancellation. Additionally, your refund request was made outside of the 14-day cooling-off period.

I had all the wrong papers sent to me, Freehold instead of Leasehold, when I questioned it they sent out a new set of papers but they were just the same.
When I asked for a no fault refund, they refunded less than half of my original payment.

Do not use this rip off company
Despite their response to review the charges this company have not made any attempt to review and still refuse a refund, they have stopped responding to me have so far done nothing. It seems they are charging for a full compliance package which they did not inform me at the of the telephone call, this is not required!!!!!!
Contacted company to change tenancy on our deeds thinking they were a government body as they .org my mistake. They charged me £540 to change the tenancy on the deeds 30 minutes after paying I contacted them to cancel, it was 16.50 they close at 5. At 9.07 the following morning they responded then refused a refund as work had already be started, that comprised of sending a form in the post. I had realised I was not dealing with HM Land Registry who would change the deeds for free. They are refusing to reply to my questions on how they justify £540 and what work had been carried out in 47 minutes that warranted £540.
Stay well clear of this company they are a complete rip off!!!

Scam company. These documents are available for no cost from the .gov.uk site. This is not the official land registry. After paying £37 online they phoned me to ask for £500 to remove a name from the deeds. This is a free service from the government site. Do not use.

Room for improvement
Early contact and service was very good but then a failure to return promised calls really let the organisation down. The service is expensive and I got the feeling that once I had paid they lost interest in my application. The solicitor they use is very poor at communicating and slow at producing required documentation.

refund refused
sales staff seem quite helpful just wanted to change name of property as listed wrong , received printed out forms decided as needed to have id confirmed by doc etc plus reg fee was way to expensive on top of three figure sum already paid , so cancelled asked for refund expected to lose a bit for printing but not the lot , refund refused even thou had too expensive as reason on refund form sent by them expected a lot better from a gov body very poor service & a expensive experience , UPDATE been informed i was dealing with a private company did not know this was never told or sent refund policy, seems paperwork was also wrong that was sent to me only wanted to change name of my property & set up a alert , form sent to me was to remove me from deeds !!! the alert i have now done for free been a very expensive lesson , be very carful dealing with this company

• The Land Registry fee is not our fee and is set entirely by HM Land Registry, based on the type of application and the property value. This fee must be paid directly to HM Land Registry and is something we do not control, collect, or profit from. These fees are publicly fixed and apply regardless of which service provider is used.
• As part of your order, we prepared and supplied the required documentation, including printed forms and guidance on ID verification (such as certification by a solicitor or professional), which is a mandatory Land Registry requirement, not something imposed by us.
• Because the service had already been fully provided and delivered, a refund was not applicable under our terms and conditions, which are explained before payment. Cancellation due to cost concerns after delivery does not qualify for a refund, and this was why your refund request was declined.

No answer during business hours
I rang at 9;58am on Friday 2 January. I didn’t get to speak to anyone. The voice message said callback during business hours which is Monday to Friday 9am to 5pm. So why didn’t anyone answer? Obviously a very poor experience
