If I could put zero that wouldn't even begin to explain the bad management of this company and poor customer relations they have, yet they charge exorbitant fees and demand payments continuously when there is nothing to pay. I pay way to much in maintenance fees to them, they are charlatans.
Zero customer service skills & no response to queries!
Constantly waste money writing letters to tenants regarding trivial matters. When these points are responded to or chased up absolutely zero response! I have been waiting for over 6 months now for an update on a query and have subsequently reported a further 3 complaints and received no response. Statements and demands for payment's are sent despite payments having been made. Probably the most inept property management company I have ever had to deal with. If you want constant service charge increases and demanding letters for payments made along with a terrible customer experience when you have queries these guys are A1!
In my experience not a good choice, avoid
In my experience, not a serious company, unable to attend the needs of residents, their administrative management numbers are not clear, their assignment of contractors is biased.
I do not recommend this company, avoid at all costs.
Exorbiant fees, section 20 notices from nowhere. They almost cost me my sale
Companies like MetroPM capitalise on their ability to demand service charge from leaseholders and charge them exorbitant fees while collecting half for what they call an "admin" fee.
After constantly exceeding their budget year on year and demanding increasing amounts of service charge for the most ridiculous reasons I finally had enough and tried to sell my flat.
My flat struggled to sell because of the 3 management companies attached to it. MetroPM were the only management company that charged me the full amount each time my sale collapsed.
Thankfully my third sale went through recently but not before Metro delayed the sale by weeks, almost costing it entirely by neglecting to provide a fire safety report in their initial management pack and then taking weeks to provide the document.
For your leaseholders sake, please don't appoint MetroPM.

Horrific service and attitude of all staff. Completely inept. In the process of trying to remove them as agents. If anyone knows who to report them to please do so...I will continue to investigate.
Not bothered...
Have had a leak/hole in my ceiling (caused by water ingress from the flat above) in New Hampton Lofts in Birmingham for over 5 months.
Metro PM have done little to resolve the problem.
Would not recommend them - seem to lack professionalism and decency.
Awful property management
Awful customer service. Waited over 6 months for a waste water leak to be repaired and still has not been complete. Extremely minimal contact with property management, Absolutely useless.
Wouldn’t Recommend
Communication is dreadful. “As and when” anyone can be bothered or a property manager is assigned - At one time was told “14 days to respond to an email” is their standard. Watch out for their fees, and lots of unnecessary funding and increases on their budget plans; including annual fire door checks - Even the Government guidelines say this is not a money making exercise, but for Metro thats exactly what it is!
Seven months without a working lift!
Seven months without a working lift in an 11 storey residential block; Metro's mismanagement of the project is off the scale and communication has been almost non-existent!
Awful
Complete lack of communication. Reports about issues within the building are routinely and persistently not actioned. No concept of how to handle other leaseholders who break the terms of the lease to the detriment of the building and the other residents living in it.
I can see that I'm not the only one with a poor experience of this company. I would urge anyone having issues with Metro PM to contact their redress scheme (The Property Ombudsman) for assistance

After numerous emails over many months sent to Metro PM to establish what they are going to do regarding abondonded vehicles left in shared car park I have had no response, what am I paying the Estate Management fee for ?

I have been trying to contact the company for a month in regards to extending the lease on my house with the only response I got was that someone would be in touch soon. Still no response several weeks later

Are you still trading, please? You have not replied to any of our recent correspondence. We need to talk with you about concerns we have with the buildings you manage for us.
Cannot and would not recomment
Failure on many levels including repairs, communication, attendance, activity, fulfillment. Basically everything except demanding money from residents.
Seemingly charging for services that are not apparent or supplied.
Very very poor service and company.
Useless Managing Agent
Unfortunately, the Board of Directors who represent the block of apartments I live in opted to trust Metro PM to be our managing agent.
A few things are complex about the block of apartments here (New Hampton Lofts) but in general, things have worsened under their management. Lifts have remained out of service (more than three months) and communication is ad-hoc and sometimes non-existent.
I’m hoping the contract is not renewed.
