Poor or non-existent customer service and lack of accountability
I have reviewed them about a year ago and mentioned that they have not made my corporate account active citing pending verification. Unfortunately, there is absolutely no change to the status even today. Here is the full timeline:
7th April 2021 - Created my account. Paid £ 350 for getting LEI (Legal Entity Identifier) which is a pre-requisite for creating a corporate investor account on their platform.
26th April 2021- Informed them about verification still not being complete.
27th May 2021 - Informed them again about verification still not being complete.
21st December 2021 - Informed them again about verification still not being complete. Also, explained to them about this costing in terms of annual cost of LEI which was solely incurred for the purpose of getting this account.
The above timelines are based on the mails that I have written and in my record though I don't have record of countless calls and voice messages left. Consider this as a sample of their customer service ethos:
- There has been no communication explaining why verification is taking this long or what information is missing to complete their verification.
- No willingness to give timelines except for the standard response "verification is complex process and we are working on it".
- No response since the last mail on 21st December 2021 when I wrote to them to either complete the verification / give reasons for non-verification or reimburse the cost of LEI procurement.
Work with these guys at your own peril!
I have forwarded my mail on 21st December as requested by Simon Draper-Coates today on 14th June 2022.

Professional with good return
Invested in a high(er) risk mezzanine loan on a development through Property Partner. Despite delays due to Covid, they kept me informed of the build and financial progress of the development and loan. The loan was repaid late with 100% capital, interest and default interest paid in full. Only wished I’d invested more! Good job Property Partner

Not the worst P2P site I have invested in
I started investing with Property Partner in 2016.
Assuming no further significant reductions in the value of the portfolio, eventually I may just about get back all of the money that I invested but this is likely to take many more years.
Experience suggests that it is more likely that costs will gradually erode the investment and selling at a significant discount sooner rather than later may be the best way to curtail losses.
9-Nov-22: Continues to deteriorate. Difficult to think of anything positive to say about this platform. From 2 to 1 star.
28-Mar-24: Even worse. Very slight hope of getting back half the capital invested.

Good platform and easy to use. Good variety of properties to invest in. Overcoming the nasty surprises (such as increased costs and poor property performance) of a few years ago when it was in different ownership

£200 down over the 5 years. Hopeless.
Invested £1000 over five years ago on a property in West Drayton.
Five years later they can't even make a profit, even with property prices going up through the roof recently! Overall over £200 down over the 5 years. Hopeless.

Invested in a London property. After 5 years and an insanely protracted process to sell it that took unjustifiably long with terrible information availability, the end result was they've managed to only very narrowly make any money. In London! And heaven knows when I'll actually get any cash back. Avoid, avoid, avoid.

Website feels slightly clunky
Website feels slightly clunky, could be more intuitive. It might be time to consider having an app.
Poor results
Investments made via Property Partner have not fared well over the last few years with virtually all providing negative results, some quite substantially. In the meantime over the same period, my personal investments in property outside of Property Partner have done incredibly well. I only experimented with a small amount spread over several developments on Property Partner to see how it worked - the idea is good but something is wrong here so not tempted to do more.

How are they _this_ bad?
In a market that has increased ~28% since I started investing with PP, how in the heck have these people reduced my investment by 20%???
AVOID AVOID AVOID. Buy REITS on Freetrade instead.

The recent revaluation has improved…
The recent revaluation has improved things and my portfolio is worth more than I paid for it.
I like to give constructive criticism when writing reviews, and to that end I would suggest that they should be more open over costs, in particular repairs and maintenance, and lettings fees. Currently they simply give a single figure in 'Outgoings' but do not say what these are. How do we know whether we a getting value for money. These are our properties, not theirs and we have a right to know.
I have no problems with the operations…
I have no problems with the operations of Property Partner as such - the website is detailed, easy to use, transactions always proceed smoothly, and regular updates are provided - but the reality, as an investment vehicle, is that it is not that great. Dividends paid are attractive, given interest rates elsewhere, but the capital risks inherent in the differentials between buying and selling prices soon erode into that. Selling prices are also generally quite a bit below the valuation given by PP, which is perhaps odd given the reported large increases in property values in general over the past 12-18 months. This, of course, is simply human nature, not a failing on the part of PP.

It is a great website with just one thing I would change. Which is the ability to have a sliding scale for how much in percentage to reinvest of your dividend’s and how much to take as cash. Again apart from that brilliant website and one i took a gamble with when it first began and was launched.
Absolute Trash!
Absolute trash! Some investments in my portfolio are down 33.61% seriously?! and overall the portfolio is negative, how is that even possible in current market conditions? Who is making the investment decisions at this company? Returns are slim at best. Very poor for the smaller investor. Avoid....

Good set-up for Property Partner but not for investors
This is one of those potentially good ideas which in practice is only good for those running it. As others have said, profits on any of their properties are rare. This is mainly because of fees charged, in particular by PP and a host of other parties - managing agents, accountants, valuers etc. - and valuations which are usually shown to be wrong irl. They also have a habit of arbitrarily changing exit plans so, for example, instead of selling a group of properties together, they decide to sell them one at a time so the exit happens over several years. An investor who wants out then has to sell on their resale market at a substantial discount.

Easy to understand and use
Easy to understand and use. Lots of information available before investing. My only criticism is the amount of time it takes when properties are sold.
Very disappointed
I invested over £30K in properties with Property Partner since in 2016. While I have not lost money the returns have been minimal compared to the general property market. I would have been better off putting my money in premium bonds. I am very disappointed with my returns and with the communications from Property Partner.

Great service.
Not very good
Platform looks shiny and enticing and I was excited about investing back in 2015. Like others, I am extremely disappointed. Withheld dividends and insufficient communication are just 2 examples. The majority voted to sell one of the properties I hold. On the date the funds were expected (28th Feb), we received an email advising 'Property Partner are seeking guidance on procedures from the HMRC and cannot provide a date when shareholders' funds will be returned'. It's been almost 7 years since purchase. So much for the 5-year exit! What's with the mysterious communication? Haven't you sold other properties? Why are the HMRC interested? What have you done wrong? Sorry, but I've lost trust. No further investments from me.
